    Would anyone be interested in us explaining about the 1951 rule that many believe means they can live in an old barn/farm/quinta? ....being built before 1951 does not mean you can live in the building as a house, there is a lot of misinformation being talked about this here on CZcams.

      @@houdammari9809 This property, no, you need to invest several hundred thousand Euros before eligible for golden visa, and i believe they are or have stopped it now.

    It's a pretty tidy, mold-free looking *liveable* *in-town* house with bags of potential, a few mere steps from the pasteleria and the fonte💦, and as you said every essential amenity.
    Minus a few more-immediate items that need tending to (window, bowed ceiling boards, etc), this is pretty much exactly what i'd like -- to be able to walk to the market, post office, ATM, everything. And the village has bus sevice, too!
    Do you know anything about the beam supports i think i saw near the back stairs of the ground floor?

    pretty neat townhouse and quite good price... seen plenty way more overpriced ruins but this could be made super liveable very fast

      Agree most 'ruins' or 'quintas' for sale are overpriced..The other problem is 99% of the small ruins 'quintas' we see for sale with land, even built before 1951 can not be lived in permanently as a home, once the owners install bathrooms and kitchens they dont realise they have changed the 'use' of the barn and would then need planning permission to live in it and will need to change the use from 'agricultural support building' into a 'rural construction' with 'habitation' licence.
      Our best advice to anyone is do not believe what the estate agents tell you...'' you can live here and build what you like '' it is not true in 99% of cases, we suggest a visit and written confirmation from the city council regarding habitation rights before making any offers on a ruin.

      @@FontedaPipaPortugueseFarmLife yeah and it is quite annoying they call it "a farm" when it is practically just a "plot of land"... a farm includes a building everywhere in the world (except Portugal for some reason)
      I have been in contact with a few agents... and either you don't hear back or they don't even answer your question or they try to sell you another property than the one you asked on... highly frustrating.
      I have been looking for an "el cheapo" plot to simply park a caravan on, pref with some kind of water on, even a season stream or small spring... that I can work with... while I save up for "the one piece of land of paradise" and there is plenty listed but getting them to reply is like prying a dead mans fingers open...
      I figured it was cheaper to do that, than rent a place for a couple of years. While saving up... But it's very slow going.
      It also seems like something are way overpriced since they hope some foolish foreigner will fall for it... like one property was €10/sq m... it did have a tiny slice of urban on it... but it was on the top of a steep slope with no road access at the top, you would have to use the roadaccess at the bottom, and hike up to the top... and it was like 40-50sq m area total that was urban, rest was non-building permitted.
      Another one wanted €20.000 for a 30sq m ruin, without roof, no doors/windows and the floor inside was rotted away and there was trees growing inside... and there was no garden area... 20 grand for that? like holy moses...

      @LiLBitsDK I think most agents, not all, will tell anyone anything just to make the sale.
      Because of all the different articles, rustic, urban etc etc it does effect prices and to be fair anywhere becoming popular will always see an increase in prices, same as old cars etc, once not worth much but when the demand starts the prices go up.
      I would investigate your idea of a caravan on a piece of land, the caravan will need planning permission to just keep it on your land, then living in it will bring other problems.
      For example the firemen have been posting on Facebook asking for all foreigners to register their lands so they know where they are, they are not getting responses because people should not be living there and worry they will get in trouble, the problem is if the firemen do not know where legal people live when i fire comes they will not know where you live to come and save you.

      on facebook? any special groups they use for that? that could be of interest for people wanting to move there?
      and yeah the plan is to contact the local goverment too when I find an interesting place and tell them what the plan is. so it is all honky dory... no reason to get in trouble with the people when you want to move to the area ;-)

    Prices are great compared to UK at the moment but be aware in some houses the thigh tiles will need doing, there might be rot in beams, electrics might all need replacing etc etc.. .. Think of double the sellers price. (**Not speaking of this one because I do not know)

    It's the first like this i've seen in 2.5 yrs of following Central Portugul immigrants' channels that is still affordable and in liveable condition that wouldn't set off my asthma.

      This is a pretty normal price for a village house, also it is being sold privately so no agents to inflate the price.
      Most of the 'quintas' you see for sale even built before 1951 are not able to be lived in full time, they are only agricultural support buildings which makes this house an even better price.

      You can park right outside, lots of on-street parking like most village houses in Portugal.

      @Zaur Abkhazi I agree, that is a good plan, live like a local, house in the town/village and an olive grove, fruit orchard and vegetable plot in the countryside to supply the kitchen table.
      That house is big enough to take down the lean too extension at the back and create a courtyard garden, or fix a flat roof to create a balcony garden.

    I lives in lisbon and locked my file recently i do not have a TRC card yet.
    Am i eligible to buy property in Central portugal or do i have to wait until i do get my TRC card?

      Hi Bobby, all you need is a NIF number to purchase a property, i suggest you check the property with a solicitor before making an offer anyway so a solicitor should also be able to advise you further👍
