    As someone who just purchased a home in the area, it's because 9/10 times, you'll lose the home if you have a home inspection contingency. Every home we looked at had multiple bids, most at over asking price, and if you ask for an inspection, you may as well not even make an offer on the house. I'm not saying its smart or makes sense, but it's 100% the reality of desirable properties in the DMV area. We lost 5+ offers to buyers that waived every contingency, including appraisal and home inspection. We started doing a pre-inspection with our inspector during walk throughs, and started waiving everything.
    TL;DR - if you're serious about purchasing a home in a desirable neighborhood in the DMV area, a home inspection will drastically lower your chances of your offer being accepted.
