  • The town of Cochrane in northern Ontario is preparing to sell plots of land for just $10 in hopes of attracting new residents. Mayor Peter Politis says they are proactively giving people the opportunity to own a home in difficult financial times.

    If there were opportunities for employment in Cochrane, and the prospect of a raising a family in a well developed environment, there would be no need to "bribe" people to move there.

    This is the same scheme as some of those Italian cities giving away houses.
    You have to develop the land you are given in order to qualify for the price.
    The mayor kind of dodged the question but generally it is used to raise city revenue by raising value of the properties, thereby increasing property tax over the long run.
    It is a win-win plan for the select few who are committed to spending a large portion of their life in that city, but don't think you can just get some free land to squat on.

      In this case it isn’t to raise values but to levy taxes on municipal land that is tax exempt, there’s no chance any normal person is getting any land, they have devs on speed dial that will be offered this first.

      Nope but you should be able to. Part of the problem is government telling us what to do with our lands and taxes are taxes, might as well make it easier to live while you are collecting them, but Canadian politicians don’t think like that so nobody get a shred here of freedom except them and their friends.

    There is a town in Alberta, called Halkirk. An NHL player came from there. It's about 100 people. About 15 years ago, they offered a plot for $1. You had to have the foundation installed by 1 year in order to keep the land. Halkirk is 3 hours East of Edmonton.

      Would be better to vet owners based on socioeconomic needs rather than sec milestones but all municipal dichotomies in Canada are biased towards the towns needs and not the needs of the public, which is why nothing gets invested in the first place. No one wants to serve a cold municipal entity.

    How much is it going to cost after the water, power and sewer services and the outrageous costs of building materials, labor, licensing and permits?
    Its like offering to sell the keys to a new car for $10 ....the car is extra.

      🎯 thats truly the catch. From what Ive researched, Cochrane is a good place to raise a family. That land price sounds amaxing too...but having a house built in 2023 is going to burn alot of money. So in the end its not really a deal unless you have a lot of disposable income

      There would need to be a way to live dirt cheap there, since income may be reduced/sporadic.
      Chop wood for heat, fetch your own water from a well or from town in a carboy.

    for those who do not know the town of Cochrane did the same thing several years ago. all the plots were sold to a Toronto development corporation and the properties have yet to be inhabited by anyone. this is another sick publicity stunt by the township no doubt. I wonder how much the mayor is going to get paid this time to do the same lol.

      @@EliahHoliday at some point people are going to start asking and demanding for actual solutions to the housing problems here. like banning housing rental corporations, foreign investors and calling for a halt to 1.2 million people coming in a year and inflating house values.

      @@gersonalves8474 I forget the year but it was around 2015-2016 that they proposed the exact same thing only 100-500$ per plot. once they sold them all to the corporation the whole thing was swept under the rug. but back then this guy never got a tv appearance out of it just a bunch of news articles online. its why I assume they went for the 10$ price tag this time catchier headline.

    You are contractually obligated to build or you lose the lot. This is key in insuring some real estate firm doesn’t scoop up the lots and let them sit empty until the critical mineral mines are operational.
    When Canada Nickel, EV Nickel, and other mines are operational, people will be seeing values soar. I’ve been trying to get into council members’ heads in Timmins that they NEED to build now to prepare for these workers. The rental market in Timmins is as expensive as Barrie because there’s a massive shortage of stock.

      See problem with this is it’s an undesirable place to live, if you want to attract southerners you have to make sure that cheap settlement can take place, requiring a 50k investment then saying that they’ll get it back in possibly non existed mining jobs and tax breaks isn’t going to cut it when there isn’t anything there.

      It’s a way to get around the Ontario laws, they already have ppl in mind like dough ford did with the green belt. Nobody off the streets getting nothing.

      If you want all the amenities Coachrane is not Mississauga Toronto Markham etc.
      If you want some piece of mind place to raise a family learn what values respect are then that would be the place to start.
      Mining communities don't put up with BS

      That's a pretty rotten thing to say. You can see the pictures, it looks fine, it's the job opportunities that is the issue. I'm retired in a small town and there's not much work for youngsters getting out of school and the ones in shops working have many years till retirement. Industries have shut down, resources aren't being mined and forests are depleted of mature trees. This may be a good opportunity for a family getting close to retirement and have money to build, it brings in tax dollars to government and economic growth to region and that's what it's all about....growth.

      LOL....ya people moving in, building a home, paying property taxes, buying food and necessities locally, eating in local restaurants, buying fuel for their cars and all the utilities and insurance associated with home ownership all being spent locally isn't growth you say? Like I said before, industry is gone from rural towns and getting people to set their roots down and contribute is growth. By the way retirees spend all their money they've saved in a place they call home, any town would be happy to have them.....lets try and keep it real.@@ironhell813

    The average Canadian can still buy the $10 lot but you need to look at the conditions that go with. time limit to construct a home. Likely not telling you the building permits will cost enough to make up market value for the lot. Who wants to live Cochrane _30to -40 Celsius. Price of building materiasl need to come down as well. Good luck to anyone looking to buy. Do your research first! Where you going to work/

    If you like to live in the middle of nowhere, expenses for living is higher, only your accommodations would be low, but try selling and moving away , will probable be at a loss

      Most of those persons can move in places next to the US border that have to keep prices low to compete with the us like Niagara Falls and fort Erie, those places are cheap because it’s all a housing game and everything is deliberately overpriced. I’ve lived in these places and they’re dirt cheap just because they’re next to better alternatives

    This isn’t actually that unique. My brother got something similar in a small Alberta town. Best believe he spent A LOT of money building a home on that nearly free lot in a remote town that has little resources.

    Do not expect same level of infrastructure and lifestyle but it is far better than paving over greenbelt. Close enough to Ottawa Doug Ford would never consider being a neighbor has already added value to property. It is more of lifestyle thing than accruing wealth short term at expense of future generations.

    Its very sad what has happened to Ontario. Real estate prices have gone up everywhere, but nobody wants to live anywhere north of the Great Lakes. This is not a method to generate sustainable urban growth, its merely a scheme to generate quick money for a township's bureaucracy to sustain its salaries. Cochrane should be investing into its city's infrastructure to ensure that its residents are appropriately serviced by their tax dollars instead of pull off quick money real estate fund raisers that don't work towards their direct benefit.

      It’s a way around the municipal act, 2001 that stipulates that the town has to publicly offer excess land, in reality nobody in the public’s getting anything because like dough ford the town has lists of devs they work with that will get it. They’ll just deny any public applications, lie and say no one wanted it and then they can legally sell it to anyone.

      What? With that kind of program they will be able to gain new residents and in the long term earn far more money and be able to offer more services for the community. The problem as some mentioned is apparently it's just a development corporation buying the land and not developing it literal cash grab by the city.

    From other comments, it sounds more fishy then I'd like, but I really like the idea. I know a lot older people comment in these sections but I'm 27 years old, I have bachelors degree and I work 50+ hour weeks and I save all that I can, I did the math. If housing inflation continues, the rate that I can save simply can't keep up. There will never be a time that I can afford a home if we don't change things. Could you imagine how that might feel? Your votes matter, and you vote for people who create policies that are destroying a whole generation. You complain about the previous Ontario Government, but my mom bought her 2.5 bedroom house for 165k at that time, On Zilo its listed for 575k now. Whatever complaints you had about the previous government seem pretty mute to me, given that the current government has screwed me and everyone I know. You complain about them over investing in our infrastructure, guess what. My power bill isn't that expensive. My rent cost me 60% of my income.

      Put your brain and your bachelors degree in use, and factually investigate what has happened to our country and why, since Trudeau became PM. Analyse all the policies of the Trudeau administration and their result. At 27 you are much younger than my children, who belong in the last generation that was able after school to get a decent job, buy a house, and have a family of their own. That dream ended as soon as the WEF's golden boy (Trudeau) decided to follow the WEF Agenda, and in the process destroy Canada.

    Yes. I read about it. There is a catch. You have to build a house on that property. I would like to have a piece of land for retirement but how I'm gonna build something there is brain drain. Even the price of building something is ridiculous

      Are you referring to Western Canada or the Western US? I live in Alberta and would sure like to know where all of this corn and soybeans are being grown. Yes there are areas where those two crops grow but they sure do not surround the cities.

    We need this plan all over Canada.
    Federal, provincial, and municipal governments should provide the land for free or cheap to families, seniors, and young people to make the housing affordable.
    After all, Canada is the second-largest country by land mass.

      They should but they never will, the dominion act was suspended in the 1930s after the government was sued for giving away land that was deliberately useless and non arable. They kept all arable labs for native negotiations. By contrast the homestead act in the us persisted until the 80s because anyone could stake any land. Canadas has always been dishonest.

      It’s scrub land, the same garbage the gove was sued over the dominion act in 1938. They scrapped the act after it was revealed the Canuck government was deliberately selling land they knew would not hold crops as farmland.

    Northwood, IA has been doing this for a long time. Free lots, but you need to build a home worth at least 100k, and need to start building within 6 months. They still have 1 plot available as far as I know. Small, close-knit community, it has a nice brewery - owner are cool, pretty much most the town shows up for trivia night. Pretty far, however, from a larger grocery store... 30 mins or so.

    In Dubreuilville south west if there...the children from Cochrane are being sent for foster care. The area is heavy mining and heavy logging. High drug crime area coming in from roune noranda quebec.
    Its a dead northern town.

    Now do this with Timmins and Sudbury. No 5 year “tax rebate”. It’s going to have to be NO property tax for 5 years. You’re going to need a hell of a lot more concrete financial incentives to get people to build way out there with the cost of labour and materials out there.
    How many new builds have Timmins and Cochrane had in the last 10 years? I can count them on my two hands. Real tax moratorium or gtfo.

    Not new , this would be the third or fourth little town to offer this.
    CBC did a similar story about McCadam NB .
    Cochrane might been a better option as there is work close by. If you like the outdoors wildlife nature, Northern Ont has more to offer.
    Not sure this would be an option for those on low incomes or seniors unless they have saved a lot 🤔

      This is why they have a 5 year tax rebate but It needs to be an outright moratorium for them to make it worth it. Like, literally 0 dollar property taxes for 5+ years on new builds to make it worth it financially. It’s zero risk to the taxpayer so I don’t know why they don’t push this.

      It gets better than this, they also keep the logging rights and mineral rights too so you can’t make money off of that, and if you don’t build nothing they can seize it and start the money process all over again. Don’t forget every town in Canada is a corporation designed to make money and nowhere is this more obvious thorn in resource rich land.

    I. worked on a pipeline job in the Late 1980s early 1990s Lots of snow. - 40 below. ( nice. friendly people though ) a Lot of the area south of. town in the bush. along. beside. highway 11 is. all muskeg. , And. in present day with this carbon tax. issue if you built. a house on this. $ 10 .00 piece of Land your heating costs. would be triple price ( also your building. permits. and cost of Lumber ) unless you heat your home by solar ( but not everyone has. $ 40, 000 too 50, O00 grand too spend on that , and your season’s. are shorter than. southern. Ontario. / have. a good. day / Bill. S. Canada

      That’s the good parts the bad is the Toronto investors you’ll have to compete with and the towns won’t think it’s worth their time because they’re used to the “process” if offloading surplus scrub land to whom ever will take multiple lots to save the town money and time.
