    An episode requested by many, I've demonstrated some simple, easy to do defect checking methods that can be easily done by everyone.
    However, I've divided the defects into two parts: utility and aesthetics. Utility components consist of water, electricity, sewerage, door, window, security, electrical appliances and etc. And these are critical and must be raised immediately . As for aesthetics would be for stains, or uneven surfaces, or scratches on any surfaces. These are elements that is totally up to individual tolerance level.
    Basically for reference or standards, usually construction companies in Malaysia refer to CONQUAS or QLASSIC. Also, please check the common areas as they are also part of your property.
    If you're renting out the unit, do consider the downtime of rectifying the defect from the aesthetics section whether is it worth waiting for another 2-3 months just to fix a scratch? Or do I just rent out the unit right away?

    Watched this video as a learning property agent wanting to check defects for my customers and made a list~
    Decided to share it as it could help others as well. (Added some tips as well)
    Huge props and thanks to Sean Tan for making this amazing video!
    Bring copy of SPA (Sales and purchase agreement) as it is indicated there the specifications for each area of the property. ( E.g. laminated flooring becoming tiles )
    Things that can be checked as defects
    1. Check all electrical points with charger (If you have an electrician with you check all lighting points) and if heater is included also check it.
    2. Check all pressure for all water outlets (also every toilet point)
    3. Very obvious stains/scratches/cracks on floor or wall (Make sure it isn't dust) Note: for high rise if the glass dirty on the outside/ you can't clean it yourself its also considered a defect.
    4. Check ALL door, window hinges/locks carefully as you are going to use it daily and also cabinets provided close properly.
    5. Check hollow tiles with coin if you don't have the tools. (They come very cheap online you can search for telescopic sound diagnostic stick it can help with areas you can't reach)
    6. Check for laminated tiles squeaky sound.
    7. Check the evenness of wall (Using Standard1.2m Spirit Level)
    8. Check for the switches/wall plugs are installed properly (no gaps/won't come off easily)
    9. Make sure door frames are not hollow
    10. Window air tightness (Feel the rubber, soft is good)
    13. Fill up sink and check for leakage, then release it and repeat. Area with drain spray with water and see if it is following the gradient /slope to go into the drain.
    14. Check for water stains/leakages especially easy to spot during rainy season. (Can also check for mould using inexpensive blacklight torch online which can also be useful for future mould spotting)
    15. Electrical appliances and kitchen appliances. ( E.g. air-conditioning,hood and hob)
    16. Make sure the overall dimension of the unit is correct. (Rare case the customer gets a smaller unit)
    17. Check extensive common areas as they are a part of your property. ( E.g. Swimming pool, gym & saunas)
    18. DLP (Defect Liability Period) Usually 24 months can still ask developer to fix cracks etc. (Invalid for renovated especially landed homes as renovations did not receive checking and beforehand from developers)
    Things that cannot be categorised as defect
    1. Fully-furnished unit furniture colour/quality/feel ( Hard to quantify and judge )
    Look at 9:41or the description from Sean to debate whether the downtime for rectifying aesthetic defects are worth the downtime.

      @@jllee7782 Yes you can, normally if you are dealing with an agent they can help you settle checking and filling the defect form. If not you need to check it yourself and take some photos, fill the defect form to send to and claim with the developer. Or else hire professionals which would be more readily available in the Klang Valley area.
      If it is a project you bought before launch should get 2 years defect liability period. But if I'm not wrong will be void after any modifications done to the house.

    Yet another great and informative content! How do we determine what are the defects that should be addressed for rental property? We can have 10s if not 100s marked during defect check, but like you mentioned we don’t want to be bleeding the mortgage installment too long either.

    Maybe can include other parts like the window hinges (open then cannot close), balcony railings (coz not many people go out in the hot sun😜) and fuse box (missing fuse ke?).     Hi..I am just wondering.. My apartment is using precast walls..and now the leakages between wall connections occured..as the rain can seeps through the wall..my paint started to turn to yellow with a lot of watermarks and starts to peel off..the yellowish stain already spread to my ceiling..i already reported my defects for 3 times..they just come to repaint the wall and ceiling..i want to ask if after 3times reporting the same defect, and the same thing happens again..Can I hire a waterproofing specialist myself and charge back to the developer as my unit is still in DLP period?is it possible?

    Going for defect check this coming weekend. It’s my third prop. Still a lot to learn.. especially kiam siap ppl like me don’t wanna hire people to do it, This first 2 prop I did not check electricity + water drain, clogging, etc.
    I would suggest bring a partner / friend / family to help out if that’s a landed property. (Totally different game) we do not have to worry about roof, leaking, pipes, etc in condo during vp.

      There will be a form where you can record all the defects, then submit to the customer service team and they will address them. Or you can hired professional defect checkers to do it for you.

    Regarding renovations, will it void the entire warranty regardless of what we do, or only the areas affected by the renovation?

      It depends but for strata titled properties, you will need to get approval for the scope of renovation. So that will most probably be within the warranty as usually, no wet works are allowed for high-rise.
      But for individual titled landed units, that is often the debate.

    On your comments on the customer missing 50sqft for his 900sqft unit. What happens then? The structure etc has already been built, is there anyway to claim for this?

    Hi your video is very good and informational but i want to ask about the wall paint. At my father house we tried installing a wallpaper to their wall but the wallpaper wont stick to it and fall apart including with the white paint. My question is , is the wall paint can be part of the defect and how do i check the paint on the wall if its good or not?

      Hi Alif, appreciate the kind words. For the wall paint, there's a trick to check using masking tape. There's a standard where you should be able to stick and pull the masking tape on the wall for 3-5 times without the paint layer peeling off.

    Notwithstanding the Defect Liability Period is 24 months, it is implied that the repairs corrections made by developer is good and proper. If the repair work is shoddy and ineffective despite repeated complaints by house owner, there is a right of owner to get outside third party to undertake the repair and claim this cost from developer. Also, time of developer's responsibility and liability does not automatically end at 24 months. If this same defect has not been properly repaired, the developer has to make good despite it is after 24 months provided it is still defective within a reasonable time. Eg, fixing cracks in wall. If developer takes a short cut and just applies putty n paint job, then that is a con job. The crack was never repaired. Merely plastered over. So a lot of diligent follow up work and monitoring is required by owner.

    1) electrical points, charge your phone
    2) water pressure, shower, toilet bowl, tap, basin
    3) stains on floor/wall/window, can be just dust
    4) door knob shaking? sticker for label
    5) bring copy of SPA tile vs lamitaed timber (compare material, compare 5ft tiling vs full height) + empty tile vs solid tile even at the edge + tile flooring vs timber flooring timber = squeeking sound, got rubber or foam + hollow tile is dangerous
    6) eveness of the wall (use tool)
    7) switches got gap or not
    8) door frame, needs to be solid, not hollow
    9) utility, electricity, db box, if got electrician, check lighting,
    10) fill up sink with water check sewer system + check for leakage / water stain
    11) if provided electrical appliances, check them
    12) aesthetic hollow/solid/close firmly
    13) measuring tape, wall to wall bought 900 but get 850 sqft
    mindset = regardless 300k or 200k or 3mil, fight for your right
    CCC (certificate of completion and compliance) before VP (vacant possession)
    DLP vs you renovate by yourself

      Write in to developer and the lawyer who handled the sale and purchase transaction. Always ask the lawyer clearly if the lawyer's fees were paid by developer, who is your client ; developer or me, the purchaser?

      Erm, I would just raise it as a defect. And let the customer executive come and check for you. Because I'm more concern about the water flowing gradient more than anything else, which means when it rains, there wouldn't be puddles of water..

      It's okay if it's steel. The concern is the members of the door frame might skew or distort causing the door to not be able to close properly.
      Developers usually replaces them.

    out of curiosity....
    1. for hollow tiles, do the developer change / replace it? when my unit VP previously, the developer refused to do anything, claiming that it will affect the rest of the non-hollow ones (i read this in the group chat). is there an acceptable "level" for hollow tiles?
    2. at 3:09, what can the developer do? my guess - they just fill up to make it "looks" straight? then it doesn't serve any purpose rather than just cosmetics?

      answering your 2nd question...the walls are normally non-structural elements (except in high rise where the wall may be part of the structure), so making good/touching up by plastering to even the surface is not an issue

      Brick wall was in a letter besides the S&P.
      But developer built a partition wall...similar to office partition.

    Question. I am buying subsales and it is still consider a new unit with less than 12 months old. Is it normal that developer do not entertain the defect claim for subsales owner? When is the best time to do the defect claim which is before or after signed the SPA? Thanks.

      There's two scenarios because I'm also getting mixed answers myself. In my understanding, developers have no obligation to the new subsale owner in rectifying the defects but certain developers still do it out of goodwill.
      In your case, I would suggest to get the previous owner to rectify the defects first before handing over to you. That will be a better position.

    If there are obvious scratches and minor cracks on kitchen cabinet (functionality is okay), will developer replace it? Unit still under developer warranty.

      Hi Yen Ping, for those scratches, it's a norm for developers to replace. But it depends on whether will that hold back your time to let out your unit.
      But if it's for your own stay, then you can just INSIST that to the developer=)

      For water proofing, they will do ponding test. And water seepage, you're only able to test during storms unfortunately.

    Hi Sean! I find that your videos are quite informative. Would like to pick your thoughts, what if the actual ID of condo is not up to expectation, for example a luxury condo claimed by a well known developer but the lift entrance doors are the type of low cost aluminium frame glass. Should it be voiced out before or after VP? And what can be done? Thanks

      Hi Jay. Unfortunately that area falls under the common area and it's not specified in any agreements on the agreed choice of materials to be used. The best case would be computer generated visuals but usually those often comes with "for illustration purposes only".
      You definitely can voice out but whether to replace depends on the developer.

    I have experience of 8-10 pieces of hollow tiles breaking by themselves altogether due to pressure built beneath them. Would have my legs cut if I was nearby.

      I disagree Apple. As I came from the other side, I think it's better that consumers should know what's our right and how we exercise them. By going through the right channel and processes, everyone will be getting what they want.

      Not necessarily as you can always bring your case up to tribunal. But with that mindset, I guess you will build your own house then.
