    This video has convinced me that if I ever come into a lot of money, I'm buying a small, very nice house in a normal climate rather than a mcmansion in Florida.

      Also... keep about five or six feet between outside a/c units. If you have them drowning in each others heat, they just don't do well. The absolute worst setup I have seen in my life was a place with four units - all a foot apart and maybe a foot from the wall, and on a roofed side porch [which served as a heat trap unless wind came from the right direction...which was generally in winter]. You could not full charge all units or they would trip offline on high head pressure. Undercharged, head pressures ran about 25psi over normal [for the refrigerant used]. Evaporator temp [derived from suction pressure] ran near 34/35 degrees to cope with the horrible arrangement. And undercharged is under capacity - collectively, the place was missing 2tons of cooling as evaporation was finished about 60% into evaporator coils. You can tell by where the condensation stops. All outside units were replaced [each with an extra 1/2 ton capacity] and a vent fan installed to clear out waste heat.
      But if buying anything these days... the realtor tour is a warm up act. Find out if a)property is in a 100 year flood plain [fema maps are handy] and b)better get ahold of architectural drawings with all details - home inspection services are cursory. Outside wall stud thickess matters in hurricane country and also... insulation details. After buying, I discovered that behind my brick cladding was styrofoam with taped joints and... no wrap/no shear wall of any type [plywood or osb]. To correct this, I am going to have to remove brick, fill framing with rockwool [it stands up instead of collapsing like fiberglass], sheath with plywood & wrap, insulate again [using XPS foam and jointed using foam adhesive - 1" is about all I have room for as framed], then I get to reinstall brick. If I could build my own home today... I would frame outside walls with minimum 2x6, and setback would allow for 2" XPS foam plus drainage mat to go behind brick.
      Bonus: NEVER install vinyl wall paper on an exterior wall, wherever you live.

      @@jorgejiminez-rk1uu Freddy's house is over 5 acres and cost around that much. The thing is prices haven't changed much, it's just that houses have gotten way bigger. A normal house now is 3k square foot, whereas in the 80s a normal house was 1k square foot. In China it's 400 square foot.

    I work as a mechanical engineer in the MEP industry. I would say that you should hold off the replacing your AC. Do a proper sizing. Your insulation and glass mighve deteriorated over time and now would need more cooling load to cool your house. I would also suggest that you switch to a VRF/ VRF heat recovery system. Since you have a big house and you don't use all of it, it will be easy tocreate zones and save some money in the running costs. VRF systems are mostly ductless so you don't need to bring any ducts in from outside(unless you need fresh outside air for air quality requirements). I worked in NYC and a lot of the buildings are switching to VRF/ VRV as they are efficient, fully electric and easy to install. Taking care of insulation is expensive due to the initial cost but is worth it in the long run. You might also need a dehumidifier integrated to your ac system to take care of molds and drippings. (Edit: normally vrf means vrf heat pump which can either do cooling or heating at time and not both at the same time . A vrf heat recovery system can do both heating and cooling at the same time)

      @@jasonfabrick9308 First clue to what is wrong with his AC; the house was built and had HVAC installed that was "relevant" to the building codes of that time, so it isn't going to meet today's codes at all. Changing just part of the twenty or so tons- 240,000 btu of cooling equipment- won't much effect the rest. Salmon, you are on the right track but the price to do this means changing virtually the entire system, may involve serious duct changes and structural problems- try 30 k is not an unreasonable sum for such a task for a house this size. I'd say junk the entire system he has and much of it's duct work and go with the mini splits; there are five tone versions that will run four or five different inside evaporators, as well as in ceiling ton evap units to recuse the architectural effects, and there are many that are heat pumps to boot. And, at a guess, this might need a budget more like under $20 K. But that is a guess and I don't work in Florida, so lots of salt on that.. The windows and closures are definitely suspect in a house that old, but may need to be handled as more of the house is remodeled/ renovated.

      Bro I can even tell you how many people buy way to heavy of a AC unit for there tiny house just because they don’t wanna check there insulation. Example I wanted my garage to be warmer and cooler so instead of a mini split I cut off the drywall checked the installation and it had “fallen out” and wasn’t insulating anymore, added the proper thickness and R rating insulation and the temp dropped 10 degrees in the summer and about 15-20 degrees warmer in the winter

      He should change to a heat pump from daikin. That way he can use it for cold. And also heat up the water for showers. So with 1 amazing system you can solve all the problems. I use that in a hospital. Also you can aplly solar panels, your cost with eletricity will go down a lot

      It's because it has so many things. Pool area, huge house, outside grill area. Really makes you wonder why would someone want a house where even cutting and maintaining the grass needs to be done by a gardener because there's so much of it.

    You need to watch Matt Risingers The Build show so you can learn what is needed to make your house legitimately energy efficient. I’m not talking windows and high see HVAC.
    I’m talking properly air sealing and insulating your entire building envelope. We built a house in the hot humid south and I barely have to run my AC due to using the latest building science principles. It’s 97 today and 95 humidity. You need to do a total home energy retrofit. I’ve done that before too.

      I watch Matt's show and for the most part, and at least for the past couple of years, it's a giant commercial. Seems like every episode is sponsored by whatever he's installing. He seems pretty on top of things but I have no faith that he'd give an unbiased opinion.

      @@Ed-ui2qe Just like anything do your due diligence. Im speaking specifically about the building science though. Not just what products to use. Get an energy audit. Air seal and insulate to the best of your ability. Use exterior insulation and radiant barriers if possible. Get a competent HVAC person that will work with your engineer to prowl;y size a system for a properly air sealed and insulated house. Not easy to find. I worked with an engineer to do a total home energy retrofit on my last house and then we did one from the ground up on my current home. It was the smartest decision of my life solely based on comfort. It is of course great to have energy bills that are less than that of homes that are 1/3 the sq ft of my home in surrounding areas.

      The part they leave out of all those videos is the cost. Nobody does it because spending you end up spending $50,000 or way more on all that and save $100 a month on your power bill. Same with windows... you really don't end up saving any more unless they are really old and bad.

    The breaker rule is. If it tripped once you are safe to turn it on again in a few minutes. If it trips again right away or something catches on fire then call an electrician.

      If it doesn't have a hard start on it, throw in a supco spp6. They're like $12, sometimes the old compressors have a really hard starts and the draw is tripping that breaker. A cheap hard start capacitor sometimes can salvage old AC's for a year or more. Also checking the capacitor, contactor and compressor with a multi-meter is a good thing to do before calling your local HVAC guy who will either charge you an arm and a leg or try to convince you to replace it.

      I agree with pumping out of the lake but two things first: This is central Florida and the water in that lake could be brackish, salty, enough to kill the lawn. It just needs to be tested. Secondly, this is central Florida where Home Owners Associations make up all kinds of ridiculous rules about what you can and can't do with your own property and the community property - the lake. He doesn't say, he's in a HOA but upscale "communities" in Florida are famous for restrictive HOAs.

      I live in Florida
      If you were to ignore the grass and plant fruit trees with no maintenance, in 1 year in Florida your yard would be 2 foot or more deep grass and Mimosa trees with blighted and not fruit bearing fruit trees.

It brings insane amounts of wild animals onto the property and surrounding, it smells like absolute garbage when u let them drop and not pick them up, and I’m sorry but if u look at the people who do those “natural lawns” there whole house is a mess and falling apart with tells me everything I need to kno 🤣

    I bought an 880 square foot house last year in Wichita, KS and my A/C died a few months later (of course) and they wanted (4 different companies) $6000 - $7000 to replace it. I opted to buy 3 window units at Lowes's for $780 total and installed them myself and they work just fine. Electric bill was the same for June compared to last year's.

    Freddie, don't take down the tree if you are just going to build a huge access ramp/slope - take down the wall. It will be cheaper and you retain the shade of the tree too. The tree roots will also stabilise the access ramp/slope.

    Maintaining a lawn is the most time-consuming thing in the garden. The lawn constantly requires work, watering, fertilizing, mowing, scarifying, aerating... In addition, grass is the least ecological option in the garden. I suggest making a beautiful flower bed with shrubs, you will have less work, more fresh air, lower temperatures, a nicer view and pollinators will be happy. Hire a landscape architect, let him design a beautiful garden with less grass, pay more, but then maintenance will be easier and cheaper.

      those guys that mow lawns in Florida hate weeding, so it's hugely expensive to maintain flower beds.
      GRASS is best in Florida, mow it weekly or more

      @@ed_cetera Before planting, we put agrotextile, preferably one that decomposes biologically after a few years. Then we cover it with a layer of bark. No weeds grow through this layer. Of course, the bushes need to be trimmed or fertilized twice a year, but it is much less work than a lawn. I say this from experience, I have a very nice lawn, but that's because I work on it at least twice a week... such fun is not for everyone. I'm starting to limit mine by planting more and more large plants.

      ​​​​@@Babun448 I had a lawn business in Jacksonville for 15 years. The biggest gimmick in the landscape industry is weed mat. I don't care what you lay down , anything that ends up on top of it decomposes and turns to soil. Weeds then grow on top. Weeds grow in cracks on concrete. Grass is the cheapest landscape to take care of in Fl. Water , sun weed&feed when it's a temp below 85 degrees and decent soil and really important, change your mowing pattern EVERY time you cut so you do not develop ruts where the mower runs.

    You need to have someone come in and professionally insulate that house. Blow insulation into all of the crawl spaces, attic spaces, make sure you have roof vents (to vent the hot air properly), etc. You also need to make certain the outside unit has been cleaned (you turn the system off, pull the HVAC breaker, take the top off of the unit and set it to the side, then use your hose to spray it from the inside out). If your attic spaces are getting extremely hot, then your AC is never going to keep up. Spray foam insulation to the underside of the roof is the best way to combat this, because then your entire attic is insulated from the outside, and the ducting and unit itself aren't having to fight all that heat to keep your house cool.
    Next, because it's such an old house, are air gaps and leaky windows and doors. You need to go around to every door and window and make sure they're properly sealed. New seals can be installed throughout.

    Check your attic insulation. If you touch your ceiling drywall and it’s warm add more blown in attic insulation. It will help your ac out.

      "Blown in"? Mate, that roof needs to be ripped off and rebuilt entirely. It's one of those plywood&glued ones. For when the builder asks "And how would you like your roof sir?" and the previous owner went "I would like it to be a giant oven please". 😆

    I agree don't cut down any trees, try to keep as many as you can as they provide shade and cooling for your home... Trim them underneath and cut the branches out inside so air travels thru... With Your Spa or Hot Tub, first find out if its connected to Your pool as some are... There is pool mode which diverts all water from the Hot Tub back into the pool.. The water you are filling it with may well be draining back into your pool... Most of the time leaks are cause by a circulating pump... It can also be o-ring seals at the drain plug , a leak around the unions and fittings.. the diverters or check valves...       @@almondnine Tree roots will take the path of the least resistance, often growing along the side of the foundation... They can't penetrate the concrete directly... The trees main root system got under the concrete wall and tipped it over because the tree was planted right beside it, but it didn't crack it because there was no weight on it... Freddie's said His house has a basement... Tree Roots would have to dig down and get underneath the basement wall 8 to 10 feet... The only reason they would do this is if there was a leak or a water source underneath the foundation... A foundation breaks or cracks when the roots loosen the soil up and make it shift. This shifting can create huge air pockets where the foundation is basically resting on nothing.... It is the weight of the house which cracks the foundation... Concrete has great compression strength at 2500 to 5000 psi but has a much lower tensile strength at around 300-700 psi... If large tree roots grew underneath the foundation the concrete could crack because it's being placed under tension from the weight of the house, not compression.... It is the same principle if you put a stepping stone down you drive a car over it as long as it is on something flat, hard and level it won't break, but if you place a stick underneath it of a similar thickness the stone will break right in half...

    Teflon tape on the connectors. Anytime you get new hoses, taps etc... use 7 wraps of Teflon tape it also helps keep the connectors from corrosion

    Freddie - one thing you may want to do in the future as the central units fail, is look at ductless mini splits; you can remove all the ducting from the house over time, and zone the units for each portion of the house(s) over time. There are DIY units from Mr. Cool that you can do yourself with an electrician's help. Biggest challenge for you is the brick walls, which will be a bit of a challenge to drill through compared to a wood/vinyl exterior house. Also depending on your state, there may be mini split rebates for you; also, they use less power than the central air units.

    Docks can be floating, you know (and are *very* common where I live, in part because our lakes can freeze). No need to worry about supports. Just get it anchored properly.

    The tower is for a televison antenna. Back in the day, this antenna was used to receive over-the-air televison signals. Growing up in a rural area, our antenna had a rotor so we could point it toward the source of the TV signal.

      I had to take one out of my back yard. We cut two poles with a sawsall and pulled on the third remaining pole and it slowly bent down. It doesn't weight much at all 8)

    For your yard that has dead patches, sometimes the soil is missing certain nutrients in it, try buying a couple bags of soil of your choice, and start topping it with a semi thick layer of soil, throw some grass seed and water it daily for about a week! once it starts raining again you should see a HUGE difference

      Tavarish, Outdoor kitchens are simple... and way expensive if you let a company do it for you. Watch some youtube videos and go to town. You can even make videos on the work. You already have the plumbing for the sink which is usually the pricey stuff.

    As an hvac tech, that ac that you think is “too small” is most likely not, it looks like a 3 ton, and those older houses with large additions and renovations are super difficult to work with, the ventilation and the way the duct is ran, sizes, static duct pressure and layout, and duct sealant has a huge effect on the efficiency of the heat it pulls from the house. It will be an expensive ride along I can sense, good luck!

      @@Enemy172 old underground duct was normally always square, still is common but it needs 3 inch cement surrounding with insulation sandwitched, or special (i believe double walled) round duct that is galvanized, has flanges and gaskets like commercial. All of this duct needs to be pitched toward one of sometimes many drain locations for condensation drainage. If not done properly, rust and deterioration most likely will form allowing air leaks and critters

      Uh, no, just no. A US code-complaint double plywood wall has a Rc rating of around 1, 1.5 if you're lucky.
      For reference, the minimum value of any surface here is 3.5, more than twice as good.
      A wall must have a value of 4.5, more than three times as good.
      So his wall lets in heat about 3x quicker than a code-compliant wall here.
      His roof lets in heat about 6x quicker than a code-complaint roof.
      Meaning if the house was done proper, he could remove 3 of his ACs and still have better cooling than he has now.

    For the bomb shelter, you should send a drone (with a light or lowlight camera) down and explore it that way - because sending a person down there is way too dangerous.

    You need to install an irrigation system to take care of your lawn when it does not rain. After so many years of doing my own lawn, I finally got a automatic irrigation system and the grass looks great even when I growing new grass. Let me also add that you are using the cheapest hoses for outside water stuff. The green hoses such and leak like crazy whereas the flex-yellow is the best out there plus there are the black flex and weather proof hoses.

    I once had a similar "dead animal" problem in my house. Looked high and low, figuring that it must have been a dead dog or raccoon or at the very least a cat to cause that much stink. Lasted an entire summer before the overpowering stink simmered down. Couldn't find the source. The next year I was doing some kitchen renovation, and pulled up some weak flooring underlayment, and finally found the source of the stink: One tiny, little, dead mouse.
    You can get a lot of stink from a little animal.

    Good luck with all of that. It’s a great space full of opportunities. I live in Westchester Cty NY with a lot of woods around me and have to deal with the mice getting into the ceiling, particularly in my finished basement and although we have trapped a small army of mice, some undoubtedly end up dying in the ceiling and as was stated, it doesn’t take too long for it to dry up and turn into jerky. Of course, if you’ve got a raccoon or large mammal, that ain’t drying up so fast. Speaking of snakes, I’d be more worried about the poisonous snakes and spiders in that bomb shelter than a palmetto bug (“southern cockroach”). Looking forward to your home updates.

    Regarding your AC. I had the same issue with my outside unit. Decided to open it up. It would spin when I bridged the gap with a screwdriver, so I knew it was good mechanically. Ended up being a $35 capacitor that had blown. Went from blowing warm air in PA August heat with 50% humidity to being so cold that snowmen shiver.

    I remember the first video of the house and at the time I thought to myself that you ought to rip out that hot tub and kitchen and rebuild from under the ground upwards and that way you know exactly where pipes come in from with water and power. Your hot tub could arrive ready to be plumbed and plugged in and have a lid to keep out any little beasties. Your outdoor kitchen could be made to yours and your wife's specifications and so things will go where you want then which has to be better than the previous owners leftovers.

    Greets, Freddy. While my home and property are not the size of yours, I feel your pain. I bought my 2 story, 4000sq ft. home in 2016, and right when we moved in it got a new roof and new water heaters. My home has two AC units; both of them have been updated to new Trane units. All our fences have been replaced, and we replaced rotted trim on the back of the second story. We also needed to have our gas fireplace refurbished. I have replaced most for the under sink values in the house. Now, my front lawn is very patchy, so I will be seeing what Sunday can do for it. Yep, homes have projects to keep us busy.

    New sod needs irrigation in morning and evening for at least 14 days in the dry season. Once its rooted (test by trying to pull up the sod square) then water as needed for your season. Tampa Bay landscaper for 15 years.

    Beutiful house with so much potential. I have been project managing this type of project and much, much bigger. I am retired due to throat and tonsil cancer (cancer resolved its the side effects are of the Radiotherapy) so I have free time so if you need the house renovation done in a way that isn't as painful on your wallet.       Florida, much like where I live in Louisiana, it’ll be super uncomfortable inside within an hour or 2 when the AC goes out, especially this time of year.
      Mine had a capacitor issue last September, and it was 82 degrees in the house within a few hours, and my house is only a few years old.

    I know it's expensive, but: Low insolation double glazing, roofing insulation wall insulation
    Even sheets of gypsum board will have a marked effect in insulation and reduce the AC load. It'll pay itself back relatively quickly in reduced power bills
    Given the size of this building I'd be using chilled loop water systems. They cost a lot more to install but save a LOT in running costs and the inside/outside units are functionally independent (meaning you can change them out inside or add more chilling outside without major issues

    I live in Georgia we do a drought also one thing that you might want to consider is getting a large cistern somewhere on your property and saving your rainfall. I have a 10,000 gallon cistern at the top of the Lake House property and it collects water when there's rain and then when there's drought I've got plenty of water on hand.

    The tree removal costs are way out of line. Unfortunately everything else sounds about right. I suggest jack-hammering the hottub and add a stand-alone salt water spa. You can have it recessed. Add some solar to reduce your energy costs.

    16:56 nice wallpaper, agreed. From what I've seen so far (first time ive come across the channel) the house looks great from outside, and nice zone areas. Decor inside a bit outdated but that wouldn't bother me as long as theres no major structural issues, decor can be altered. But I'm 50 so my tastes may be a lot different to younger viewers 🙂

    have you checked if your hoses have washers? If the hose end is leaking from the fitting you can get a little brass replacement kit for like $5.

    Do you collect rainwater from your massive roof area. Set up a sprinkler for the air-conditioning unit plus maybe one of those fancy triangle canvas canopy's for a bit of shade, garden grass seed really cheap , and for the dock, pier buy the materials invite your friends round, for work followed by BBQ

    @tavarish: you are truly the most real CZcamsr out there who is not scared to show their true side and the things you go through.... Watching this video made me burst into laughter as I see another example of myself in an even more insane level. Dealing with multiple exotic cars (all with their own funny problems), dealing with multiple properties (one a bigger project than the next)... I am astounded as to how we haven't overwhelmed ourselves and keep on going... Keep it up bro!

    Have you tried cleaning the filters on those AC units? I had the same problem, I took the front off of the unit and hit it with a water hose. That fixed the circuit breaker tripping problem.

      Cleaning the condenser fins(outside unit) there are products you can buy to spray on the fins that will dissolve the muck and then just hose it off with a garden hose. It's worth having a yearly maintenance contract for the units as well. As to sizing of the system..when I had mine installed, I went through 5 contractors before I found one that walked me through sizing the system for my home. All the other ones just wanted to install a system.

      He did get a deal and I think it was pre-pandemic which means even if he did nothing he's doing well. It only takes a short time in FL for things to deteriorate rapidly. If you don't keep things you're going to spend a lot more to replace....

    I had a leaking problem in my pool and put fiberglass all around and painted so no more leaks. U could fibrglass the jacuzzi

    A lot of times when those ACs go out it’s the capacitor that gives out instead of a $2000 repair, It can be a $70 repair.

    I actually own a company that does refurbishments on those outdoor kitchens and I’m familiar with every piece of equipment you showed. Unfortunately, we are located in Dallas but many years ago I worked for a company in Boca Raton and they might be willing to come out there.
