    ACE is builder is becoming really greedy these days ….. they aren’t allowing resale in parkway and starlit … because they want new investment to come to Ace terrra … this project too is at least 33% overpriced … at least basic infrastructure aane dete tab itna rate justify hota … abhi aap toll deke poch rhe ho uss jagah pe itna rate doesn’t make sense … also now market is going 2008-2012 wali situation … big launches at higher price and small player claiming themselves to be big … few points about ACE what I have observed
    1. Very arrogant staff they behave as if they are big real estate company of the country just they gave made one or two good looking projects only time will tell how good they are but they want to cash in the image really soon
    2. High loading
    3. Just go and check construction quality in ACE Golfshire in sector 150 and See ace platinum. In zeta Gr Noida
    4. Insane pricing ( Kher wo toh ab sab kar rhe h…😅 )
    5. ACE and Godrej ka joint venture ka project hai Godrej golf links …. God knows why that project is stalled … even when construction seems to be completed.
    6. Noida market me Har 5 me ek nya king apne ko claim krne aa jata h … no consistency in this region …. There is no DLF or prestige kind of developer for this region.
    7. Honestly for an area to get developed you need to give land parcels to those who can bring infrastructure.. not just building flats blindly
    8. They should have given land to DLF kind of developer who can bring in offices and corporate first then flats and investing would make sense.
    9. Overall it’s just hype market … people are looking for home for their families within in 4-5 years should refrain from here …
    10. YIEDA might be good after at least 20 years from now. Trust me on this … first go by yourself just don’t watch videos on YT .. and you get what I’m trying to say

    Very informative video. Good analysis and quality of work. However 10000 at yamuna expressway is too expensive at current scenario. It would take atleast 10 years to real development of that area to end users.

    106 apartment at such area which is isolated is very high. Expected was 60 apartment per acer

    Should one go with Ace Divino or CRC Joyous or Ace Terra? I was favoring Divino because it’s ready to move.

      From an appreciation perspective, it is advisable to go for newly launched properties since your returns will be based on the initial investments, and prices will rise as the project progresses. Ready-to-move homes will see slower growth in comparison, and you'll need to invest the entire amount upfront.

    it shouln't be more than 6k or max to max 7k, considering the location, it will take atleast 10 years from now to see that place flourish and that too if the airport, filmcity plans go as planned.

    Hi all,
    Just to inform you that those who think prices of Ace Terra is too high than want to update you all that same thing was said for Ace Divino and Ace related other projects but Ace play the role of price decider in the available location. Please check the history of Ace projects and than invest in the project.
    Talking about the yamunna expressway prices than ATS allure is now standing at 7000 which is a old project and Ace launched at 8000 which is a reasonable price. Also to update, by following Ace project prices, many builders also increases their project prices by 1000 to 1500 whose name are Nimbus, Golden I, Gaur, ATS allure and many other projects.

      @@manigangwar846 if i calculate the efficiency of even biggest size where carpet + balcony is 72.7% super area (3025). can you give any better project example where carpet + balcony area is more then 73-74% of super area. please be informed after rera total efficiency of fkat has started calculated carpet + balcony area.

      @@BlingKing321 however Ivory is good project in terms of landscaping and club. but trading insane @16K all inclusive. compare to that Terra @10K is not that bad choice considering Terra and Ivory both will be similar league project. 5K-6K difference is mainly due to location (terra has cheaper land then Ivory)

    The current pricing doesn't seem justified, especially considering it may take at least 10 years to reach full occupancy. The area is still awaiting the influx of white-collar industries, and blue-collar workers struggle to afford even its rent. Consequently, any appreciation in value over the next five years is likely to be minimal, if not zero, given the already high prices and the influx of lots of upcoming projects with advanced technology and layouts.
    While land prices will continue to increase, investing in land like plots rather than apartments seems more promising in this area, especially considering the imminent launch of many more projects with better amenities and better layout, surpassing the demand than the similar generation of jobs.

      if ACE 6K per EOI le kar launch per 8K kar deta tab bhi you have been thought same. if you compare ace parkway @15K or Ace starlit @17K, at 20 min distence from Tera. end user should consider Terra, as it is comming at least 6K less from sector 150 .

      @@anshulsinghal8688 15k and 17k are just gimmicky numbers. Builder do not allow resale and can quote their own hypothetical price. If builder is so confident about price ... It should allow resale and we will see at what rate the Parkways and Starlits will trade . I can bet not more than 10k psqft.... Met one investor and he is struggling to sell his flat in Parkway and Starlit

      @@BlingKing321 that is case every where, I have my own apartment in Pious where builder rate is 15K , however I am getting offer at max as 12K, with that i can imagen starlit or parkway good sun and green facing units should trade at 13K if builder allowed to resale. and 10K in terra is not todays rate, these rates are around 1-2 year future price. now a days every builder stared demanding 1-2 year future prices.

    Yes loading is too high appox 45-50% carpet area is very less. Builder is earning and fooling investors and end users.

      Yes loading is currently very high..they are charging high loading as well as rate..look at nimbus palm village 3 bhk at 2100 sq ft is insane..earlier we get 4 bhk in 2000 sq ft

      rate kevel sector ka nahi hota, project ke segment ka bhi hota hai , YXP pe builder ko land 600-700 psft pe padti hai and sector 44 noida me 3600 psft. but hum sector 44 me godrej to 23000 bhi de denge to yxp pe 10000 kyon nahi. ideally project ke rate me farak utna hi hona chayie jitna land prices me , because constructin cost to dono place pe same hi hogi

      balconies are 9 feets and 7 feets like deck. as per rera rule, any bolcony above 4.11 feet is considered as FAR, so if any builder give wider decks, its carpet has to shrink in compare to super area. if ACE has been given 4.11 feets balcony its loading should have been reduced from 44% to 41%
