Good buying from Gav and his numbers on this were spot on. I'm with you on the build costs though Pete - I'd spend a smidge more as the comparables I could find justify it I think. Definitely would like to see the cost breakdown (more detail is better). Great all-round episode again guys.
Hi Peter. Great video as always, and very informative. I have a question regarding construction costs. Your feaso is currently showing $25,500 per square or roughly $2,750 per sqm. I thought the current construction rates were a fair bit higher. Do you generally get cheaper rates through good working relationships with your builders or are these the rough numbers we should be looking at for our own feasos (understanding that not all projects are the same).

Love the videos, first time in the comments. What's the side setback on the front dwelling? 2metres? I thought once the land is subdivided the side setback goes from 2 metres to 3 metres. Any clarification around that?
Very surprised to see the lending on that feasibility. Didn't think the bank would let you knock down a house when you only have 20% equity. A lot less capital required than expected.
The house is only approved to be demolished from the lender when the build loan has been approved ✅ The houses we deal with are not worth much... But it's a good point you raise 😏
Gosh the middle townhouse has smashed it out of the park. It's got great space and flow. I've been watching the progress of a recently built and sold townhouse in Brighton. The buyer feedback was there were too many bathrooms which signaled too much cleaning. Not what I expected but that was the open for inspection consensus from people going through. I must admit it was a much bigger dwelling and every bedroom had a bathroom but I don't think they needed it. Personally I think you need a bath in a home

The interest is minimal early on in the build and gets heavier as it gets higher. This should make sense now.
