    It’s extraordinary how few homes are on the market, and it will be interesting to see how much the market will open up this Spring.

    As someone that just bought in NoVA - the turnover rate of houses on the market is ridiculous.
    There isn't enough inventory 90% of the time, you're correct. Even further towards the west (Sterling, Ashburn, Dulles) they go super quick.
    We've went to go see a house and before we even get in the door, they are already sold.
    MOST places in NoVA are going for much much higher than listing price and you have to be competitive on the amount of contingencies.

    In the market for a home in Cleveland Park now. First homes went fast but I know families that have been looking for over a year now.

    Great video. A variable rate mortgage is death on stick . Get a fixed rate, you can always refinance your mortgage. My realtor tried to get me into a mortgage of 2% down then a variable rate after 2 years. I told him he was crazy. I kept looking until I found a house I could afford, which was 2 years later. Just sold after 12 years with 225K profit. Patience pays off.

    I just bought my house in July 2022 l have buyer remove for $745000.l put my house on the market now l will get $769,000.Now l can only afford a $650,000 .l can't find and 4,600 sq home in Huntersville where lm living now same square foot.My house is going down that's why l need to sell.In the NC.
