    Use the desk as division for the study space (have it face the retreat) = private study space, more light, more nice.

    Pete do builders still work in square as a unit of measurement? Or is that a Melboure thing? Square metres is surely more utilised. Every time you say square, I have to do the conversion.

      Same here. It’s the first time I hear about”squares”. Had to do some Googling. From my experience in WA we talk about square metres.

    Do you take into account energy consumption for the design? Also what building science measures do you include in the design to ensure higher than 7 star energy rating?

      Yes the new 7 star rating will consist of some more thought-out designs, increasing glazing levels to achieve the 7 stars, potentially some slab insulation also....all driving cost up!!

    Forget about school zones. Those who can afford to buy a $2M townhouse can afford to send their kids to private schools. In East Bentleigh all the townhouse record sales are outside of the school zone.

Would love to learn more about the Construction Footprint and build footprint possible sections in your feasibility for the next video. Keep these videos going.
    Question - Do you know if there is a standard for Darebin Council where it needs to be at least 15m frontage for a dual occ?

    Loving the videos mate. Great to get an insight into your processes and what thinking overlays your decision making. Super helpful. I think the biggest thing that’s complicating feasibilities for me atm is I’m finding a lot of variation in townhouse sales prices in Melbs. So it’s hard to really get the right sales input on the feaso. How do you guys deal with that?

      Thanks Michael, we have fun doing them! So it's a win / win 😃🙌
      You are right, the trick is getting your resales right and backing yourself in! Being to far wrong either way can hurt. We usually find our best estimate and then look at a 5-10% variance up and down from there, this makes it more likely to be in the range! Helps with managing expectations also... 🫵😜🙏

      Sounds like the half height wall is going and there will be a built in desk against the wall, so a bigger retreat!! 🤙🥊

      Hey mate - I'm bias to Melbourne for sure! But I do think Melb is under valued, as other states have out performed Melb us in recent times, so I think it will be our turn soon!! 🚀💪🔥

      Hey! 16m is a great frontage for a side by side development, it will depend on other things like which council you are and can you get your 2 driveways in? 😜💪🥊

    Only my opinion: for me, triangular windows are a no-no. 1)They are hard to flash and make watertight. The lower corner is always a point for water ingress. 2)They are a nightmare to try and fit internal sun shades to. That is, curtains just don't work. So stay away from any triangular windows.     The study should not have a half wall. Instead it needs a full wall and door otherwise, there is no segregation from the family noise off teenagers watching brainless reality TV next door in the retreat. Try conducting a business phone call in the evening in an open space shared by family....Not very professional. (Great content, Marty).
