Portable mortgages are not really a thing here in the US, but we also get to lock our interest rate in for the entire term of the mortgage. That means people who have the 3% interest rates will not be moving anytime soon. It also means we wont be buying since there are no houses on the market.

It’s so funny the differences between the commonwealth - in England you can do neither of those things (can’t “port”, it would be unusual to be able to fix (lock) your rate for more than 5 years, thought it is technically possible to do up to 10).
I assume it’s because the UK has an incredible issue of overpopulation and lack of housing, so they don’t want anyone to get too comfortable (nor do seemingly the banks want us to be able to lock for too long…).

I also agree that’s it’s a good idea to sleep on the big decisions like buying a home. Congrats again on the dream home. I’m still in an apt but hope to be able to do a house in the next 5 years since paying rent doesn’t pay into a mortgage/give you home equity.

Let it be known there was LOTS of tears and panic attacks throughout this. Ironically it just made the vlog really negative so I cut most of them out BUT it was not all sunshine and rainbows I promise! I mean we plan on having lots of fur babies 🤭 Still undecided on kids but if we do we just plan on having one and hopefully adopting one day! 🥰
This is not entirely true. In the US, there is the possibility to assume a mortgage. It’s called an assumable mortgage. The seller has to agree, but is definitely worth finding a formidable team to help with this! :)

I honestly don't have a ton to say on it but feel free to DM me if you have any specific Q's! I didn't go into detail online since I'm sure there's different real estate laws in each province/state/country! But basically when we offered on our home we offered with the condition that we had __ amount of time to sell our home!

In Canada you have to renew your mortgage agreement?
Yep! Not sure if it's different for other provinces but for us with our bank, we were only on a fixed 5 year agreement. I know in the US you're usually locked in for your whole mortgage length unless you renegotiate which has its pros/cons!
Hey, not sure what you discussed with your agent about these clips but I'm pretty sure he can get in a lot of trouble if these clips are online. Maybe check with him if you haven't cleared it already. I'm glad you found the right house! ❤

So I'm not too sure what clips he could get in trouble for? Feel free to DM me and let me know if I wasn't aware of something. I think it goes without saying that I'm just just discussing buying and selling a home from an average person's perspective. People share house hunting videos all the time online and we shared this same journey a few years back with no issues! And he is aware that we vlogged the whole thing ☺️

Did you get help from your parents when you bought your first home? Putting down a down payment of $100k is insane.
This isn't our first home! We had enough equity/profit from selling our first home to put 20% down on this home + pay closing costs so we decided to in order to make our mortgage as low as possible 😊
In terms of down payment from our first home, our situation was unique as it wasn't split 50/50 between Matt and I since he had more saved at the time than I did. So for his sake (since I share my finances online but Matt doesn't), I don't share the specifics of our down payment/closing costs on our first home since it wasn't an easy 50/50 split like all our other major purchases have been! Hope that makes sense!
