      Love the rotting porch, poorly designed concept, half-heated, but half not for some strange reason in case you have friends that you don't like. And oh ... $375,000 dollars for this sort of luxury.

    If it was turn key, and 4 season, ready, maybe, and that's a big maybe! Even if the cabin was valued at $75,000, which I don't see, that's still a $100,000 per acre!👌

    Maybe if it were move-in condition and not just a shell the price could be justified. They walked away from the project yet want to be compensated as though they finished it.

      Yeah, and the owner is a carpenter that will finish it for you for $$$ when he couldn't finish it for himself. You might be waiting a long time, plus he felled all the trees. WTH??!!!

    They installed SPC over an open crawl space that does not have 18 inches of clearance under the house with a class one moisture barrier. All of the flooring and the entire porch are installed wrong and would have to be redone. The floor will rot in less than 3 years as the SPC vinyl traps moisture in the floor. The cabin brings down the value and the land is the only thing that should be factored in. Im from Maine BTW now living in Texas. I will look for 200 acres in 2025. Thanks for the new video look forward to the next one.

    Ain't no way in that price range. $95,000 just for land and lakefront is possible.
    If this sells for listed price, or close, I will be amazed.

    When I watch these videos I'm focused on details about the road, well, septic, soil conditions and foundation, plus the potential of electric service, if possible. No comment about price. Even though Im not in the market to buy at this time, I enjoy your videos Phil.

      @@Corkfish1 It's off grid and really not that nice of a cabin on 3 acres .Lakefront is nice for sure and I love the lake but if he, the owner really wanted to sell it he would price it around 190 K . It's going to be one of those listings Phil has on his books for a long time .

    In my opinion, the cabin(s) bring the price down; they need more work than you think. Is there even an outhouse on the lot? $25k short of $400,000 for a seasonal getaway that requires an additional $10-20k minimum to be suitable to live in? I'm not from Maine, and I realize the housing market is ridiculous now, but this seems about $200k-250k overpriced?
