      Just did one in Cadence for $1400. I sell real estate for a living. Why would I mislead you. I have to help my clients insure their homes everyday. Just don't buy a home with a roof over 5 years, and under 10 years your still getting a decent rate as long as the home has hurrican protection and is block.

      @@LeeBrickeytv Ok, recommend folks get a quote before putting offers in. One of the biggest writers will only insure 2 miles inland, 20 years or newer, 15 year or less asphalt and 30 year or less tile roof. Farmers stopped writing new policies yesterday. Very changeable, just be sure you can handle increases.

      @@viadharmawheel Any roof over 10 years in going to Citizens in most cases on most roofs. I have a Also its best to insure with a broker. And with that said, we can have a quote before an offer and tighten it up under the inspection period. On a tile roof, I have one right now 16 years old went straight to Citizens at $3000 per year with a pool which brings up the cost a bit. So yes, make sure you get a quote under inspection.
