Great find! Dig a good sized pond in the flat land and this could be a forever homestead! The lodge would be a great place to stay while building your home! Excellent find Phil!

Have the ash borers hit that area yet? My retirement job has me running a firewood processor for a friend in NH. Most of the ash I get have been decimated by the. ash borer
Is there a history of flooding or landsliding there? A dlood certificate? Thanks again for a well documented ahowing via the interwebs. I would want to conserve the land .
Thank you. Is it buildable and are rhere by laws in the HOA. The HOA is what just killed the whole spirit and potential. @philmcphail2228
A little rough. Outhouse isn’t a big seller. No water . Land seems nice . Good price .Someone might love it! Good luck!

Only thing missing in the view of this property was you showing the conservation area part ?
You're slipping ?
Be happy to send it to you. Our Editors don’t always remember everything when doing the overlays. I’m a little too busy to do my own editing.
It's nice to finally see a more reasonable price on a remote location. The cabin is cute, wouldn't take much to enhance with more amenities for more consistent year round use.
My only issue is that if I buy 71 acres of land I expect to be able to use that entire 71 acres however I see fit. Whether that is preservation/conservation, gardening, trails, pasture, wood harvest, etc.. That you have such a huge swath of that land parcel you can't do anything with is a turn off. Not everyone is a hunter and a lot of people don't want to use these types of locations for hunting at all. In addition, that much swampy area is home to a lot of mosquitos, ticks, and flies all of which could carry some pretty nasty illnesses in the summer time.
Thinning that area out a little would be beneficial but if the state of Maine doesn't allow you to manage your own property what is the point of owning it? It's just a different form of renting.
Obviously this is not for you. We Mainers like protecting the deer herd even those who don’t hunt. If this were all high dry and encumbered the price would reflect it.
I'm moving from taxachssets I have a 3200 Sq foot house on 2 acres 900 a month in taxes I'm out
HoA forget it
50% of this property is not “low”.
Its “swamp”.
Worthless.
Unless you’re a duck
Now you’re talking!!! If it weren’t so far north I’d be calling!! 👍🏼 that’ll go fast
