    As a another vlogger said "The older condos were made of solid walls" rather than plaster, so noise is low from adjoining rooms. New condos can be noisy.

      My worst nightmare would be thin walls. I've heard some bad stuff about the new ones as well like you could hear your neighbour flush the toilet in D Condo, or something.

    The renovated one overlooking the paddy fields and mountains for 1.5 million is my choice for sure. That is only around 60K Oz. Amazing value. Cheers Wayne and Fran 🤩

      Due to the smell of dried fish, shrimp paste and fish sauce….A lot of times Asian owners will put the kitchen close to the balcony or even on it. Vent’s in the kitchen are often connect to other units, they are not always vented directly outside….

    Touching down Wayne! Hello Fran! The finished studio apt is very nicely done. Fran is a good ambassador for the project. Lots of options when you can get in on a basically, "ground floor" opportunity. Nice accents on the last renovated studio! Think the correct term is "aesthetics" rather than "cosmetics."     Good luck in the final Sunday (or Monday for you) should be a good one. I personally would only rent the one with the balcony outside, that ability to get outside of a relatively small living space makes a big difference. I think I would get claustrophobic without it.

    Great video Wayne, those rooms are a bargain either buying or renting, and would be an excellent investment if buying. A room there would make a great home base if nothing else!       @@WalkAboutWayne We have a project on the works.. planning to transform the swimming pool area to a beautiful garden with trees with lights that can light up like a Christmas tree, we will have offices and coffee shops, bars, vending machines and even a stage for live bands. This is my vision and under process..

    Knocking out that wall to make a double - then make what would be the kitchen on one side into a little balcony, and a touch of reorganising the layout. That could make a nice apartment.

    The new renovated studios are very pleasing and affordable but like you said, my main issue is the building being very old. I wouldn't want to move in and I'm constantly hearing construction work being done, thats another issue.

      Hi, The construction is not everyday but when there's some work to be done it's only during certain hours of the day. Actually lots of expats live in this building and very happy. Main value is that when you buy cheap you have room to grow in value and have a nice ROI for yourself. 🙂

      The electric is based on govt fee. Water is 150 baht per month, maintenance of the condo is 500 bath per month.🙂

      Hey! If you plan to move around, Bangkok would probably be the best starting point. Maybe do all the places down that way then head to Chiang Mai. That's what I would do. Or, you can get a direct flight from Hua Hin. Maybe fly into BKK, then head to Hua Hin, then fly to Chiang Mai and then back down to Pattaya. Lot's of options. I'm sure you'll find what works for you. Haha I'll look out for the Bobby Dazzler shirt.

    Not sure if the postage stamp view, construction noise, minimal amenities and distance from shops is worth 1 million plus the costs of renovation. Can we go back for another look in a few months?

    Your Vlogs are great Wayne i have gleaned lots of info from past posts which have been a great help but this! Its way over priced as you can buy a brand new 2 bedroom single storey house out towards Doi Saket - Bo Sang for 1.5 million. fully furnished and 50s+ sq mtrs

Some people want that condo life, next to malls and shopping centers or certain types of living. Price not bad. Those houses are the cheapest of the cheap quality too mate. Cheers buddy.

    The value for the money compared to the Philippines…..Condos start in the Philippines….Less than 20sqm. In Sta Rosa Laguna you are looking at 1.4-2.5 million php= 25-40Kusd (24-30sqm). It’s also important for Western buyers to ask direct questions on what’s including in that space…Some times sellers including balcony space in the advertised size. Also the balcony may not be useable….The AC units may take up the entire space.

      Yes, you would always do most of those things on the viewing. It would have to be a really small balcony for the AC to take up the space in Thailand. Cheers.

      @@WalkAboutWayne Yes, Thailand Condo’s tend to be larger less of an issue. Philippines, sometimes there is no actual balcony. Just the ability to open the door and directive bars. Just comparing…..The Balcony space in the West can’t be included in livable space. So Western viewers may not know they need to ask very direct questions.

      I get morning sun at my place, I do prefer that as I can dry my washing early. But as Fran mentioned, afternoon sun wouldn't be to much of a problem in this place.

    The studio’s looked good…. Would be okay if you’re just going to rent for a few or 6 months…. To small for me though….i would need a place for living a long time..12 months+…. I still really like the one on the 2nd floor with huge balcony….and 2 bedrooms…

    Be very careful "buying" in an old apartment building, you could be up for a share of building maintenance over time.

    Just be aware any condo in Thailand is difficult too resell. It’s not like the market in western countries , you could be stuck got years of life!.

    Those are cool, I would take the area with the sofa and install a Murphy bed that folds into the wall and becomes a work space/desk during the day, that would leave heaps of space for a living room with a big L shaped couch and a good kitchen table Sweet deal How much will the HOA fee be?

      Hi there, I can answer that for you. The condo fee ( maintenance of the building ie, elevator, electric, common ground, etc) is 500 baht per month and 150 baht for water per month as well.

      Actually this location is the main reason why I invested. The USA consul is being built here ( invested billions of USD already) which will finish this coming Sept. And then there is 3 international School just 10 min away and Payap University ( biggest private univ in Chiang Mai) only 500 meters from here, BKK hospital, Central Festival, Big C and Index few hundred meters. Also new International School will be built soon just behind this building. So this means lots of expats will be coming to this area and demands create rise in price. So for investment purpose, it's perfect. Not to mention, we are working on transforming this AP condo with new facilities..🙂

    If your renting the rooms the price for 1 year is OK. If your buying the room with the view of the rice field, the extra money for the view doesn't seem worth it. Overall are they a good deal, at this stage I don't think so. She is talking about a lot of improvements she wants to do to such a old building, and she is still looking for investors, which she may or not ever get. The rooms the way she has renovated them is OK but really nothing special.

      Views always cost more though, same everywhere. I would say this old building is a lot better then most of the newer ones also. I agree the future of the building would be something to think about. Not sure the rooms are meant to be special, just good value for money. Cheers 👍

      @@WalkAboutWayne Sure you pay for the view, though the way the rooms are laied out, unless your washing dishes you hardly see the view. From the bed or the couch there is no real view!! When I said the rooms are nothing special, well for 1.3 million in Chiangmai you would expect better than average, which they aren't.
