  • With the privilege of having to receive so many inquiries from everyone, I've realized that some of the issues they face are the same. Therefore I shortlisted 4 common mistakes made by these young folks.
    As some of the mistakes cannot be fixed, I've also shared some prevention tips.

    Property "gurus" and property agents, IMHO, are unfortunately profiting by teaming up with developer to manipulate buyers. The developers are now even able to manipulate the government to help them sell their unsold prop through their HOC campaign for foreigner. What a time to be a developer. Ultimately, the buyers are the victims, but like life itself, the buyer has to bear responsibility as they are willing to be manipulated by them. Don't cut corner, do your due diligence, and watch more of your video. Good video as usual!

    I foresee more and more properties getting lelong in the coming years.. now already so many good lelong deals out there! More are coming due to the greed of youngsters, over gearing investors!

    Itulah...everyone also want to get "financially secured", FOMO habis...then there are property experts like AW who work with developers to psycho buyers into believing that if we don't buy now, then guarantee lose out in the long term. Haiiiii....susahlah like that...in the end, more and more people incur debt to enrich a select few...kesian you know. It's a win-lose situation. Who's the loser...buyers loh...😭

      It's really up to risk appetite and awareness of it. I just wish young buyers to KNOW what they're getting into instead of just letting people psycho.

    Bro Sean! I started watching almost all your vidoes for this past 3 days. Great info, good knowledge to me.
    Looking forward to buy property at Warisan Puteri @ Sepang by IOI. Interested with their hybrid terrace/townhouse, Ayden. Found out almost sold out now, so hope for your thought on buying a townhouse type property. Thanks boss!

      That area of Sepang is really booming as Sunsuria, Sime Darby Serenia City, KIP, and others are all there. I always prefer the bottom unit for a townhouse but usually that's also more expensive lah. Plus the carpark might be an issue as well. Do check what the developer provides=)

      iherng thanks for your thought. By the way for this project, the lower unit is way more cheaper than upper unit. I think its logic due to the buildup size. Lower unit is 1851 sq ft, and upper unit is 2142 sq ft.
      Simple area, 344 units combined, g&g with 1 playground area, 1 community hall. Thats all. And maint fees only 8 cents psf.

    Great video and solid info. I have maybe a very good question. Every time when we go to a mall, you will see many developer agent come approach you and asking you to check out their property. When you listen more, they will tell you they only left 2 units and everything literally sold out. How true is that? Did they really have 2 units left? 😅

      It's usually a marketing gimic where we call it sense of urgency. It's just like movie tickets that are 'selling fast' makes you want to book them right away. Similar psychological effect=)
      Plus, only 2 units need to put up a booth in the mall meh?? Hahahaha!!

    Don’t blame developer. It should be Housing Ministry who approve or selling lands to developer. The ministry doesn’t have proper planning and eventually kills off everything.

      It’s just the market. As most land are already privately owned, the housing ministry no longer have control on the land transactions. But I’m looking at the building and planning authorities to setup measures to ensure the township is built in accordance to plan instead of political interests.
      Also, it’s a demand and supply thing... where there’s buying, sellers will automatically appear:)

    I noticed u mentioned FOMO... great acronym! but from 8:00 to 8:15 u mentioned that next year will be difficult? and what central bank talking about?

      It means that Bank Negara have been planning to take action against these 'grey' deals on multiple submission which have been putting a lot of 'blind' investors in trouble. Usually these are people who blindly follow some property speaker's advise and invest more than what they could afford unfortunately.

    Even big developers now create another shelve company when they start a new project. That makes the whole thing worst.

    Do you know what is going to happen when a buyer, manage to get loan, signed the loan, signed the SPA, but then at this stage unable to pay up the 10% downpayment? It could be due to unforeseen circumstances such as surgery, emergency, robbery, etc.
    Can the signed loan and SPA be cancelled? Any penalty?

      Scout Fai In the case, you can cancel the SPA but whatever paid will not be refunded unless the developer decides otherwise.
      On the bank loan side, there will be a penalty but again can be negotiated, case to case basis.

      Zach Van Monte That depends on which side you’re looking at. Some may argue that the bubble has burst. Some may still think it’s growing.
      However, the only difference I’m seeing is the audience are now more informed. That affects sales of not so good projects.

    Hi Sean, talking about refundable booking fee, how do we know it is really the case? I have paid a certain amount of booking fee for a well known developer project, but end up decided to cancel it, then only the agent told me booking fee is only refundable if there is bank loan reject letter.. My credit record is okay so it's impossible to get a bank loan reject letter, any way I can get my booking fee back?

      Usually you can get back the booking fee just that there will be a administration fee of RM 500-RM 1000. Full refund only applies to cancellation with letter of loan rejection.
      The rational is because you booked, therefore they might have loss opportunities to sell that exact unit to someone else and every developer's business will be affected if everyone just book and cancel for fun. Also, the agent who sold you the unit must tell you prior to you booking anyways. If not mistaken it's even stated in the booking form.
