This is honestly so much more than what I expected for 10mil in upper east side NYC. Maybe it's bc of the age of the building? I live in Hong Kong which is infamous for its crazy property prices so maybe that's another reason why haha. Loved the vibe of this apartment though and another great video Erik!

For the no mirrors thing: they could need replacement, or the current / previous owner was maybe visually impaired and didn't need the mirrors in their personal bath- and bedrooms?

Great tour and equally great property. I'd love to see similar listings like this where it's not all minimalistic and futuristic with its layout and the feeling it protrudes. That homey feeling is what sells a place in my opinion.

Love this place. I feel like with just some small renovations like bathrooms renovations and new flooring in certain places (like kitchen) it could become a beautiful traditional home in the sky.

You really need to love a feeling of hanging in the clouds to purchase a place so jigh up in a highrise. I love New York, but personally I'd go for one of the low to the ground options shown at the beginning. 😉 Thank for another great tour!
This is great. Too often we get stuck with videos that are $40M-$50M+. It's not until you have a video like this that shows that $10M still buys you a lot of home.

The bedrooms have the best sizes. Not too big and so cosy. I think with the view in this City it is worth it!
For a $10M limit, I'd either get a townhouse in Greenwich Village, Nolita, Chelsea, Tribeca or, if we stick to apartments, East Village, Tribeca, Chelsea

I would assume that the jobs pay you better in Manhattan than those places. Capitalism like to take advantage of homeowners making more money in certain places thus why real estate usually cost more in areas where income wages of homeowners are higher

I absolutely love this place, it feels like a home that's loved and lived in. If I ever had crazy money to spend, this is the sort of New York apartment I would buy. It's got the sort of touches of an older building and amazing windows. I'm not a fan of the marble bathroom, but I love everything else. So many of these multi million dollar apartments are all white walls minimalist open plan and it's really nice to see the difference.

There are no mirrors because working with an Interior design firm in the past, these pieces are left behind, either forgot or did not arrive on time for staging.
Beautiful New york city apartment, I like the bust of the black man at the entrance. I like the honey onyx powder room. I like the great room, I like the black granite island kitchen. I like the master bedroom and the marble master bathroom. The wraparound balcony and the NYC view are awesome.
I like this place. Alot of these ultra expensive homes in NYC look like museums inside. This place has a warm homely feel to it
Gym room and the 2 office rooms, my favorites. It’s worth the money for those that have that kind of money and to invest.

Spectacular views but it’s a gut job for sure. All except for the beautiful banister on the stairs. That needs to be opened up cause it’s quite nice. Yes it’s worth 10mil. Erik is a good view also.

My understanding of the term duplex indicates two separate residences in one building. I would describe this apartment as a two floor or split level apartment.
I love the place. The view is amazing. The windows on the place are not good. They seem like they're the original windows of the place. In a high rise, replacing windows are more than a house also. There are windows made for high rises. Most windows for residential homes will not work or hold up.
Finally a luxurious apartment which is not cramped and each room has its own space. I would like to live there

I like it, and can easily see why it's $10M. Some of it's a little outdated for my taste (granite countertops...), but the layout is very cool, and the views are fantastic. I'd absolutely choose this over Scotland or Texas.

0:51 - either Erik is really tall or it is really low hanging chandelier. Altough it's a cool one. 1:05 - breathtaking entry view 1:51 -wow, intricately shaped balcony, definitely more interesting than the usual piece of protruding floor extension. 3:32 - love the tile pattern on floor 4:39 - door obey Erik, he's working hard to advertise you ! 6:27 - doesn't such pocket door get more and more hard to use as the rollers get worn out over time, like closets with sliding doors do ? Eventually dust builds up in there, in that pocket, and clogs the rails ? 8:03 - cool armchair 8:52 - really nicely said about getting the feeling of energy gained from city 10:25 - nice contrast between furniture and floor. Really interesting layout and finish in this one, if it takes those 10 millions, then it is worth it.

The best area to buy right now is Long Island City queens . Close to the ferry to Manhattan. Etc and o the edge of queens and Long Island
Based on 5000 Sq Ft Duplex with view at Central Park, 10 Mill asking price is hell lot cheap. But a physical viewing is much required for proper valuation.

I honestly see this house as somewhat of a deal considering where it is at. I do not know the prices of apartments in various areas of NYC, but for 10 million, this seems like a good sized home for the money. I do like that the duplex has a homey feel, which I think does "soften" the asking price. Great tour, and great property.

I’d be curious to know what kind of financial situation enables you to purchase at 10 mil. Like what type of income, are people taking a mortgage out or are they paying cash?
People with enormous amounts of wealth - but definitely not paid in cash. Wouldn’t make sense despite the amount of money you have (unless you’re a multi-billionaire, perhaps).
Well you are probably an exec for a big company making $6+ million dollars per year. Unlikely someone would pay cash but depending on what your other expenses were then maybe you would.
If your rich you never pay cash. Cash=taxes. You own assets(stock,bonds etc) and you borrow with that as security. That way you ene paying zero taxes.
It's a very elegant apartment, light and classic accents and hardware. There are no mirrors because the owners took them with. Well, I'm a city person and NYC is fantastic, and I've enjoyed visiting, so for the money, $10mill, I would probably opt for a Scotland castle, castles are just awesome! And castles are timeless treasures. My other choice would not be TX, but would be Vancouver, BC it has many old castle-like and traditional homes with yards in the city...tough questions Erik great presentation and food for thought....

Compared to what $1m buys you in NYC, this $10m place actually looks really good for the money. Although I am not American so I dont know if east side is less expensive than some of the other places youve shown.

I guess I was always desensitized to wealth bc of Top Gear & other big money shows & my families that all seem to be rich/better off than my immediate family….
But I wish to have homes all over with cars, tailored clothes/suits, etc. I’ve had ideas for years but idk how to program. One is a social media app that’s supposed to be on par with Instagram & Snapchat while doing something entirely different bc it deals with something else.
I choose the Scottish Castle over everything even with the awful Scottish weather, but that was a great house tour, think it was way over priced but isn't everything in New York.
