    I live in 200 year old house now and work on the oldest commercial buildings around for a living. Its not that bad because boiler heat so not forcing air out. I want a passive solar timber framed earth ship retirement cottage. No Tires. I bought acreage few years ago. The land is like a natural food forest. I put down a flowing point well. Going with passive solar with masonry stove/white oven and masonry heater 85% efficient and energy star rated. Hand dug my piers and foundation. Had to go 6 foot down with piers to hit hard pack and frost depth is 6 feet.

    A Huge consideration. Getting a lot in a developed area can be impossible. So that limits your choice to renovation. And few enter the market that makes sense to renovate to the level a passive home would require. Sure, you can strip any home, but buying a functional property for twice the price and then strip it down only makes sense for the 1%.
