    The transformation from day one with urine soaked dilapidated mess, to the current status is incredible. Doesnt matter how long this has taken, this is a house any reasonable person would be pretty happy with. Its been a long journey but well worth following it. Thanks for the perserverence and videos.

    Had to pause to say Yes! No pedestal sink! 👍👍👍 😊 Nowhere to store extra toilet paper rolls, bars of soap, cleaning products, perhaps even spare clean towels if you're clever with the vanity cupboard space. A vanity cabinet no matter how tiny is much more practical than a pedestal. I grew up with old fashioned ones in Victorian houses and storage was such a problem. Well done for swapping. Whomever lives in your house henceforth wiil love you for it. 🤗 And as a plumber told you, a lot easier to install. 💖

    We actually rehung our existing powder room door so it swung out so that our parents who use a walker could navigate the bathroom so much more easily. It is right next to our pantry door, which has always swung out, so it actually looks better this way.

    Brilliant solution by your father-in-law imho. Outer swing on the loo door is perfect, too. It's already a tiny space, and old folks appreciate all the extra space we can get. Great video, wonderful progress. See ya next Tuesday!

    As a person who had to use a walker for a few months after a surgery I appreciate you not using a door smaller than 30. I was impressed by how you laid that vinyl. I would have had to do a paper template and still screwed it up. It looks nice.

    Just FYI, in my country (Belgium, Europe), it is advised to have toilet doors opening outwards for safety reasons. If anyone would pass out in this toilet behind the door, you wouldn't be able to open it inwards and rescue him.

    Your craftsmanship is amazing, in fitting things in this crooked little house. It is going to be far better and far cuter than it has ever been in its existence.     I've dealt with tiny bathrooms like that, both in my childhood house and my current house. I remember my mom telling me a story of my dad getting stuck in the bathroom because he couldn't figure out how to maneuver around the door and toilet 😂 He's not even a large guy either. You definitely made the right choice having it swing out, even if it seems a little unconventional.
    In other thoughts, I can't believe how close you are to completing this renovation and getting a tenant in there. I've been following not quite since the beginning, but shortly thereafter. I have a huge sense of joy and satisfaction seeing everything come together like it has. Thanks for taking us along for the ride these past 4-almost-5 years.

    The outward swinging door for that tiny powder room is indeed the best choice if large people will be using it. I like the pattern on the vinyl sheet flooring. I wish you had extended it down the entry hallway for ease of cleaning instead of putting in that carpeting. Children and pet dogs may be tracking in a lot of mud and vacuuming will not get up the muddy water that soaks into the carpeting and mildews the jute backing. When it is time to replace that carpeting, I would go with industrial type vinyl tiles because they are easy to keep clean and can stand up to a lot of use.

      I couldn't agree more regarding the mud room/entry way and the carpet. I'm curious about his explanation in the next video, because I am struggling to see advantages. Isn't that kind of linoleum floor also cheaper than carpet?

    Fun (maybe) fact :) In Norway there is a standard that all doors into bathrooms have to swing out. This is in case of emergency, so the person inside the bathroom cant block the door with their body if they have fallen down etc.

    With this video I felt like I am seeing the light at the end of the tunnel for this project. I"ve watched this series of videos from the beginning and you have totally rebuilt this place. I hope you get some great renters. Like a middle aged or older couple who want to stay there for oh you know the next twenty years or so. Also you mentioned in your last video having a new baby.     On your transition between rooms, the spacing for the screws are every 2" (should also be used from seam to seam as well) and the interior spacing is 6" or 8" depending on the thickness of plywood or substrate used. The reasoning for this is due to the amount of pressure exerted when walking - you don't want the sheets to start squeaking. Great job! I've loved the series so far, enjoyed the journey.

    I think the little bit of extra storage in the small bathroom is lovely because everyone needs a place to keep toilet paper. It may have been possible early on to do a pocket door? I can't recall. The other alternative, which I think is horrid,is a bi fold door. I really dislike bifold doors. I was laughing, why not a saloon door. Sorry about the 12K house getting trashed, I remember you working hard on that.

    Great work! Something to note: You had mentioned stepping down from a 28 inch door would require you to go to a 24. It is very easy to get a 26 inch pre hung door at your lowes or home depot by chatting with their door rep. They are 'custom' order, but will only run you $160 or so.

    The guest toilet door is well thought out. Colonial classic six panel style hollow core interior doors
    of the same style on the entire floor level. Putting low-profile wood trim around windows and doors
    slim. But still tasteful and decorative. All very good sir. Not to be trapped, not to swing the door inwards
    and of course the only right door solution here in this powder room so small in size. The normal thing
    in Europe to code and also in Russia is to have as a rule to let bathroom doors swing outwards.

    I am one of the people who will hate on the floor choice BUT. I am looking at it from an owners perspective not a landlord perspective, so we are looking at it from two different viewpoints when it comes to function. And no matter what flooring you choose it's 1000% better than the original floors. So great job with both the house and the videos. Looking forward to seeing this house done.

    My experience is the sink bolts to the wall, you do your plumbing and then slide the base under which is just a cover.
    But you need to plan for it before the drywall goes on so you have sturdy studs to bolt into.

    You should get the end caps for the cut edge of the countertops at the range. If there's no caps they will get nasty. Also, consider getting side splashes for the ends of the counter top to protect the walls there.

    Growing up we had a similar small half-bath off the kitchen, and a similar outswing door. Never thought anything of it - there simply wasn't room internally for it. No need to explain - all's well that ends well.

    I figured out how to break up that chimney base. Treat it like solid rock and drill holes and use "feathers" and a hammer to split it. Hope this helps

    I am so sad that people would trash the 12,000 dollar house! This was another very satisfying peak into finishing this house. Kudos to your FIL for the excellent advice. I prefer the outward swinging powder room door, it encourages keeping it shut!

    Bathroom door swinging out is safer anyway. If someone fainted in that small bathroom, you wouldn't have been able to get to them before.

    I will say that we had a pedestal sink in our old house, it was attached to the wall with screws in drywall anchors, not studs. Over the years of people bumping it and kids hanging on it the screws no longer held and the sink had a tendency to walk away from the wall and leak as the fittings would get pulled apart. The vanity will eliminate that sort of problem.

    My 23 yr old son just flipped his first house. He used the exact countertop and cabinets as you and painted the bedrooms gray. We’re also flipping our 3rd home and installed light flooring. I talked him into doing light flooring- not gray. Husband is a realtor and I see Gray gray gray on every flip! Quit! Gray is out!

    Your renters will thank you for the vanity storage and door swing.
    Curious why you didn't do vinyl in the mudroom as well. Would be MUCH easier to keep clean than dark carpet that will show every speck of dirt and trap dirt and water.

    Have you thought about stick on tile back splash in the kitchen it would make it easier to clean and it's a cheaper alternative to actual tile. It's looking very nice! I think its no problem ppl will get used to closing the door, I've seen houses where a restroom is in the hallway or off kitchen and the doors swing out you get used to closing it after use.

    Hi, I am one of those people who at seventy-three years old and slightly overweight who has problems with toilet doors “mainly pub toilets” with little to no room to move and at my age I am not the fastest of people in the world and my balance is not great. It is nice to see someone who considers that.

    At least the linoleum was only one layer. I've worked on mission trips before where we did new flooring in a kitchen and there would be 4-5 layers of the stuff glued down to each other. Took forever to chip it all up.

      @@samanthasurovec4639 The hallway is so long and narrow, it's really wasted space. Maybe a bench for shoes and hooks for coats and plants in the window? I imagine it will be counted in the 'livable square footage' of the house but there is very little someone can do with it. A shame.

    I personally wouldn't have done lino, but i can certainly understand the reasoning behind it. At the end if the day this is a rental home, and affordable/ durable are the most important things. Plus it honestly does look good. Im sure its also a lot easier to install with the.. less than square architecture

    I have a small bathroom and pedestal sink but I would absolutely switch it out for a small sink for storage alone! Toilet paper, cleaning supplies... there's only so many places you can shove those things out of view.

    Door swinging outward will be great for leg room and not having to dodge the door when it’s getting closed
