    This is good example of why you shouldn't waive your home inspection when you are buying a home. You never know what you will find when you open up the attic hatch. Rodents, batts, bee's nests, birds nesting, racoons nesting... all of these things could be living in your attic including MOLD.
    Mold can be a hidden and costly expense. The house may look good on the inside but don't be fooled, especially by flipped homes, with new kitchens, bathrooms, carpet and paint.

    What is Mold?
    Molds are microscopic fungi that are found almost everywhere, inside and outdoors, year round. Sensitivity to mold varies from person to person. One person may react severely to levels that would cause no symptoms in another. Most susceptible to mold are infants & children, elderly, immune compromised people and people with respiratory problems such as allergies and asthma.
    Exposure to mold & mold spores can cause a range of allergic reactions such as eye irritation, runny nose, sore throat, sneezing, nasal and sinus congestion, coughing, sneezing, difficulty breaking, rhinitis asthmatic episodes, headaches & fatigue.
    Molds act as nature’s decomposers breaking down organic matter, and can be many colors - white, orange, green, or black. Molds release spores into the air, which then enter our homes through windows, doors, cracks, and vents. Old spores can also be carried in on clothing pets and foot traffic. 1 type of black mold is called Stachybotrys. It is rare, white or greenish-black to black mold that grows on materials with high cellulose content that has been wet for several days. Cellulose rich materials include drywall, wood, paper, and drop ceiling tiles.
    There a scenario that happens on many residential homes called "Stack Effect". "Stack Effect" is when the attic of the structure gets to over 120 degrees during a hot summer and cannot vent due to inadequate roof ventilation. It draws up the moisture from the basement or a crawlspace. The "Effect" pulls all the moisture from the areas below up into the structural areas causing damage & mold.
    The best way to control mold is to control the moisture. Stopping the source of the water or humidity is the most important step in cleanup and prevention.
    Things you can do to prevent mold:
    -Not all moisture problems are the result of leaks, condensation or floods. Humidity levels above 60 percent can promote mold growth. In humid months, try using an air conditioner or dehumidifiers to keep the humidity in your home below 50 %
    -Exhaust showers, baths, and cooking areas to allow steam to escape outdoor. Also, be sure your clothes dryer is vented outdoors and avoid regular drying of your clothing on indoor drying lines or racks.
    -Promptly attend to leaking pipes, flooded basements, roof leaks, ice dams, and other sources of water infiltration
    -Humidifiers increase the moisture in your homes. If you use a humidifier, ensure that it is set properly to prevent excessive humidity.
    -Insulate pipes and install chimney liners to prevent condensation
    -Put a plastic cover over dirt in crawlspaces to prevent moisture coming up from the ground
    -Use area rugs on concrete floors that can be taken up and washed often. A vapor barrier may be necessary if carpet is installed over concrete.
