Pete, Claire, great to see the finished product! I love the stepped floorplan. That feeling you describe Pete of walking down the hall and being drawn into the living room is the "compression and release" effect Frank Lloyd Wright put in nearly all of his designs. Plenty of house feel to this one. Bifold doors were well worth it. Pantry was a masterstroke. Upstairs layout was spot on. Retreat with the skylight was perfect. Only (minor) thing I would add is some largish evergreen trees (lemon trees or something so it's green in winter) out the front to contrast with the light colors of the house. Make the house feel established. Great work guys and thanks for sharing!

Don’t trust your town planner or “cartoonist” I mean Architect. We’ve been burned countless times with these two professional services who always turn their back once your permits got denied! Nothing is guaranteed in life which is an absolute rubbish for defending their incompetence! Talk to The builder first as they have the skin in the game where those two professionals services would love to spent your dollar promising the whole world just to keep their business running as they won’t own the accountability!Do your feasibility with builder instead!

I’m 52 hoping to end the rat race by 60 with above $1M. I know money is a liability to be exchanged for assets with real value like real estate (properties for rent) stocks (dividends) bonds (interest) But, what is it with bitcoin? I hear a lot about it and I'd love to diversify my portfolio.

Competitive tendering for major projects in the UK is almost obsolete. Let's say you have a budget of 10 million and invite 3 tenderers. Each tenderer will spend a lot of money putting their tender together so won't want to see that wasted. So they deliberately undercut each other. The architect has specified the doors to be supplied by Bill Turner. Contractor 1 gets a Bill Turner price of 100k. Contractor 2 has another supply chain favourite called Billy boy and his price is 90k to Contractor 2 but 120k to Contractor 1. Contractor 3 has another supply chain from wizzo doors who quotes Contractor 1 at 125k, Contractor 2 at 95k and Contractor 3 at 85k. Contractor 3 also has a redesign secret up his sleeve. So does Contractor 1. All 3 bidders have another 15 to 20 off spec and re design secrets and they are all different. Contractor 1 bid is 10.20 million. Contractor 2 is 10.50 milion snd Contractor 3 is 10.80 million or sone of them are below 10 million. But all three are non compliant. But none of them declare that in their bid submission, instead they wait until they put a vague statement in their bid letter like we look forward to discussing our offer in due course. Then they gauge where they are in the pecking order when they get interviewed and then the Client realises he has a mess to sort out. On a big job such as a 50 million plus project one or two years can pass to sort the mess out. Then additional inflation kicks in and you go round and round in circles. Far better to employ one contractor on a partnership basis who becomes part of the team at design stage.
Understand Trevor!! But partnering exclusively with one builder usually results in you paying too much, unless there is an agreed, strict set of rates. This can work!
Yes you can have a pre agreed set of rates but would every element be covered ? And a pre agreed oh and profit %. Then there are the prelims. With a partnership the Contractor becomes part of the design team providing design buildability. And he can put an early budget price in place giving the Client early comfort and then he can fine tune the budget as design progresses. The skill is putting a budget in place that can later be bettered as design progresses. Also a fully costed risk register can be provided with a pre agreed risk share between Client and Contractor. In the UK there is an NHS partnership contract called procure 23 based on these issues. My experience of working on 3 contracts is very positive even though each project took 2 years to develop to an agreed scheme and price with full planning permission.

when calculating the holding cost,, specifically the interest. how come it says "interest on 50% project cost" as 54k? isnt it meant to be 125k? (3,500,000 x 0.5 x 7%) seems like you calculated the interest just of the construction cost? (1,570,000 x 0.5 x 7%) = 55k. Then again project duration is 24 months, but your interest calculated is (12 months x 50% construction cost)?? what am i missing?

Great video Pete. I think this is a hot topic for potential small developers like myself. Jonesy was talking about seeing capability with a broker. Was he saying that if you had a group of people forming a JV and some of the members did not have the upfront cash, some of the members could take a loan for the property and civils works and once the DA comes through the JV group approach’s lenders for the build?
Hey Shawn - He is saying that the investors put up the cash at the start and for land and soft costs and then lend the build...Which can be done through a private lender potentially based on having a nice LVR! 🥊🔥

Mate, very nice Hamptons feel. Agree with Claire - no car out the front is a really good look. Feels very welcoming. Kitchen looks premium - better than I'd expect for the build. Forget about school zones. Those who can afford to buy a $2M townhouse can afford to send their kids to private schools. In East Bentleigh all the townhouse record sales are outside of the school zone.
