    It’s highly unlikely that real estate market will crash, it can remain stagnant for 1-4 years and then again it will boom.

    @whitehat I think one of the major factors of this price rise is increased income of individuals too in the last few years and their subsequent need to elevate their lifestyle because 60-70% buyers are still end users. No matter what the prices are currently in the market but if the end user doesn't have a pocket to pay, eventually these prices will become stagnant

    One of the biggest reason of high price of apartment in noida extension is "brokers/agents" influence in social media.
    They make fancy video, shorts etc. Which create noise in market, hence owners/builder think demand is high because lot of people asking for it. This is exactly what happened with CRC sublims project.

      You have a point. However, brokers and influencers alone can't create demand for real estate or generate money in the market. When the supply of real estate exceeds demand, nothing will work in favor of developers. Until then, every factor, including brokers and influencers, is working to their advantage.

    Very less chances property price may down ... Major reason Delhi is to congested most of the property buyers are from delhi who sell their properties and moved to gurugram and noida...

    Correction will be there. But on contrary, why would an investor less below purchasing price. Only if there is a lot of loan/investment defaults, will the "price" reduce otherwise it will go stagnant for next 6 years.
    I speculate, as we see stagnation, the launches wont stop, the price will be 9-10K, the end product wont be very high quality post delivery. Essentially mid-class will get homes.
    Using other financial instrument is better to invest at this peak of real estate instead of getting into real estate because only in next wave will the investors see appreciation.

    You are right .. a strong builder dictates price in prime location. Having said that what do you think Ace Terra launch price is justified or not? What can be its price at the time of possession ?

      There are two perspectives on this. First, ACE received a great response for its initial pricing at Rs. 7,995 per square foot. Second, the price increase to Rs. 9,000-10,000 per square foot was necessary to satisfy investors and keep them engaged with the project. Second,the strong buyer response is largely due to the brand image ACE has built. However, if we consider value beyond brand perception, a pre-launch price of Rs. 7,000-7,500 per square foot with lower loading and better floor plans was expected. In short if you are going to buy now with increased pricing of 9-10k per square foot, we wont recommend you.

      @@whitehatrealty Thanks team for your honest opinion and I really appreciate that. However, if I have to ask what could be the predicted price range in per square feet in the next 3-4 years in the area around this keeping in mind so many developments coming and planned in near future here and also many more residential projects are likely to come. This will help build my decision to make an investment in this area.

    Market will definitely crash within one or two years. Only luxury projects with good builders and new construction method will see rose in prices. Airport is far away from this location and most of metro cities already have airport. How can prices double in one year. This is just a Bubble created by builders and investors.

    Price is already established,
    land cost + construction cost + bank loan + investors return will keep the prices stagnant if not high but no question to go down.

    The price will keep hiking for next 1-2 years and then it might see a stagnation for most of the projects, though few projects in selected areas will keep see price rise even after 2 years.

    There's only very few high paying companies namely Microsoft, Samsung, Adobe, Paytm[now in very bad condition] and Cadence and even tech startups which pays high are also reistering in Gurugram but not in Noida. There's number of bhutani's commercial procjects which are empty and this shows Noida is unable to attract companies. For this much pricing, Noida needs high paid professionals to sustain the market. Only sofware Engineers get this much salry. Investors ony create artifial demands and this demand keeps it's pace until there's actual demand. I have bought a home last year in noida which have given good returns but not sure about the future.
    @whitehat Can you please make video about upcoming companies which are planning there office in Noida and bought some land in Noida. I know TCS have bought land near expressway but TCS doesn't pay much. Vivo on YEIDA but mostly automated process and low wages employee. Please help with other names also.

    All this assessment is hypothetical.
    The reason behind the price hike appears to sudden demand rise by IT professionals.
    the sudden salary hike was noticed post pandemic.
    Byjus already crashed, Paytm is about to. Govt is holding on to Paytm till election. Post election it will fall.
    After crash of Byjus and Paytm you will notice a job surge in IT industry in 24-25.
    post pandemic salary hike resulted in demand rise, followed by artificially inflating of price by brokers and builders.

      ATS Kingston Heath and ATS Picturesque Reprieves - Not a good buy at all. Construction is on hold for more than a year now.
      ATS is in a situation to go bankrupt
      As ATS doesn't have funds, They are charging 30-50 Lakhs as transfer charges in ATS Pristine, Sector 150
      Also, The construction of their most premium project where an apartment starts at 9-10 Crores - ATS Knightsbridge at Sector 124 is on hold for 2 years now!

      @@mohitkumar111 See, ATS has paid land dues of ATS pristine golf villas, therefore Noida Authority will not stop them giving a temporary OC - They have received a temporary OC and not the main OC
      Currently all the OCs and RERAs for all the builders of Sector 150 are on hold
      The problem with ATS is that their projects are running late by more than 1-2 years now
      The builder doesn’t have funds to construct the apartments
