Following the various videos I did with John in the past, I wanted to see some of the latest investments he made. His objective is to buy deep value real estate to then flip it in a few years for capital gains, and in the meantime maximizing rental yield.

Has russia missiles damaged any of your property in Kyiv?
@@topcarmusic5156 No
So total is approx $500 per sq foot. In NYC Midtown class A office space is about $ 1000 per sq foot. And no Russian tanks stationed at the border. And people do not steal light bulbs from hallways and do not urinate in there. Given all risks, do not know if it is bargain.
Wow 15% and 19% big numbers! Fortunately actually I invested in Bitcoin and got 369% in a year.
Another great and very informative video. John is very switched on and on the ball. What a pleasure to see such professionalism in Kyiv
Thank you. Yes, John is very insightful. I’m always happy to meet him each time I go to Kyiv.
Brilliant!
Great video and thank you for sharing all this information. Kiev is a very pleasant city
@3:20 "painting the facade of the building could maybe double the value of the apartments inside" 🤣 no sh!t you're making 19% yields if it were that easy!
Congratulations to the great deal!
Really interesting story and thanks for giving a brief explanation on what's going on in Kiev. Funny to see the exact opposite from the situation in western europe (shortage of residential, oversupply of office space) and hard to comprehend but i guess it's because Ukraine is shifting from agriculture to IT based economy. Still, if I were setting up an IT office in Ukraine I would definately choose Lviv over Kiev, much nicer city IMO and a lot cheaper too in all regards (50k usd salary in Kiev, for real?!? That's same level as Germany)
Can't find the Cuban embassy on the map. Where is it?
I was interested in this fund. Seems pretty compelling. The paperwork involved in investing, however, turned me off.
He is launching a new fund, structured in Ukraine. Much less paperwork.
@@TheWanderingInvestor Thanks for the tip!
So how is the market currently?
Very little liquidity. Sales prices are not down by much. Much less rental demand though.
When you were in Oman. I thought you would head over to Qatar. Is there a reason why you didn't go there. Is it even in your radar?
Sure. Nothing wrong with Qatar. And I don’t do content on everywhere I go to.
@@TheWanderingInvestor Okey, I just learn alot from your coverage and I would have loved to hear your thoughts on Qatar in the near future.
What's happening now with the investments?
John is on the ground holding the fort.
@@TheWanderingInvestor GROUND ZERO now:(
@@georgepapa2950 prices dropped near 15%. now on the back trend actually.
K'yiv real estate going UP! :-)
was joke, is bad joke but I want to make comment thank you.
Prices are actually going up. About 20% in downtown Kyiv in the past yeat.
@@nasseralomran2706 thank you. 8-9% in Kyiv in general, and about 20% in core historical.
I watched your video, it was great to see the video, a lot of nice content but I noticed that there are not enough views to subscribe to like comments. If you want, you will get many like and comment views on your video through advertisements. This will help to rank your video. And it will be very professional we can talk about how to grow ...
Kyiv became non investable city with outrages cost per square meter.I would go with Kharkiv.Cheaper prices and much higher yield than Kyiv.
Any videos or data on that topic?
@@eugenmalatov5470 search on the market you will see the difference.
Don't think you'd want to invest there now unless you're building bomb shelters ☺️
Looks like early 90s Romania, 80s Hungary 😆.
Please note that investing in Ukraine is very risky, very volatile and the experiences we discuss are based on our current activities as advisors and personal investors in the market. The video is designed to inform, not to provide any sort of investment advice, nor to suggest that the returns are indicative of any possible future performance. Yields as stated are NOT net of all possible fees, expenses, taxes, etc. This is intentional and is intended to show the fundamental business activity, NOT the net returns. The numbers are in no way representative of future returns nor even the market in general as it takes substantial knowledge and experience to achieve these results. General and/or 'average' and/or 'market' numbers for the Ukrainian real estate market will bear only slight resemblance to our results. Further, please note that average and market data for Ukraine is often fundamentally flawed and misrepresents the actual reality due to very high standard deviations for the data.
Protection measures for retail investors do not apply and the information given is in no way intended for retail investors. Only professional and "well informed" investors should consider investing in risky markets such as Ukraine. Investment in Ukraine involves special risks and any investment of any nature should be considered only by persons who can bear the economic risk of their investment for an indefinite period and who can afford a loss of their investment.
Any potential investor in Ukraine should carefully note the risks relating to Ukraine & investment in real estate in Ukraine and should very carefully research, analyze, definitely seek professional advice on any investment and consider carefully whether Ukraine is suitable for them. We strongly insist on obtaining appropriate independent legal, due diligence, tax and other professional advice before investing in Ukraine.
What do you think of Lviv vs Kiev in terms of investment potential? Very different vibe between the two cities and price level
Not sure if they will be able to get their money back. Huge real estate collapse coming in Ukraine
Who told you that?
The Russians are coming
