  • We dealt recently with the annoyance of land squatters and we wanted to share our experience and how we are preparing so this doesn’t happen again while we build our off grid desert homestead in Cochise county, AZ.

    Along with your no trespass signs, a sign stating that you use this land for target shooing at random times night and day. Fire a few shots at random times and word gets out real quick. Make sure you talk to the cops about the target shooting
    A friend did that and when he found some squatters who refused to move a few rifle shots into targets near them soon changed their minds!!!

    This is why I havent built anything on my land out in Cochise cty yet...i figured squatting would be a real issue if I couldnt be there all the time. Not to mention the local thieves.

    There seems to be a lot of videos around of people just going out to a remote area, assume nobody own it, and set up shop claiming they are homesteaders. They even find old buildings and cabins that are locked and just assume they are "abandoned". I agree with previous posters - fences and signs are the minimum to have., especially if you are a remote owner.

    Hello fellow Cochise county homesteaders! I just stumbled across your channel today. I researched Arizona land ownership a few years ago, and, if I remember correctly, you don't need to have those "no trespassing" signs up in order to be able to use legal action against trespassers. Also, if you do post signs, you need a minimum of 1 sign per fence line (e.g. for a rectangular property, that is 4 signs). You guys have probably done the right thing with where yours are posted, but a general guideline I have heard is to post them at any entrance to your property.
    BTW, I've just subscribed, onward to 500 subs!

    this is becoming more and more common down here. best thing is get to know yer neighbors and have them watch yer land for strangers.

    Their is a group in the USA that thinks trespassing isn't that big of a deal. Their sense of freedom doesn't include morals or wisdom.

    I stumbled on a fb group of soverign citizens who made a lifestyle out of taking over peoples lad for rv and camping permanently. The thought that they knew the law and could take the land. It is a aomewhat organ8zed movement

    Fences and signs are your first line of defense. Sheriff is your final call. There are measures in between that I won't post.

      setting up shop in a few months in wv. my buddy and his family are coming with me. he is a disabled vet and the first thing he plans on doing is having a barbecue and inviting all the
      local leo's. he wants to see them and have them SEE US..

    No point in putting up fences if you do not plan on being around. As soon as they see your not there those fences will get stolen along with anything else that you leave unattended for any lengh of time.

    good job. Many people know they are on others land not public or their lands, and that is how they enter the USA that we all pay taxes not them to live in.

    The state won't protect your property, so you have to do it yourself. Squatters on rural property is a problem easily solved by a semi-automatic rifle and a backhoe. My backhoe is small and barely gets to 6', so I hope I never have too much of a problem.
    If the squatters move on as soon as they realize they are busted, that makes the problem even easier. I do hope you have notified the owners of the property they moved to. If you don't know who they are, they can normally be identified through the local property tax database. For better or worse, that is usually public information.

      Ask a good neighboor to feed the dog's , or even inside in good weather . Even Fools know the sound of a Pit bull barking, If the felon's wish to try to take over your house, since they knowingly broke in, the onus is upon them,not you.

    A Garmin along with the chip for your area will show on the map who exactly owns the property around you as well as your name should or will eventually appear…what about a game camera

      We are lucky that our county has an online interactive parcel map, which gives us the property owners whenever you click on a parcel.
      Games cameras can work as long as you are in the area to check them frequently. Thats the downside of cameras is that you’ll need a power source & way to transmit that data (internet) if you’re not in the area for a while. That makes more sense for vacant homes really, or new builds.

      I was just involved in a situation that showed that neither the county maps nor the gps data was correct. The only thing that is legal is a survey from a licensed land surveyor. You don’t buy land based on some app on your gps or based on the county tax maps. You buy land based on a deed drawn and stamped by a licensed surveyor.

      Georgia, is about to change the "Sqatter's Right's" to " I'm sorry ladies or men , but if you cannot show proof, not good looking forged document's by midnight , we by law will return at midnight and we will remove you and return the stolen property. result in several theft and very possible felonies". We are the Georgia Police . when the Police return at midnight, The evection starts at midnight, yes they will most certainly wake you up. I have lived in my car, tents, friend's apt's for maybe a week. that was a long time ago, I've been there. I worked my way out.

    There are so many people living out of their vehicles nowadays in the Western states and all the criminals coming over the border; even if I built a beautiful home I would never feel safe in that kind of location, especially at night; additionally, large corps are buying up all the water rights; if you don't have water you don't have anything.       i'm from the midwest and have lived in colo for 35 years. cannot wait to retire to land in wv. god love em, but i could never live out there.

    To be honest they do it because it's not right to own something if you don't use it we also own offgrid land and live on it. There is a law on the books that says you don't have a right to have a place you don't maintain or take care of.

      property rights
      their property, their rules.
      they are paying prop taxes and are in process.
      imminent domain by gov't and adverse posession

      That's false, millions of Americans own property as an investment-legally. It sits for years, yet they pay taxes on it every year. In order for your statement to be true you wouldn't be required to pay for said property nor pay taxes. Being a legal description on said deed means you went throughout the legal process. Yours to do what you want with.
