    Port Saint Lucie has a tremendous amount of new construction. There are new communities popping up everywhere, and because the market is moving towards a buyers’ market, these builders are getting very aggressive with their incentives. Which on the front end looks really good but when you dig into the fine print you find out that you're actually paying for those incentives down the road.
    So, lin this video I will go through All of the new communities that have popped up in port Saint Lucie and I will break down the incentives and the pros and cons of each community.

      The county is pouring money into schools, roads and police. Tradition has a new Charter School also.

      I am in the process off building mine and said no to impact windows. I'm still able to change it though

    Lee, I purchased a Ryan home in Central Park and the high impact windows glazing and the lanai was included with a 12k closing cost. The builder is no longer offering the windows or lanai and now cost extra.

      No! Should be breaking ground next week.Any recommendations for a good building inspector? I need pre drywall check and a few inspections before closing from a 3rd party inspector. If possible someone to go there every now and then since I’m out of state

      @@TheMoment813 The problem is these builders are not going to let you do that. They will refer you to the wall to wall warantee for your first year.

      @@LeeBrickeytv Yeah, you can only enter on your documented inspection days. This being said do hire an inspector for these if you can't make it and for the final walk through to document everything to be fixed as you have the first 12 months for defects and years 2-10 are just major structural.

    Are there any plans for new construction high rise condos in Tradition? That’s what we are looking for. We looked at new homes and villas in Tradition in January of this year, but we really would prefer a condo maybe on a 4th or 5th floor.

      No high rise condos but there are new townhomes that are starting in the $300's for a short period then they will go to $350.

      Yes there are. In PSL your looking at give or take $400k or more depending on where your looking unless you went out towards Indiantown.

    Thank you for the video. I thought it was a Florida state code that houses built after 2006 must have “Hurricane impact windows” but the first community does Not have them. This this correct?

      Happy new year. No. The stupid thing is that from Miami to Palm Beach County the code is concrete block and shutters. Also there are regulations on roofing. PSL you can build a wood structure but they just got the direct hit from the last hurricane. Impact glass is not code anywhere. Just hurricane shutters.

    Is there a real estate app that allows a buyer to filter out homes that have bonds that add a whopping amount to their monthly taxes? I don’t want a house like this! I don’t even want an HMO unless it’s under $100/mo. Thank you for the videos.

      Just stay out of new communities and HOA's. But yes the MLS lets me filter homes out that you don't want

    Those incentives always sound great but remember nothing is free you will pay.

      No I disagree. They can really help buyers. I don't see any downside. You may see something I don't but families are getting into homes that where never able to before.

    Great information. However, I will never, ever, ever buy a home in an HOA ever again. I've never had a pleasant experience with HOAs. I live in Port St. Lucie, and it's great. But, steer clear of HOAs. You'll thank me later.

      Yes I understand but the new law that just went into place is going to change a lot of the nick picking. Watch my recent video. But I understand, it is not for everyone but my wife have enjoyed being in a HOA and I grew up on a ranch and she grew up on a mountain in West Virginia.

    The builders help pay the HOA for a short period of time to suck in potential home buyers. The the full HOA goes to the home buyers and they deliberately don't tell them

      HOA's do go up when the builder pulls out but it really depends on the community how much. But keep in mind it is th neighborhood board who dose it so they don't want to pay more either.

      @LeeBrickeytv Mine has gone up about $45 every year since I moved in Vitalia. $550 a month now. It's ridiculous. Hard to sell my house with that HOA.

      @@markbotticello-gp9gx Because of all the amenities you have in the community is why. Inflation is causing all these communities that offer all the services to raise the HOA. With that said, compared to the other communities around you that offer the same amenities and you’re not that high.

    NO HOA's... Crazy rules run by crazy people...Don't buy now, these builders need to starve. Prices are dropping and will drop even more this year...

      To many people moving to Florida. Builders are selling specks now as fast as they complete them. More new buyers, VA and FHA in the market now because they could not buy for 2 years.

      @@LeeBrickeytv Not True!! I’m looking at inventory stacking up in Florida particularly in Port Saint Lucie who has the highest taxes in the state. I check daily and I’m seeing prices on the same New Construction homes dropping!! Contracts are being pulled and inventory is increasing…

      @@spinfish1434 So yes inventory is increasing but its the same price as new contruction and new contruction is offering big incentives so they are selling over the resales. Candence has sold 60 homes in since it opened in Nov. PGA Verano sold 28 homes last month , Heron Preserve sold almost 30 last month and will be out of inventory in a month and nothing to sell and in the non HOA Synergy sold 10 homes last week. I am on the ground with my team and we are selling homes and seeing homes fly.

      @@LeeBrickeytv Resales on Zillow are considerably lower then New Construction. Anyone doing a search on Zillow can see these homes are sitting (empty) not selling, some are but very very few. Most now are showing reduced prices, resales and New Construction. You were wrong on your interest rate prediction. I can see you’re trying to sell and keep the pressure up on potential buyers but facts are facts. It’s a buyers market and the bubble is bursting. The smart home buyers are waiting it out because prices are still dropping and will continue to drop. The Data is clear and the smart move is to pay less on a home because you can always refinance down the road. DR Horton and Lannar are reporting loses in the Billions! Bigger reductions wait it out folks!!

      @@spinfish1434 Prices will adjust a bit downward not just for interest rates (temporary) but the property taxes, HO insurance, and HOA fees (if applicable).
