  • "Dear Sean, would you buy a landed property or a high-rise if they both worth the same?!"
    Back to basics, what's your intention of the property? After getting your intention right, only we can run through the 4 checklist to consider before purchasing. Although it's quite impossible to have the same value for a landed property and an apartment in a same location, the trend now is moving towards strata living. We must learn how to contribute to the committee in your local area or the management of your own house. My take?! I would stay in a landed property and I would buy an apartment for investment in my current situation!!

    Have you considered the rising maintenance charges.For example if you pay 300 per month towards maintenance charges, it will amount to 3,600 ringgit per year.This figure keeps going up due to increased labour charges and security fees. Think of the large payouts if one stays in a condo for decades.In contrast, you pay nothing except for assessment rates that is easily affordable.Also no limit to parking of cars and the hassle of passing through the security checks as in a condo.In a landed property, one can do some simple gardening with the space around.Whereas a condo is like a concrete jungle and waiting for the lifts can be annoying...

      That's a great point. But that RM 300 is for the facilities that you'll use around the building. Unfortunately you'll also need to take into account the maintenance of your individual landed house too. You're responsible for your facade paint, safety, roof, water tank., and etc.
      Ultimately it's a preference thing. Thanks for sharing Teck Hoh.

    Hi Sean , thanks for your video. That's very informative. I am having the same issue now. U know bandar utama area is having new development of low rise condo and the price is some how about those landed in BU. But the thing to consider is the condo is leasehold while bu landed is freehold. Those landed houses are quite old n may need refurbishment while the condo is new. Another thing is maintenance fee which the low density condo is much expensive due to the number of units they hv within the boundary. Im still undecided now. It's good if I can get opinion from you.     Hi Sean, what do you think the best way to punish these defaulters other than interest. Like you said, mostly investor in high-rise doesn't pay at all until they sell their house. They only will pay it when they receive deposit 3.18% from buyer.
    My suggestion is that what if Malaysia gov implement "For those who didn't pay maintenance fee, his/her name will be added to blacklist eg: CTOS, CCRIS or comeout with a new one :D. And all banks will only approve financed if their name is cleared. This should prevent investors didnt pay maintenance fee for their next houses.

      Hi Haziq. That used to be the problem for the previous Strata Act but with the new implementation of Strata Management Act, the management committee has more power now and I've personally experienced improved after the new act.
      I'll definitely try to cover that topic.. great suggestion=)

    highrise no longer that safe. crooks will rent a unit and start their business from within instead of from the outside passing through all the mentioned security checks.

      Well it's then a higher effort in order to commit crime. Then what would you suggest KC haha? Because if both landed and highrise are dangerous, then *scratch head...
