    Hi Neighbour. We live in Liguria and bought in March. 2020. The house was still filled with all furniture and the sheds arrived with machines and olive nets. A culture shock but wonderful. The old chain saw is still working! I think Italy allows you to live and learn. It’s superb.

    We bought sight unseen in Molise during the pandemic as well, in a village that we've never been to, let alone ever going to Molise. It was what my budget could afford. We couldn't be more happy with our choice. The people in the village are amazing and we have all the things that other regions have, just smaller. Roman ruins, check, hill top village founded by the Normans with a castle, check, etc etc.. Our views are similar to yours Julie, buy local, buy old, LEARN THE LANGUAGE, live in the village and integrate with the locals. Enjoy the life and the daily walks to get your 3rd or 4th espresso and a cornetto. 😀

      Hello. I’m looking to do this as well. I speak a little Italian, but am lost in this whole process. There are so many websites that don’t seem legit. Any advice?

      The further south you go and further away from urban centers, not knowing Italian will be a problem.

    Great advice, always wanted a place where I can relax and recharge, however, you are so right it is important to know from the get go if you want rural or urban. I would want to be in walking distance to the cafe, shops and restaurants. I live in London and would love to buy a little place and also love the Italian culture and would love to learn the language. Thank you for all the great tips.

    Hi from Verrucola. May I also suggest applying for your codice fiscale as soon as you think you want to buy in Italy. It makes life easier to have it in hand. And the right realtor is key. Ours set up all our utilities, helped with bank accounts, provided a property manager who takes care of all our renovation projects. Our little castle house is as close to heaven as I'll ever get, lol. Hope to see you at the coffee shop one of these days.

    My husband and I had a summer cottage in the South of France for twenty years. What Julie is telling you is absolutely spot on-- especially, learning to speak the language. Refreshing my school girl French made a tremendous difference.

    Julie, this information is wonderful. Thank you for sharing all of this important information. I do agree learning the language is extremely important and polite. People in other Countries really appreciate this gesture of respect and then you are able to make friends and after all thats part of the point of living in an other Country.

    I've signed up for Babel to learn Italian & have looked in Tuscany & Umbria, provinces of Siena & Perugia & priced between €100,000-€200,000. I've found a few I really like & am supposed to come check some out with a friend. I also didn't want rural OR urban, but more small town with enough to meet basic needs in walking distance, like you in Fivizzano.

    My house is situated overlooking a valley, and is surrounded by mountains. However I only have to walk up the road to a vibrant piazza with 2 bars, a gelateria, and a very well stocked alimentari.
    The best of both Worlds. 😃

    You renovated and furnished your house with so much taste - it looks wonderful - complimenti - I can agree very much on each of your points - finding the right area might be the most difficult part because as you said Italy is huge but can offer anything you want once you know it. I have started in Piedmont two years ago and have now found the most beautiful region for my taste in Salento in Puglia with the fantastic agent ‚from salento with love‘ - yes two and half years to find the right place - enjoy your house in Italy - love to watch your videos

    These are great tips, but were they really mistakes you made? Seems like you took your own sound advice. You researched the region and province you wanted to be in, you clearly decided rural vs urban, you hired a good agent, you learned the language, and you shopped at local/independent/second-hand shops. You've done it perfectly, as far as I can see! 😄 My family is from southern Lazio, province of Frosinone, and I LOVE it there. Looking forward to buying and fixing up una casetta carinissima!

    Thank you for all your advice! I've been on the fence of buying a house here in the States but haven't been able to commit. I am closing the gap on retirement and feel I should use this time to explore areas of Italy. I want an adventure in retirement and love the slower pace of life. I lived 10 years in the Little Italy neighborhood of Cleveland and that is where I learned to love walkability to restaurants, coffee shops and public transportation. I love hearing the church bells 10 minutes before mass begins. I put on a little lipstick, grab some cash and my keys and walk about 1 minute to the church. I love the religious events we have such as an outdoor stations of the cross on Good Friday and a 4 day festival to celebrate the Feast of the Assumption on 8/15. This all takes some planning so I feel it would be best to keep my options open at this point and not get settled in to a mortgage I most likely going to regret. I loved living in my US Italian village so now time to pursue one in Europe!

I am very proud of having because you had the courage and determination to make such a move to Italy. First, it's not easy moving to another country, especially Italy. I am an Italian and American citizen living in Florida, I speak Italian, and I still must say that it's not so easy to find the right location and house at a fair price in Italy, but you make it easier to achieve the dream by giving us the vital information that we need so keep up the good work!!!

    Love that area. Thank you for great info. We visited Italy during Christmas & New Year. Wish we had looked while we were there. Like you I want to be able to walk or ride bike to local shops,etc. Close to Sea & Ski would be AUsome, too!❄️☃️❤️🥰 Possibly within short distance to either rail or airport.🚃🛬🛫

    Grazie for sharing your Italian home and experiences. With 20 regions and a variety of provinces I was surprised to learn your home is in Lunigiana. I am familiar with Villafranca in Lunigiana, not far from you. Close proximity to Cinque Terra, a really lovely area.

    Great advice Julie, and nicely packaged and delivered, as per your usual. Another common mistake I've seen (and almost made myself) is in not fully understanding all the closing costs (taxes, notaio, document registration, commissions, etc). Also how best to transfer money into Italy to fund your purchase. Large banks (in the US, anyways) fiddle with the exchange rates to reduce their risk, and make money. There are dedicated currency exchange brokers that can save you money, but one obviously needs to do their research to ensure they're picking a trusted company.

    Just checked Property Organizers to get an idea. Prices have obviously gone up because of demand; can't find anything reasonably priced in the area I would prefer: Puglia. Feeling discouraged.

    Italian is a very easy language. It took me about 3 months to learn it. However, I would never give up on the USA. Nothing like America, and the rural amazing farm I live on. Close to the city but not too close. Italy is just for vacations.

    Dear Julie thanks for your smart and practical advise. Almost ready to make our move from US to Italy. Learning italian from movies with Ugo Tognazzi, Nino Manfredi and Carherine Spaak. Fin qui tutto bene.
