    Back in the day, when I purchased my first home to live-in; that was Phoenix in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

      If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

      There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Annette Marie Holt for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

    I swear there’s a “flip kit” at Home Depot for flippers. It’s gray, gray, and gray, with “luxurious” laminate. I always look at the sales history, too. It sold 3 months ago for $350K. Now they want $550K. Yea … no.

      I remember when gray was all the rage. Especially gray flooring. I don’t know one single person now that has gray flooring that likes it. And yes, if you’re looking through houses on Zillow or whatever the gray on gray on gray stick out like a sore thumb’s now. And you know they’ve been updated in the last few months.

    I would add: Don't buy someone's seasonal home. They are usually poorly maintained 8 months out of the year with things often not noticed (such as a roof leak) for months. If repairs are done, it's usually with cheap materials with labor provided by a "handyman". People are here to vacation, not work on their house.

      Very true. I bought a condo that had been a “vacation” home. It was beat up like a rental. Nothing expensive, fortunately, but lots of cosmetic stuff. It’s not their house, so who cares if there’s dings and scrapes on the walls, dents in the trim and baseboards, little holes in the screens, beat up front door, and the ceiling fans squeek.

      horse hockey...my seasonal home has very little wear and tear. AC is like new after 13 years. My house looks better than the neighbors. It only gets used 6 months a year

    My parents were selling an old house (built in the 1960s) in the very desirable Arcadia neighborhood. They knew that any buyer would just be buying it for the land and they would just tear down the house and build a much bigger and better house there. But just cover themselves, they paid for a thorough home inspection and gave a copy of it to the buyer and then let them have their own home inspection if they so desired. They did not bother with one. They sold the house as is. And then the buyer tore down the house and built a giant house there.

      I've had this happen with homes in Arcadia as well as Paradise Valley. When you know the home is just going to be torn down, there is really no need to do an inspection. It was nice of your parents to have the inspection ready to go!

      In Palm Beach, I have seen homes, mansions less than ten years old torn down to build new. The ocean front properties are all about the land. The billionaire owners don't want to live in someone else's dream house but want to build their own. Sadly, I've seen a few older "historic" homes make way for new.

      @@shawn.shackelton I would have taken a different tack. I would not have had an inspection done as that is not a sellers duty. And if any buyer tried to pick over a defect, I would have said “Let’s not pretend that you’re not going to tear this house down. Buy it or don’t buy it. I’m not fixing anything or making any concessions.”

    As an electrical contractor, I’d add, don’t buy a home with aluminum wiring unless you plan to pay for a rewire. It can be very dangerous.

      It can be used in commercial settings, but not housing. That being said, a lot of people just don't care. If your inspector doesn't care, your whole house is in trouble.

      Aluminum wire can only be used in both commercial or residential applications if it’s 8 awg or larger and it must be a sized appropriately for the load applied to it. Also requires deox grease at all terminations to prevent corrosion.

    When I sold our last home I disclosed everything I could think of. Scorpions, black widows, traffic noise from the street behind the houses behind the house, the probable lack of building permits for some mods done by a prior owner (enclosed garage, etc.,) prior termites (treated,) etc.. Not interested in having any later (legal) problems with a buyer. Don't like the list? Don't buy it.

      Only live in an area that provides well water to the customer. Sanitation districts are going to reuse waste water increasingly to keep an area growing with new housing.

    Road noise is subjective. Like anything its reflected in the price. Barking yappy dogs are worse, they never shut up.

      I moved out of a house due to barking dogs, constant "home projects" with noisy power tools, arguments, loud parties over a period of 11 years. How people can have home projects for such a long period is beyond me. Could not enjoy being out by my pool due to the racket, dust, debris etc. The HOA would not do anything. Now, I live on a golf course and it is paradise. A strict HOA which I love and besides a few drunks on the golf course, it is wonderful. Many pet owners become tired or bored of their pets and ignore them. This results in barking or other bad pet issues.

      @@brucel.554 If you see a yellow line, a median or traffic speed over 35 MPH - just don't! That is especially true in Phoenix or here in Las Vegas with the long straight streets, block walls nearby and permissive liquor laws and lax DUI laws allow people to blast through the block walls, through the house and out through the front door into the street. That happened to one of my rental properties, thankfully vacant at the time, $175,000 in damage. Driver naturally had no insurance! The driver, by miracle just bumps and bruises. He was out on bail a few days later.

    We moved here from out of state and purchased a home with a real estate agent. After buying the home, we learned that the "comps" for the neighborhood were about $100,000 less than what we paid. We do love the home, and the value has now increased, but I was upset that the agent did not say a word about the price of the home being too high. Now there are easy on line sites where one can see the average prices for a neighborhood.

      Well that's a bummer! Glad that you have seen appreciation on the home. My only caution on those sites is that the correctness of these prices is often way off... it's a great place to start but they can't account for location, interior finishes and so many other things that come into play when accurately pricing or comping a home.

    Read the fine print when it comes to contractors. Friend in Sun City. Needed to replace sewer lines that ran through his kitchen, the living room and into the Master bath. Contractor came out. Dug up his newly tiled floors. Replaced the line and walked away without repairing the floors and replacing the tile. Nowhere in the contract required that work. They had to shell out more money to another contractor to complete the work.

      You mean read the contract to begin with. It is not deceptively hidden in fine print. Did your friend’s plumbing contractor verbally state they would replace the floor? Was it really a situation of “the large print giveth; and the small print taketh away”? That’s what is implied when you use the term “fine print“. I read three bids for replacing a sewer line. They all specified that the concrete sub-floors would be restored to a rough finish.

    Solar works as a DIY project. My system cost less than one third of a lease system installed by others. ROI is only 7 years. Pays for ALL of my electricity year round. Totally worth it!

    Seller provided an illegible disclosure my agent could not care less I had to get an attorney to force a clearly written disclosure. There are many red flags when purchasing a house and it’s doubtful you’ll see them all. It’s often a gut feeling if it doesn’t seem right walk away early before you’ve put any skin in the game. Oh yes avoid flood zones insurance premiums are inanely expensive!!

      That's crazy, the disclosure has to be legible. I agree as well, you have to listen to your gut on some of this. The only problem with the flood zones is that if you want to live in a few specific N. Scottsdale communities they are all in a flood zone so you don't really have a choice. It's something you need to be aware of though.

      Avoid flood zones
      Almost every housing development is in some way a flood zone
      If in Vegas all developments are in a flood zone
      You can not have a flat valley floor like most of phoenix and not be In a flood zone, it just doesn't work

    Great video. As far as the road noise is concerned, it's much worse at night and in the mornings, when the air is denser, and the sound travels much farther. A potential buyer, however, will almost always be seeing the home mid-day, when the ambient temperature provides a pretty decent sound buffer.

      And go with the inspector during the inspection and ask questions and make notes. You will learn a lot, and may get reasons to ask for concessions that will more than pay for the inspection. 😊

      Our inspector was useless. Did he find the roof leak? No. Did he find an issue with yard drainage? No. Did he find the broken pipes? No. Useless!

    Have a friend who had an inspection on a "flipper" house, the inspector found a number of red flags, which the seller wouldn't fix, he bought it anyway and is paying the price.

    Most home flippers don't do a great job. Had the home flipped next to me, bought for $25k, maybe put $40k tops into it (I'm guessing) using low budget superficial workers then sold it for $130k.
    It's all on Zillow. The buyer didn't have the slightest clue what he walked into.

    I bought a house with a solar panels on the roof. It kept falling out of escrow because the the original owners did a lease to own program. (causing a lean on the property) I called the solar company, found out that there was only 7 years left on the lease, The solar company gave me an option to either buy it out for 4k or to keep the lease and the solar company will service them. I decided to keep the lease and 2 years later, tesla came out to replace all my panels because they weren't producing a certain amount of energy per the original contract. Last year, I also had to get a new roof installed and I went with a licensed 3rd party solar maintained company that took them down and reinstalled for only $1000.
    Overall I love having the solar panels, My lease is only 60.00 a month (only a year left) and I dont have an Edison bill for a 3bed/3/bath house with a hot tub.
    I was even able to low ball my offer because nobody else will willing to do the research on the panels.

    Thank you for bringing up sewer lines! With our Camera Services, we recently helped a home buyer in Scottsdale get about 5% off the sale price due to sewer issues.

      Which probably costed them 15 percent to fix 3 months later
      There was an old house that was down the street 1 bath 1 kitchen
      They rebuilt it with a mansion type structure. Still has the same septic that was put in in the 1950's but now it has 11 bath fixtures instead of 3,. And 7 kitchen fixtures instead of 1,. In the 3 years since the house was built I see the plumbers trucks there a minimum 4 times a year

    Our house was listed as is. Glad we still had an inspection. Solar panels damaged the original roof. We were able to convince the seller to pay for the roof replacement.

    Rule #1. Never buy a home with an HOA. If you buy a home with an HOA, congratulations, you think you own your home but the HOA owns you. Don't forget, _"Keep your garage door closed at all times!"_ ... oh, and ... _"that's the wrong color of beige, buddy."_

    Great information. We moved here from Alaska in 2017, because of hopes of owning our own home and having more opportunities for our kids and better healthcare. Two of those things happened, but wasn’t the house. Skyrocketed prices from a ranch style older 1960’s home, 3 bed, 2 bath for $175k? Now closer to $300k. It’s almost less expensive to move back to Alaska, if it wasn’t for the cold. Prefer the heat over the cold ANY DAY! Thanks Shawn!

    Another thing to think about in Arizona... Subterranean Heterotermes Trermites... They live 3 feet or so underground... They come up and eat wood... It's better to buy a "BRICK" Walled home... Instead of a "STICK" Built... They will destroy a wooden wall with ease... In no time... A brick wall... Not so much... Check the door frames... EZY way to see if there is termite Activity..

Working in Scottsdale in a concrete built warehouse they had termites,. Concrete walls concrete floors and up within the drop ceiling were termite strands,.     Rule 1: Fail. You as an agent are looking for max commission, the buyer is looking for the best home they can get for their money. If they can get a 3000 sft home backing on a major road and they are fine with the road noise at a lower price than a 2200 sft home away from the road, They go for the 3000 sft home. The amount of money they make at resale will be close to the same because the "road penalty" the same relative to the purchase price. I speak from experience. I bought the most home I could afford in San Diego on a major street. When I sold it, I got more than asking price and it sold in 3 days. Why, because we priced it properly for its location.

    As a former Manhattan resident, I'm only in the second home I've ever purchased. Consequently, I don't feel as though I have all that much expertise in home purchasing. I do have a ton of experience looking at the residential real estate market though. I love to look at houses for sale as an online pastime. At some point, I'm hoping to upgrade from my current residence. The first thing I check on a house is its location, especially its proximity to traffic. I am very, very sensitive to noise. Also, I have no desire to live close to dust and air pollution.

    The foundation building standards are subpar (and may still be) only three inches in Phoenix . I know I lived there , and my house got a hot water Slab Leak from a tiny pebble under a copper pipe under my slab , in my master bathroom . My house became UNINSURABLE , and my Farmers Home Ins. dropped us .

      I don’t understand building houses on a slab. It’s cheaper, that’s why they do it. I think raised foundation is better. How does it make any sense not be able to get to all of the plumbing?

    I live in central Phoenix and everyone is using labor from other countries shall we say, its blow and go on almost every property, even on Exeter the work is sub par with the big scrape down build a mansion places. As to the noise dont buy near a hospital because the helicopter noise is way worse than traffic.

    I grew up in Phoenix and was thinking of moving back but its not for me. One thing I believe is to avoid two story homes or very high ceilings. The reason is simple heat rises and to cool the upper floors sleeping areas is going to be expensive. I assume APS is as expensive as it used to be. I don't know how bad the water situation is now but if you can actually have some trees or some green landscaping do it ( may not be possible any more).

      The water still smells of chlorine,
      If you have ice cube trays after about 10 years they are white with the calcium build up and all the other chemicals
      A few years back they said if you drink the tap water you might fail a preemployment UA test,. Because of all the pharmaceuticals people have flushed over the years. Which shows a mixture of fresh and waste water

    On the road noise thing, my daughter and son-in-law rented a house in Chicago off of Roosevelt Avenue, and 35,000 cars a day went past their place! It was noisy (of course) but it was also nerve-wracking to pull out of the driveway into traffic (especially if you had to BACK out into traffic and then quickly slam it into “drive!”) They didn’t stay there long.

      @biged...I live outside Chicago & know of Roosevelt Rd. Yes, it is a pain. Another big drawback is the air quality from the traffic. Plus if you are planning on kids, you will definitely want to fence in your yard so kids & pets can't wander to the roads. So yes, stay away from busy roads. 🙏❤😵

    A potential issue is subcontractors that don't get paid. They have 180 days to file a lien against your home. If it was a flip and you bought it right after it was on the market, you could be stuck paying the sub contractors that worked on the flip if the flipper didn't pay them.

    As a former realtor from Illinois now in the West Valley, I agree with what you’ve said: Seller’s Disclosure, Home Inspection, etc. I actually had friends who bought a house out here in the West Valley. When they did their home inspection, the inspector noted problems with the roof and the solar. So they walked away from the deal. The flippers went to the real estate agent and asked why, she told them, and then they asked why weren’t they allowed to respond to it. In the end the flippers not only replaced the roof, they replaced the solar panels. Win-win for my friends. Just a quick commentsome of the video clips-one was definitely from Florida and there were others that did not match our unique landscape here. I would change those.

    5:01 Never buy a house with roofs like on this one - the potential for leaks is enormous with all the valleys and ridges and the effects of extreme heat and night time cooling making the joints expand and contract constantly.

    THANK YOU for mentioning solar panels. They are the biggest scam in the housing industry besides gutter guards.

    I own a home inspection company in the East Valley. I get clients that tell me they will never buy a new build again. They've had so many issues. We just had a high end new build last week where there was a damaged truss, window seal failed and a vent in the roof installed incorrectly so water intrusion could happen. This was just a few things we found. Crazy!

    I have a had a couple run-ins with location. One fixer upper that turned out to be below ther flight path to a major airport. I didn't relize it until after clossing. I did make some money after fixing up, but it would have been more in a better location. The second was in a country club and on a quiet blvd. that was not that busy, but when I went to sell, many buyers "thought" it would be busy and noisy, even though it wasn't. It affected the selling price.

    Never buy any home in Phoenix built by DR Horton. Missing insulation, falling apart within a year, bad foundations, etc. CyFy the home inspector has a great channel highlighting issues in the Phoenix area

      As in a sunken living room? We agree, especially as people age, may need a wheelchair, or other device for mobility. Unexpected steps, especially in the dark can be a real problem.

    How is the water situation in Arizona, and the greater Phoenix area these days?
    I lived there in the late 50's and 60's as a kid, and the water situation was always a popular topic of discussion between adults.

      I would highly recommend taking a look at AZWaterBlueprint.com. This will give you real information about the water situation instead of listening to the media. Here is a direct quote from them "Two years of good snowpack have bought time. Water levels in Lakes Powell and Mead rose considerably due to this snowpack." I've not heard anyone on the news talking about the rise in water levels at Lake Powell or Mead... Gotta go other places to get the real information.

    GREAT video, Shawn, and thanks for sharing your professional tips! I have relatives in Mesa, Gilbert and Phoenix. I would add one more caveat: BEWARE of "cookie-cutter" new home builders like Pulte, KB, D R Horton, etc. since they DON'T build quality homes with the cheap labor they hire! Just look at all the HORROR stories on CZcams about these companies and others from buyers who HIGHLY regret buying these types of homes to save money over a custom home builder with a better record and more quality workers that does charge more for new homes.

I would rather buy an older home that was well built after being thoroughly inspected, of course! Stay cool with all your heat this time of year in your area. (I LOVE Arizona and looked at real estate there years ago in Phoenix, Tucson, Prescott and Flagstaff before deciding to move to Albuquerque 12 years ago after being born and raised in San Jose, CA. and living there for almost 60 years.) 😎

      @@TheDjcarter1966 You are correct that these "cookie-cutter builders" do NOT want their homes under construction to be inspected from outside sources since these companies do NOT want delays in case problems are found which almost always happen AFTER the home is built. That makes fixing problems MUCH harder! And yes, those "home warranties" by these builders are a sham and all they try to do is either say there is no problem OR do a lousy temporary fix until the warranty runs out. I have seen too many heartbreaking CZcams videos from home buyers who are dealing with HORRIBLE mistakes from these shoddy builders. And then their agony continues when the builders do not really fix the problems correctly if at all. And while some buyers try to sue these lousy builders, that is not always easy since buyers usually agree to a clause in their contracts that prohibits them from suing the builders.

    Extraordinary advice🎉🎉🎉 I wish more information like this would be shared by agents. I strongly suggest researching the builder’s reputation prior to making an offer. I was severely burned by what appeared to be a reputable builder in the 80’s before you could get those details.

    Avoid homes that’s roughly in the 50 year mark in age, unless you like living though your entire street electrical grid needing to be replaced in a complete overhaul over the course of several weeks during the summer

    Agree on most except the solar part. She has no clue what she is talking about. I live in Tucson and lived in Scottsdale longer than she has been alive.
    I just had my roof re-done with a leased system. The roofing contractor not only did it but it was a total breeze. It took them about 1 more hour to remove and replace the system😂
    Second, my solar panels exceed the necessary power even in the summer. I pay my lease and actually accrue credit every month. $275 so far in 2 years and I never think about turning the AC cooler. My home is 2548 sq ft, I keep it at 78 in the day and 74 at night. My lease is $165/month. At the same temps and cooling rates, APS bills would be around $600 in the summer and $180 in the winter😂mine stays at $165/month and Tesla fixes any issues as it is their system. Assuming the lease was no issue either. So blah, blah, blah

    In Phoenix, stay away from homes that might make sense in other climates, but not here. An example are homes with huge 2 story great rooms. The air conditioning and heating costs for such huge 2 story rooms would be extremely high. In fact, I would stay away from 2 story homes in general. There are many large 1 story homes in Phoenix that are energy efficient. Often, builders will just take housing plans from California and apply them to Phoenix, even though the climate is dramatically different.

    Nice summary. Been building and selling real estate for 50years and agree with every point. I would add find out about the buyer, especially in Phoenix. Professional flippers are notorious for misdirection.

    Clay and concrete tile roofs are one of the most cost-effective choices due to their long lifespan-50 to 100 years or more. Both concrete and clay tile outlast other roofing materials, with manufacturers offering warranties from 50 years to the life of the structure. As they age they get stronger to replace a tile roof is like 35k... I spoke to many roofing companies and they said if you want a color change then get a new roof but other than that dont waste the money

      It's not the tile that needs periodic replacement. It's the underlayment that erodes and needs replacement every 15 years or so.

    The issue with cities is, research the planning for the area, you may NOT have a road behind you NOW, but 10years from now? Also, what can be built adjacent to you. Myi brother and SIL backed on to a wash and there IS a plan for a housing development behind them, quite far back but there could be a road and such. Luckily, they have moved, they were there 13 years, but at some point all this construction WILL happen. It's really hard to be secure that your home stay at you bought it.
    It's not a requirement for a seller to disclose in Arizona? Also, there should be easily accessible records of permits pulled and such. New construction builders do NOT have great reputations. Several of them are building here in Nevada and there ARE lots of issues.

    I don’t regret getting a road noise house. I knew going in that was the biggest negative but it was the “worst” house in the best neighborhood we could afford. Now our road noise was mild bc it was on a major thoroughfare but half a mile from where it dead ended.
    It increased in value enough to get our dream house before the prices went wild. And they flipped it for like 200k more, which we weren’t mad about bc again dream house. Plus they turned it into a cookie cutter gray monstrosity inside

    Yeah...me paying for things you wanted for "your" house is not going to happen. From me you get a reasonable offer you might see as an insult because only a spit of "for sale" are worth at least half of their asking price. I have seen so many "that's not even safe, let alone legal" mods it's ridiculous.

    Homes backing major roads are more likely to have people from that road in their yard or house. If they're lucky the police may be in close pursuit and their kids won't be in the back yard and the doors are locked,or, they'll be gone when the owner comes home.
    Those other problems you mentioned sound like night.ares you should run, not walk from!
