As first-time home buyers, we were totally unprepared for the process. Although our agents and insurance/loan officers made the process so easy, we were unprepared for a all the small fees that happen before you even put down your down payment! All I have to say is, cash is king.

Hi Aja! Congrats on the house! My best tip for living in Houston is to have really great insurance. Flood insurance, something that covers the roof for hail storms and hurricanes, and then anything that could be affected by the winter storms we’ve been having these past few years. There are also flood maps that you can look up that let you know how often it seriously floods in your area. Best of luck!!

I loved seeing the cost breakdown. It would be interesting to see a review of home related costs over the next year.
We have to replace our roof this year, and they replaced our public road so all the homeowners received a special assessment.
Next year will be better but this will be a cost heavy year for us.

I thought not spending anything to save was going to be the toughest part but the logistics was the most stressful. When I buy again, I’ll know what to do without breaking down every week

I still send your original debt free scream to people who need to know it can be done :) SUCH a great tip about moving into a house and living / understanding how it works for you, personally, before putting money into updates and renos. You will save a lot of time, money and energy by doing this, as it helps you get a realistic picture of how you use the space! We did the same 11 years ago. No regrets on doing this slowly and as we could cash flow projects. ❤ enjoy the process!

Congrats on buying a house! We just bought ours last year and all those fees and closing costs were expected, but still much higher than I anticipated. On the plus side, that earnest money deposit gets applied to your down payment, so at least it's not lost to the ether.
this video is so helpful! we won't be buying for a few years, but good to have the information about costs before the down payment as we saving up.

One more tip we did was put smaller down payment and pay pmi . Our pmi is pretty small due to we used the extra money we had to pay off all our debt. Instead of the avrage pmi 150-250, without debt and good income our pmi only 50$ amonth which can then be removed when we hit %20 of the principal. We are now paying extra 2-3 payment a year toward principal to pay off the home much quicker

Hey ya'll! I'm a realtor in Indiana, and I would HIGHLY recommend meeting with a local realtor the SECOND you are thinking about buying a home or even just planning to in the future. I can go over different loan options and what that means for our market specifically, out of pocket costs you can anticipate, and connect you with a good local lender (super important to work with a good local lender) to help you fine tune your financials and expectations. It's all different in different parts of the country, so talk to a realtor (it's free) to help you get off on the right foot.

I bought my small 1-BR condo back in 2018 and I didn't know ANY of these but I luckily would ask so many questions to my real estate agent, to my officemates who have houses. They were the ones who taught me to be prepared with these costs. Then I started googling and that's when I had a list of all these and made sure I saved enough money for it before I found the property I wanted to put an offer on. Like Earnest Money? Who is she? Glad there's CZcams and Google now. Or else it would have shocked me, too. And I'm single, no parents or husband that would have been able to help me. Glad you made this video. Not enough people know the extra costs of buying property.

We're in the process of buying a townhome in LA for 800k. I don't think I can handle Houston humidity lol. Please make a video on the upkeep of the house! Mortgage, property taxes, and insurance.
My husband and I also didn't know about all the fees included in the initial steps of purchasing a home. Then all the money you spend immediately after you buy the home. It's a wild ride. Even though it's been a lot more expensive than we hoped for in the first year and a half of being a homeowner, we don't regret getting ourselves in the market when we did. Congrats to you and Brian!

Great video! Keep in mind this all varies from state to state and the type of loan you get. For example with a VA loan you don't pay a lot of the fees. We also didn't have to put any money down. I was ok with that because we were buying a lot less home than we could afford and so I pay more monthly. We also don't have to pay PMI even though we didn't put money down.
I am a little shocked at the prices in Houston.
Totally agree. There are so many different programs for home buying now that there can be a big range in costs. My husband & I just purchased our first home with the VA loan and, although we are saving a lot on PMI, downpayment, and closing costs, we didn't know about the VA funding fee until we started researching the program seriously. It caught us off guard because that bit of fine print was never mentioned before... 🤔 lol.

In Texas the option fee actually buys the buyer the right to back out of buying the property for an agreed amount of time. During this time is when you would do your inspections and "due diligence" to make aure you do want to go through with the purchase.
Oh my goodness! I'm saving up to buy a house in Dallas, TX, so stumbling upon your video is definitely a blessing! I don't know anyone who lives in TX, so thank you so much for sharing your financial breakdown! This will help me so much!
Hope this isn't too intrusive, but you you be able to eventually talk about the monthly payments (ex. property tax, mortgage, etc.)? Because I know it's different from CA. I hope this makes sense.

Can you make a video about how to use a brokerage account to save for big ticket items? When you converted your investments into cash, how did you account for taxes?
In CA we have a one time supplemental tax that popped up on our first year as a homeowner. Not sure if TX has this but def check it out.
I grew up in San Diego but have lived in 4 different states, to include Texas, for years at a time for my job. I’m back in CA and have no plans to move anymore. Yes CA can be expensive for cost of living and the laws find myself to disagree with frequently, however (especially coming from the perspective of an American born Asian) there is no other place I would rather call home. Texas is different for sure, good gas prices and bigger home sizes for the price but the lifestyle I prefer and the more abundant diversity in CA, is worth paying the cost of living for, in my experience.
