As the owner of the property you have the right to make repairs. Begin repairs by moving the doors & Garage door. Then remove the & repair the windows & so on & so forth.

NEVER do a long term rental. Keep your rentals to 5-days maximum. After that time, enter and clean them out.

The day these renters moved in they rerouted their mail to this Air BnB knowing they would squat for the long haul. I hate people like this.

No! This is not true! I saw a landlord go to jail for trespassing. When you rent something out you can only do inspections if it is in the lease. The tenants must be there usually during the inspections. Most States now have strict tenant and landlord laws.
@@jeffchilders9455 Which is why on my airbnbs I list the properties as portion not whole house. That way it is written as someone lives there. Your just renting a room and access to the kitchen.

You have to have a rental agreement from the owner or a rental company. The problem is that the police are told not to touch them. Just tell them to go to court. That's in the liberal democrats areas the police do not ask for proof.
So imagine you go to the store come back and someone changed your locks. You call the police and tell them you went to the store and came back and someone changed the locks. The police get the person to open the door and the police say do you live here. YES I RENTED THE HOUSE AND JUST MOVED AND IT COMES FURNISHED. The tenant wants to play dirty. Then the landlord need to play dirty too. I.e. something like landlord breaks the side window, jump in with a truck bullhorn and make loud noise. Use your imagination.

I was *just* going to suggest that? This guy in California did that -- he like inherited his grandmas house, went to do something with it only to find out squatters were already in there. He moved in too. They're like "What are you doing?" "I'm moving into my property". He moved in, woke them up early, used up all the hot water in the shower, stenched up the bathroom every morning, helped himself to the food in the fridge, ran his stereo and/or TV to make sure they didn't nod off during the day. My recollection is the scumbags even tried to call the police on HIM! Well, obviously, when the police won't do their job against TRUE squatters, he of course showed ownership of the home so they DEFINITELY weren't going to do anything about him!
That guy now does this as a business -- he moves into people's property that squatters are squatting on and makes the squatters life a living hell -- or at least unpleasant. I won't judge someone too harshly *just* for squatting, if they're outdoors and find a vacant space to squat I mean what the hell. But this style of squatter (that either rents or just moves in somewhere then work the legal system to stay as long as physically possible) are scumbags and opportunists so if it's even mildly unpleasant they'll move on.

Legislation is not needed. If you’re going to rent things out, especially on Airbnb, you need to be intelligent about it. This lady made a mistake by renting the place out long term like that.

Some states have already changed laws cause the squatter are using existing laws to steal ppl's income from their property.
Turn off all services, power ,water,gas, and any other. Leave instruction at the companies to not restore. And don't worry. And post as much info as u can online...let everyone know who they are

Had the same issue in Ottawa, Canada. The pair even put up a surveillance camera outside the unit without my knowledge. The Ottawa Police kept saying they were 'tenants' and I would have to get an order from the Landlord Tenant Board. The problem is that the Board is not available and it can take over a year to get an order. Meanwhile the noise was unbearable.
Mercifully, a Sgt knew the law and came to the property. He asked them to provide proof of being tenants, otherwise she was violating the Innkeeper's Act. Of course, they lied to the officer and managed to get a couple of days 'grace'. But within 2 days of this officer ordering them out, they were gone.
It turned out they had moved in 4 pitbulls (2 breedings pairs) and they destroyed the unit and stole my furnishings.
I will never rent again...nobody needs to be subjected to this government-orchestrated scam. The government (board) interferes with contracts between landloards and renters, which is where renters get all these ideas for taking-over.

Georgia changed their legislation on squatters rights for instance like this. It’s a legal offense now. Maybe other states will look into it

I would never do a rental like that. Just have a good friend or couple of friends sign a lease with you to move into the property. Then they have 100% right to walk in and move their stuff in. You’re not ‘forcing’ them out, you just have a couple new tenants. Those tenants may or may not be good roommates to the squatters… more likely not. It actually works pretty well. Squatters want their privacy, not some jerks living there who will do anything to annoy the squatters all day and night.

There's an existing contract that has expired though. It makes no sense for this to be legally upheld with an expired term. Renters are not owners. Honestly, I would also sue them for legal expenses and potential losses. Let them keep trying to prolong it. The owner will win and they will just be mounting debt. Maybe they don't care, but they're just homeless people then. Assets will be taken from them if they fail to pay.
My property, they are leaving. I will deal with the legal consequences after...🤷♂️

They’re all looking for easy money and then when they find out the money isn’t as easy as they thought, we are all supposed to have sympathy for them? Not me.
Who says it’s easy money? Most people who have them do it to help pay for their property. We have a vacation home by the beach that we rent out by the day as we don’t live their full time. Many people especially families with children prefer staying in a house rather than a hotel. It gives them the opportunity to cook if they want to, enjoy the yard, do all the things that you couldn’t do in a hotel. We pay for the upkeep and cleaning as well as utilities and mortgage. I’m really not sure why you would think that because someone rents out their property they deserve this.
I have no sympathy for AirBNB or any real-estate investor for that matter. It is because of them that average Americans can't afford to buy homes. Kinda hard when the completion are billionaires.

Dude I feel you. We had a really hard time buying a house because of cash offers from investors. We ended up buying from someone who invested, renovated the house, and had it on the market for a year. If they were doing AirBnB there would have been no way

Now I understand what hotels and apartments are for. There is no misunderstanding that you are a temporary customer with hotels and apartments. Homes should only be for buyers and owners because the law does not support landlords. Renters do not respect landlords that provide them housing for cost so this business is dead. Renters know they don’t have to pay…. so landlords and Wall Street stop investing in single family homes for rent. Nobody appreciates landlords raising costs because of renters that refuse to pay.
I'd rather see them convert hotels to housing. Let the little guy trying to get ahead keep his step up.
Plus when traveling, I can't stay in hotels. I require a kitchen and travel with my dogs. Hotels rarely let you leave dogs alone.
