    One of the first completed Rumah WIP that I've visited and I would say it's not bad. The concern has always been mixing the open market product along with the Rumah WIP product but this project has done it well. The developer really just focus on what's necessary, which is the gym, the pool, the layout, the extra bathroom and etc. All are based on the fundamental needs rather than aesthetics or marketing initiatives.
    In that attractive price point in such a strategic location, you will need to know that one of the access is rather crappy. The Muhibbah MRT station is both a selling point and a stress point as it became a public carpark. Density is also another concern but it's not really affecting this project as it is more of the affordable segment.
    This project clearly illustrates the emphasis on function versus aesthetics. Not being affected by the low budget, the spatial arrangements and coordination of both structural and mechanical elements are totally accepted=)

    I have lived here for almost a year now. Since my unit isn't facing the kesas highway, the noise is almost non-existent. However, the noise from the barking dogs in the car service shop outside is quite noticeable even in 30th floor. The good things about this place is the full size gym with bench press rack and full cable rack. The pool is also the full size olympic pool as shown in the video. The facilities are all very practical especially the gym. It's not as beautiful as others but it's way more useful.
    The bad things I noticed is the quality of the door knob. Idk if it's installed by owner or developer, a few of the knobs have already begin to be problematic. Had to forcefully break into the master room once because the knob was stuck. Other than that everything is really good. 99 marts and alot of convenient stores are available nearby too.

    I love their gym! It's really rare to see a gym provide barbells and weights for bench press and squats. Would love it if my condo's gym had included these. Can save like RM140 a month and 40minute travel time to and from my gym haha

      MIc Mic Hi!! it’s been a while since your last comment. Anyway, I’m trying to get the best mix of all properties currently. But with new launches, there’s really nothing much to see unfortunately:/
      Plus there’s always a difference between actual handover unit and show unit I’m trying to address. But noted on the suggestion yea:)

    I can see my house there haha, the traffic noise from KESAS makes me mentally/physically sick and unable to sleep well at night.
    Every single night there are 8 to 10 modified motorcycles racing up and down the highway, make several complains to KESAS and police station yet they still race every night.
    Please please please avoid buying any project which units are facing this KESAS at all cost, unless you personally don't mind about the noise, or wiling to replace all windows and sliding doors to soundproof ones.

      Hey Andrew, I will try to include those into the pipeline but just out of curiousity... as both project are so distinctly different, why these two in particular yea?
      Anyway, I've visited Leisure Farm JB before and it's a real wonderland for boutique architecture residences. Unlike conventional mass produced housing projects, they actually design and develop houses individually. However, I was not a vlogger back then yet. *shit
      Let me try to arrange a trip if possible but thanks for watching yea!!

      I’m weighing up the value of house in Johor vs KL apartment
      Rental yield much better in kL but potential for appreciation could be huge in Johor given the proximity to sg and plans to connect Johor better

    Hi bro, you got the rental wrong. Fully furnished rental range is 1.8 - 2.2k. 1.3k is for the rumawip unit.

    Sebab bising sebelah Kesas, sepatutny sewa RM1000 sebulan & jual dlm RM300,000 je...you all sudah kaya, jgn tamak maa...sy duduk di Jalil Damai, sy tau jalan di situ manyak sempit untuk kwsn rumah lebih dr 3000 unit

      Harga adalah akibat bandingan supply dengan demand. Sebahagian dari project ini adalah rumah WIP, dan harganya sama dengan comment, RM 300k je. You boleh dapatkan matlamat lanjut dengan agent.
