    The opportunity investment is clearer if you are someone who lived in Kyiv and would comeback either for considerable amounts of time or short periods yearly. The prospect of NATO, EU membership fast track as well as international funds allocated to the reconstruction is where the upside is (very considerable in my view). Was living there until Jan 2022 and would most definitely consider as one of the permanent residences. Kyiv during peace time was amazing secret treasure and will not be secret no more, but has the opportunity to be one of the most dynamic cities for years to come when this war comes to an end. Timing of investment and date for the war to end are the million dollar questions.

      You write as if Russia were losing. It is palpably winning and there will be no NATO membership as this would risk a direct confrontation between US and Russian forces. As for the prospect of Ukraine in the inflation scourged EU, ask the Turks for a time estimate.

      @@annoyingchannel8812 Agreed. It's highly speculative to think Russia will lose. Also expansion of NATO into Ukraine will be a very dangerous step to take for world order. Kiev housing market seems highly overpriced with this kind of risk involved.

      As a person who was born in Ukraine and lived there, praise ONLY belongs to JESUS CHRIST!!! Until Ukrainians begin to say this the war will continue on, unfortunately.

    I think the pros and cons could have been identified more clearly see below:
    + low property price level pre-war
    + internal migration to Kyiv
    + potential foreign investments post-war
    + potential EU and NATO accession
    + sell the rumour, buy the fact - now that there is war, no more room for negative surprises - untangling
    + potential Ukrainian victory
    + short term - remigration wave school year
    - rents have gone down in real terms
    - brain drain, less economic activity in IT, coders are now in EU
    - agricultural industry significantly weakened (closed searoutes, loss of agricultural land)
    - at some point people run out of savings
    - potential for frozen conflict
    - potential for forever war (missile terror)
    Anything I forgot? This is really a scenario planning decision

      - will IT people (big industry) come back from Poland, Sofia, Tiflis?
      - what are Kernel and others saying about the outlook on Ukraine farming?
      - how will the Ukrainian heavy industry do without Mariupol?
      In other words: will there be a lasting damage?

    I LOVE this! I missed getting into real estate in Iraq and Afganistan. But NOW is the time to buy some overpriced, worthless, 3rd world warzone properties! Yah!

    There's a clear explanation why the prices go up and even some times are higher than before the war. It's because Ukraine is going to join EU and NATO in some time frame. There's also a big reconstruction project planned for +- trillion USD for the next afterward years.
    The other point - prices are growing NOT because we have a war(it's nonsense=) ), but because they WERE LOW because of the risk of the war. The bad neighborhood with Russia was the factor that stopped the major investments.
    So what investors can expect - i think the same price dynamics as in other east European countries that left eastern block and joined EU(like Poland, Hungary, Czech republic, Slovakia and so on).
    You can compare prices in these countries with prices in Ukraine and find that they differ drastically(it depends on a lot of factors, but approx, let's say, 2 times(a comparable flat in Warsaw will be 2 times more expensive that Kyiv, even considering that Kyiv is a larger city with well known scientific school and industry potential)).
    You're right that it's hard to measure just 'believe in victory'. It's more about the reconstruction agreement and EU integration. By analogy someone can see the growth rates of after-war economic in Europe(Marshall plan), Yugoslavia(Croatia, Serbia), Korean War(especially south Korea).
    I can foresee the liberalisation of migration policy after war(it was announced by the government) so there will be high demand for property.
    Also the government started cheap loan program for real estate - one more factor why prices are going up continually.
    I had around 14% yearly in real estate market in Kyiv just renting the flats(even not considering the property price growth)before the war and had never found the better market for myself. Even considering first few war months loss and a lot of stress, now market had stabilized(I don't know how foreigners imagine our war, but the fact is it takes place mostly in other part of country, 500+ miles away and the life in Kyiv itself hardly differs from pre-war life). Now I have around 12% and the tendency is that rent prices are growing also(at the start of war most of renters asked for discount so on average there was around 8%).
    Unfort, the market is complex for foreigners because of local specifics. But on the other side I'm happy that it was my chance to get what I wanted without the glogal competition at that point .
    Yeah, it's all about risk, if you don't want to - you don't need to invest into the country at war. If you believe in Russia - you can buy some property there(as their funky Rubble-Bubble goes down).
    I think the most real fact is that the prices are growing and what can be more honest than people's decision who vote by their money.
    Can prices be cheaper? Hardly. Only in some apocalypse scenario(in which someone believed and sold their property really cheap when the war started). If someone believes in magic that Russia will find some hidden resource to change the war tendency(only by last month Ukraine reoccupied more than was occupied by year) - this option is not for you.

      No. But it has a residency by investment one. $100k in local real estate gets you residency.
