      Wish he could build in my area. I love everything about this plan. Everything. Tics all the boxes for me, save one. But, a partial basement could easily be added. Too bad barndos cannot be over a full basement. But, with all of those pantry cabinets, I won’t need a full one anyway.

    This looks really great like most of your builds. Cant wait to see the completed tour.
    Something that I noted throughout many of your builds both in kitchens and bathrooms is the sharp edges that you are having on tiles and backslashes.
    Just as an improvement suggestion I would recomend you to look into smoothing out the sharp edges with aluminum tile trim (some tile manufacturers have them in tile too but when they dont you can use the trims).

    Nice but huge. Way outside of our budget. Everyone seems to be building huge houses. Either they make a bunch of money or are in debt up to their eyeballs.

      some of these houses are sitting on > 100 acres and there’s definitely a bunch in texas on 500+ and if you own that much land you got money

      It's Texas. Cooling is a much larger concern than heating and cool air falls.

      The smartest way would be to keep logs in the fireplace and do radiant flooring. Remember this house is very efficient, well insulated and would likely do very well on a pressure test. Moisture is a bigger problem than heating

    America’s dirty secret : Climate change issue . Big ass houses that only two people will live in . Good thing the government is willing to pay for 12k for electric cars .

      the houses are as efficient as traditional houses half the size. Yeah more materials are going on but this is gonna consume energy on par with 2 - 3 double wide trailers.

      @@mattbrew11 . I’m a HVAC technician . We have learned a lot with it comes to building homes . There better insulated but the Average home being built is like 2800 Square ft . You’ll need two 5 ton units . That’s 50k btu per unit to cool down a house . The cost to run is about $450 a month . Most of the electricity is produce by burning coil. So no your better off owning a smaller place like a double wide built in today standards with 1/3 of the size .

      @@garza7676 this house definitely does not need 2 x 5 ton heat pumps. You can cool 700-800ft2 per ton with the R value and air tight envelope these have.

      @@mattbrew11 I’m giving you the worst case Scenario . And Texas is going the way of 100 degree and winter storms more . So you won’t need them but if you undersized the units . They’ll just give out trying to cool the house Z
