    my advice especially to software guys please do the hard work of going to multiple locations do research by physically visiting the areas in and around the plot then decide . you might purchase a plot in x area at 2000 rs per sq yard but another place might be 6000 rs per sq yard in a different location . after 10 years the 2000 rs will become 9000 rs but 6000 rs will multiply 10 times to 60000 rs .i am telling you from personal experience, do the physical hard work . just dont dump money without doing the physical hard work of travelling and research .

      No matter what direction Developers will make money..hmda will make plans or annex more. But not buying in the right location will make u hold the bag and your investments for a very looong time. Two decades of investmenting in south or east is been dud!!! North migration is more of telangana less of metro pr urban living...diversity and employment will push hyd west as far as the eye can see. Good info by the presenters but jobs location geography diversity along with infra ease of access petrol pr8ces and traffic will dictate rather than low prices. In fact major cities will start going vertical in cities multiple epicenters than believing in wat direction or vastu:)

      Getting to work in short time infra schools transport traffic and quality of liv8ng is key for young india. Price is not. Buy a smaller plot or a tiny flat closeby. Villas or petrol isnt cheap. Dont work to just pay for something tats cheap or big. City will grow all directions

    My opinion Timmapur is best because
    1. NH44 8 lane work started
    2. Timmapur Railway stn Prop MMTS
    3. My Home 3000 Acres Township
    4. 10 mins drive to Shamshabad Future Metro
    5. 15 Mins Drive to International Airport
    6. 35 Mins to Gachibowli Circle
    7. 40 Mins to Mindspace
    8. Connecting to PVNR Express way
    9. Pollution Free
    No other highways have these type of connectivity to IT, Airport, Future Pharma and Electronic City.

      😮😊 👍 near Thimmapur,kothur investment in lands much better than other places, in future all facilities are available in this area (highway nh44, airport, statue of equity, good environment, railway station, transport hubb godown in Thimmapur much more.. ) so investment in this areas (if you want cheap price then go for agriculture land, so many people are selling making plot in agriculture land and selling in 5k,6k price point 😊

    In early 1990s people invested huge plots fated communities in Bhongir. They haven't seen any gains 40 years later. You see them when you take train towards Warangal. Now the same area is being proposed for catch up effect investment...

    If you Buy in Shad Nagar you will struggle to sell it for many years to come. West is overpriced if you pay 20K + after RRR but within triangle if you can get @25-28K It would still be a better investment than South (excluding Shamshabad). Even in the bad market this year most number of resales are happening in the west hyderbad only. Infact instead of Shadnagar peddagolkonda, Manasanapally and tukkaguda surroundings are way better investments than Shadnagar.

      Nagaram dabuchalra near mansanpally and pendyal is good to invest in old layouts u will get good deals still..it's close by exit 15 ORR ..and next good investment is Mumbai highway near kamkhol after sadashivpet as it's near tollgate and next is biggest University woxsen University and big resorts like Iris resort coming up by supraja group. And food manufacturing park coming up in 350 acres

      @@subbuprs1900 If your money is already 8X or more in 15 years then it is a good investment. If not, calculate CAGR for 16 years and if it is less than 10% then you might have to think again about it.

    very thoughtful and interesting video., what Vikram said about catching up is true.. In 2016 Beeramguda used to be 10-15k per sqyd where as miyapur was 40k.., now both of them are around 80-100k

      That is because next residential zones near to IT Corridors are developing. 75% of the sales in Hyderabad are because of IT employees and that is the only reason west bloomed. Expecting EAST Hyderabad to have better appreciation because of pricing advantage may not happen any time soon. That catching up effect won't work. Being very cautious and investing close to ORR is the safe strategy for medium term (5-6Years).

    Don’t underestimate the transparency growing in tax matters. Dancing days of avoiding capital gains on real estate resale are gone. RBI is coming up with preventive tax on all property sale transactions at revenue department. Precisely, at the time of sale of your property, preventive tax chalaan must be submitted to registrar, just like buyer submits registration tax receipts before registration. All these economical dynamics being changed, it significantly impact the viability of real estate investment. And, yeah don’t forget digital rupee. It’s always pleasure to touch, stand on land, social pride, feel dream of profits from really estate etc.,but the reality is on the day when you are correctly taxed after selling invested property 😂😂

    People simply don’t move to cheaper places. Most of them check if social infrastructure such as reputed schools, colleges, hospitals, pubs, restaurants, cafés, etc are around. Main reason why everyone especially IT employees prefer west hyderabad is because of strong social infrastructure around. Once you leave west hyderabad and move towards other directions of city you will not find such social infrastructure. And that is the main reason why west hyderabad is exorbitantly expensive now. IT should have been scattered in other directions of city which did not happen. Still major IT parks are coming in west hyderabad only. Visit any other major city you will see offices are scattered across city. It just Hyderabad which has IT presence only in western part of city and good social infrastructure too. Hyderabad has become second costliest city in India from being most affordable metro city in just last 3-4 years. With this rate people working in corporate will only prefer to rent that too for shorter period and will switch to other cities when they get similar or better opportunities.

      South Hyderabad Infra is improving a lot and will meet financial district infra in 2 years. Lot of electronic parks at Tukkuguda. IT is saturated industry, therefore West is saturated and growth will be slow.

      @@satyendranathponna8357 Simply developing good road’s isn’t called infrastructure development. Even at this moment financial district doesn’t have strong social infrastructure. It is mostly deserted with office towers. Check Bengaluru, Pune, Mumbai or Delhi you will see a strong social infrastructure around IT offices. In Hyderabad, you will only see it around Madhapur, Kondapur and Gachibowli. South Hyderabad will take years to catch up with such social infrastructure.

    Nice Sales theory; but Charminar to Sangareddy is 70 KMs ; even with your theory people shouldn’t look beyond ORR for liveability - with the availability of GO 111 , and Hyd population is expected to be 13 Million by 2030 ; people tend to move towards Employment zones not because East or west ;
    I understand that you have generalised your thought - by referring the 2010 Report from McKinsey- but wanted to share my thoughts and seek your opinion?

    Most unfortunate thing is there is no discussion abt pharmacity nimz....where govt is continously conducting bio asia summits every year to project hyderabad as a global pharma hub atleast 1/4 th of investments to hyderabad at davos are from pharma side...banglore highway is just abt connectivity sreeshailam highway is 4 way proposed by centre sreeshailam highway is a place where u need not to travel 45km for anything....all employment is at ur footstep it adibatla eloctronic sez,hardware park , pharmacity, aerospace park all esrablished already.

    Principles are logical but they may be invalidated. 2022,24 should be wait and watch years. Having ukrarine war & recession in US & EU, the global/digital employment seed is not settled / adopted completely. It’s end result will impact the how employment culture will lead to & eventually real estate. Probably it’s worth surveying to get real statistics on how many ‘IT’ people re-employed to permanent work from home setup in 2022. Use it as baseline & include in your 2% population migration formula.

      There is no software office in Nagole or LB Nagar either but still price per sft there is around 6k. It's not just job generation its connectivity to current jobs and affordablity which drives Realestate. From Kothur to Financial District with 8 lane highway and Metro it may take may be 30 mins as of now it takes 45. Thats the point was discussed clearly in the video

    Everone remeber where top politicians like kcr have their lands projects go there this is the major reason for kongarkalan collecotorate they wanted to give hype to this place by conducting their pleenary meeting in this area now foxconn goes there too already aerospace park goes there a power plant which is sufficient to provide for entire hyderabad is setup in pahrmacity with all connections west is best but not affordable as of now

      Not sure whether kollur sez will come or not.based on gachibowli and kokapet,people will shift towards kollur.now the service road near ORR will become 100 feet road.already work started. Even people living in pattancherru,beeramgudda and isnapur may use this service road to reach their home.

    Buying a house or plot in hyd is not possible for people with family income less than 12 lakh..stay on rent in hyd and buy plots in your own towns... You will have the same ROI

    Orr is a negetive for commuters to hitec city or fin dist! U cant take bikes to work nor busses to schools!! Its all about location public transport schools hospitals shopping and urban living!!! Ppl wont be a le to travel east to west nor north but chances are maybe south to west! Just because u think 4minar is center u cant assume 45k radius. City today looks like a Labrador head soon be a doberman or long ne k piercing thru rrr to karnataka border. Dont be surprised in the name of affirdability ppl may travel frm kodangal vikarabad or bidar zaheerabad or mominpet rather than frm any other direction. Telangana always been nizam territory rapid growth was driven past by telugu speaking demographics next decade will be multi lingual coming frm all over india and abroad giving the west a clear advantage. Any sides development is obvious but ppl will strive for quatily living like apple or Samsung rather than other brands just because its affordable. Most faatest growing cities in the world grow in one direction. Reasons are obvious.

    Why are we encircling on metro cities? Basic infrastructure like road connectivity and broadband services ( 5G is not far away) is equally growing on tier 2 & 3 cities and towns, pandemic has proven that work from anywhere is possible and top MNCs are expanding beyond metro cities

    This is totally wrong explanation. All residential area in current Hyderabad is less than 1000 sq km. All upcoming areas are now mostly high density areas and in future we may need 500 sq km to house another 1 crore population.
    6500 sq km standard is nowhere in world. If you see big Asian cities like Tokyo, Hongkong, Singapore they have area between 1000 to 2000 sq km but have around 1 to 2 crore population.
