    Please don’t buy this line of thinking. Regardless if interest rates come down some, you are still buying way overpriced homes. Interest rates are not a powerful reason to buy a super expensive asset. You will get crushed when home prices crater. Why will they crater? Unemployment. Huge job losses are coming and lowers interest rates will have no impact on this downturn. Get rid of your debt. Save cash. Jump into the market when it corrects. If not, you are a sucker.

    What about the rising costs of the different Tiers of power? In California Solar can protect you from the constantly rising costs especially if you go into the higher Tier 3 and above as solar can keep you from ever going into those tiers.

    Hot and getting hotter. Overwhelming sprawl and traffic and getting worse every day. Lack of water. The city will run out of water in just a few years. They plan on stealing water from the Midwest but guess what? Ain't gonna happen. High crime and getting worse as it gets hotter and more crowded.

    I grew up there 80-95 and really don’t remember the heat, It was just normal. I remember sitting inside a cardboard box with friends and seeing who would give up first and get out. How we didn’t die I do not know. It was long before the urban sprawl and we had lots of desert. It was a wonderful childhood.

    Nice video. Also, for people into the car scene, it's mecca. There are "cars and coffee" events every weekend. I was there for Nov 2024. The smallest one I went to had over 100 cars. The biggest about 350. Everything from high end exotics, to muscle cars, to vintage "you name it." Lots of fun and great people.

    The pundits need to stop comparing the current environment to 2008. All asset crashes happen for different reasons. We have never had home prices increase over 50% in 2 years, and $12T in money infused into the economy.

    @shawn shackelton i think its important to bring up other housing crashes i get it that there was no historic housing crash for 90 years prior to 2008 but there was one less then 100 years ago in 1926-1929 and there were a few more in the 1800s i think its important for people to know this type of housing event isnt a one off

    At my age, I don’t see myself moving east of the 15 freeway in LA area. If I could I would move to Redondo Beach, Torrance or Palos Verdes. You can keep Arizona and the rest of the country.

    I think all of the blowing dirt from the massive amount of undeveloped open desert land may have something to do with the poor air quality in AZ. I get dirt inside my place that I haven't seen in other States.

      Living just a few minutes away from Scottsdale in Phoenix. Scottsdale is way over hyped. In 2011 I could have bought a 1200 square ft townhouse in SD for 135 g. I chose a 1400 sq ft bungalow in 85086 Tramonto for 110g. Do not regret it.

    As an engineer in the energy biz, I think that at the moment the only way that solar makes sense is if you install it on your own or pay no more than about 12K for an 8 Kilowatt system. There are several books on Amazon on how to install it. You still need an electrician and an inspector so it's not entirely free but If you are handy with the drill and the measuring tape, it's actually not really hard. I would not lease anything or hire any installers. They just jack up the price to where it does not make sense. Also, if you live alone, your bill might be so low that you really don't need it so just do the math.

    I moved here from Indy in 1994. I have lived in Tempe, Gilbert, Chandler, and back to now Tempe. I love it here. Yeah the heat gets a bit tiresome but I've learned to adapt. It's not for everyone but for me, I love Arizona. Oh! I believe in general, people have always been very friendly here.

    I guess the NE valley is the only part of the valley that exists for you. I would start with lavene and south phoenix or maryvale where crime is high and houses are old and not well made. Maybe Vistancia or San Tan being too far out.... Maybe Verrado as being too controlled and so remote. Or all that noisy area near the airport or the industrial areas near the river bottom. I would think you could think of many better areas to avoid than the ones you mentioned.

    I guess the difference of 2008 is that this time, during the pandemic , with all that free money and 0 interest, everybody could afford anything no matter how high the price went up to(cars, houses , stocks, gamstop lol).     Neighborhoods to avoid are Maryvale, much of west and south Phoenix, north Tempe, south Glendale, Greenway Square, the old Metrocenter area, county islands of Mesa, and so forth. These are generally older run-down neighborhoods with higher crime.

    @15:09 The Phoenix area really doesn't have a high-paying job market compared to other big cities. She mentioned companies moving from other states, but a lot of those companies are moving to Texas instead which is more business-friendly overall.

    I think the fact that no one can afford to buy a house at current prices means something has to happen. Average home price is mid $400k and the average household income is like $90k which is around $35k less than what would be required to buy a $400k+ home. lol So either housing prices need to come down or wages need to go up. Otherwise those new developments will just continue to be ghost towns. Oh need I not mention, McDonald’s meals for 2 people now is $35-$40…. Things are far too expensive, people cannot afford to live. It’s actually so bad that a lot of people it’s not even worth working because they are on the verge of homelessness while being employed with 2 working people in the household. lol

    Houses are not becoming too expensive. Inflation has diminished what the dollar will purchase. The FED has printed so many dollars its buying power has decreased by over 80% since 1913. Only the FED and governments create inflation. #TheMoreYouKnow 💫

    Maricopa County has over 600 deaths every year because of the heat. People come from out of state they take their young children up on the mountain sorry to say a lot of them die. It’s sickening to me. They also leave their children in the car for hours and they die they also don’t watch them in the pool And they die. They’re already starting to charge the parents for negligent homicide on killing their kids. if you don’t have a gallon of water and some towels in your car and you break down, you will die. It’s not three or four months it’s more like five months hellish heat, if you have no common sense, don’t bother coming unless you want to die in the heat.
