    How do you guys feel about investing more into Easy Properties? I like the idea, but I'm not sure if It suits my needs.

      Hi Louis very good content You hit the nail on the head Easy Properties looks very good at first glance but as you mention you have limited access to your funds and extremely limited ways to get your investment liquid also Easy Equities has almost ZERO customer support and they do not post regular updates on the Dashboards or via Email or SMS etc I for one feel that i have lost my current investment with them as i have no feasible way to cash out like you said the auctions are designed for you to take a loss only I invested in one on anne 2 years ago and have had ZERO dividends paid as yet so ja its a very poor investment platform in my opinion keep up the very good content Regards Warren

    I remember chatting to the guys and eventually pitching it to the original product owners in the development of easy properties, very interesting your experiences.
    Essentially the original question was, based on understanding fractional shares how can we move that to the property rental so you are not putting all your eggs in one basket.
    One of the ideas was take the majority of work out, have a property that is professionally managed and also guarantee that someone can cash out.

    Easy properties is a great way to get introduced to real estate since you just invest what you can afford. What I've always wondered is why are they not paying monthly since rent is paid out by the tenants every month. I've since concluded that to see the true value of Easy properties you will have to invest in it like you are paying off a bond which costs millions. If you don't have that kind of patience stick to buying stocks and crypto.

      Thanks, Really great comment. I agree. It would be nice to receive monthly dividends, but due to the complex nature of the operations, it makes sense to pay out quarterly. I think it can form a part of your portfolio. But to really make it work, you will have to invest a lot, then you start asking the question, are there better options out there?

      Yeh umm I don't think it works like tht.
      You actually get to own and manage the property through a bond. You have no control over the properties under easyproperty no matter how many more shares you buy. The company takes your investment and buys properties with it which will always fall under the company and not you.
      The reason you aren't receiving dividends is because the properties aren't making profit. Remember you essentially provided them with capital to purchase the property and now the rent goes toward any bond as well as management and other costs.

      ​@@zerog1037originally the idea was to use a bitcoin wallet and essentially trade shares the same way you would a stable coin.
      But this was seen as too complex, one of the sticking points was how would property decisions be made.... Eg the obligation to maintain but also the obligation to make improvements in a timely manner.
      The original pitch had us getting bonds on the property, having the wallet setup off the property bank account and then managing professionally.
      We were willing to purchase and run a property for 6 months to make the balance sheet, this would then give an estimated return. We would guarantee a minimum of prime -1% return rate on a fractional share in the wallet associated to the business and any money raised would then be used to leverage the next loan / affordability section.
      We just realised that it would be too complex to indicate to potential. Click and invest investors the process and too 'hands on' for the average joe.
      Hence all the easy properties are ultra class development / hotel shares actually. I like to think of the current easy properties as timeshare with a monetary return instead of a holiday.

      ​@@louisreynhardtpeople forget when running properties as a rental investment that you have expenses as well you need a reserve, the estimated return you see currently on easy properties is an indicative max value. Hence you would usually not get that result.
      As well no choice, it's totally different from getting a place, but actually once it had a base you would realise that it's a great way to remove the all your eggs in one location basket that is the big issue with property investments.
      Ofc you could just get an equivalent of a reit, in za and it would do the same thing.

    Thanks son great content. Liquidity is issue with the platform. If you invest must Meduim to long-term. I am still investing but small amount i try topup during auction if get cheaper shares.

      Thank you for your comment. I completely agree. The auction process is great for buying, but not too great when trying to sell. Because of the nature of the operations, it makes sense that it's not liquid.

    Probably buying on auction is the best way to invest, rather than on the prospectus price.

    Thanks for the info! So how do you actually sell your share after 5-10 years, is it always going to be via auction, ie you might lose money.

      I have no idea to be honest. Only time will tell. I believe that it won't be via auction but an actual sale of the properties.

      I think after 5 years it has to make sense. I predict that the appreciation part is where your value is with this platform. It Would be great if it had good cash glow too.

      You receive a dividend and capital growth. To get access to your invested capital, you have to follow the auction process.

      If im not mistaken, you've invested in the property, and the transaction is pending, or the property is not 100% funded yet.

    Easy properties is a scam. The trade price is determined by the buyers?? You could buy your shares at 80c per share but if the buyers decided your shares are worth 50c then you have no choice but to hold or sell your shares at their price. Absolute garbage

      Thanks for your comment. W9nt necessarily say it's a scam, but the auction process is quite tidious. It works like normal markets and is based on supply and demand. But I think long term you should still be able to make money 💰 Hope you can get some good returns over time. All the best
