- James Jones is about to break ground on his newest project - a community surrounding a brand new Clearwater Southern cargo train terminal. He was able to acquire this land before anyone else realized its value because of some information that he "happened to stumble upon." But stumbling upon this information has caused him to make a few enemies - enemies that may impact his development's viability.
in this episode, we'll build this new development - a village near Spasm Electronics built to serve the aforementioned cargo terminal. We'll build everything the community needs including roads, city services, parks, and a variety of zoning (or we'll try at least). We'll also build the terminal, and tee up future development around the lake. However, certain types of development will fill in within the new village for a very specific reason...
And near the end, we'll make fixes based on YOUR feedback, so stick around until the end!

For some, it helos with the design process; helps a place feel grounded and realistic.
I built entire towns in the Sims 2 with this concept. Everything had a reason, had history, had lore, and made those places feel more real.
I hope that at the end of this series he makes a video just following the story
James being a greedy landlord who refuses to let go even the smallest financial opportunity even at the cost of his dearest relationships is some pretty great character writing for a lets play series

Watching Jamila's rise while simultaneously witnessing James's downfall is cinematic beauty. The man who wanted nothing to do with the town is now throwing his marriage away to make more money developing it is a fantastic villain arc drama.

The intro actually reminded me of a news story from last month: US man accused of making $1.8m from listening in on wife’s remote work calls. Long story short: husband overheard his wife (who worked for BP) while they were both working from home, bought a ton of shares, and ended with him investigated by the SEC, her fired from BP, and divorce proceedings. Not sure if you had seen that and gave the idea, but kudoos CPP!
Lots of inspiration from there and from my own life. My wife works above me on Mondays.... main difference - I have an insulated ceiling above my office so I can't hear her at all, haha
Watching James throw a bomb onto his finances and his relationship is almost as painful as watching Phil trying to place rail (and some of those roads)

Once James starts developing the lakeside area, i think it would be super cool to name the streets after Friday The 13th characters since the lake is named Crystal Lake. You could have a Voorhees Avenue, Tommy Lane, Higgins Boulevard, etc. I think itd be a very cool idea to implement. You could even have Chuckles get involved and build his very own "Camp Crystal Lake" nearby too.

That's a horrific breach of trust. I don't see the marriage lasting much longer. The point of shared assets like that is that *everyone involved has a say* and that *people don't do things behind each other's backs*. Replacing an appliance or buying a television is one thing, this is orders of magnitude beyond that.
You're going to need another passenger station...and maybe it's time to think about a transit plan.

@@CityPlannerPlays Agreed but maybe she's waiting to see how much James makes on this deal before deciding to divorce him or take him to court. I think they still love each other. James did move here because of her job and interests after all so maybe she is choosing to be more forgiving and understanding. I imagine there would be an ultimatum to never do this sort of thing again though.
I would also like to hear the governor's perspective. Also, will James reach out to the governor? Maybe he could sell the lake area to her since the train area isn't building up enough.

She would also potentially want to show that she was NOT part of this because of the insider trading aspect. A prompt divorce (and reporting the whole thing to the company immediately) could be the only way she keeps her job and even stays out of legal trouble.
And it's possible they weren't shared stocks, but HER stocks as part of her pay package. Just because you have access to a spouse's finances doesn't mean you have a legal right to make multimillion dollar decisions!

It’s gonna escalate into one of those “it couldn’t possibly happen here” small town crime documentaries you used to see on A&E. Like a season of Fargo or something.
James has to be a proud (read arrogant) man if he can unilaterally make financial decisions for him and his wife. Feels like he would call at least one piece of land he develops Jamesland or Jamestown, after himself. Because why not?

When developing the lakeside, something common in the Midwest is huge vacation lake homes! Maybe using some of the signature buildings to build some ultra-wealthy properties on the lakeside would be a cool idea!
I love how City Planner Plays turns a basic city builder into a story with a plotline. It's a really nice way to give a city in the game personality.
I love the aesthetic of a rail bridge over water as much as the next guy...but I don't believe there are many places in the US where it would make financial sense to bridge over such a small lake, if there is suitable land where you could bypass it.
Put another way, could you justify putting a road over the same spot to serve the community?
The elevated sections near the depot look great tho! Really unique space created there.

The name could be something like "Jamila Street", or even something like "Anniversary Way" if buying the land WAS supposed to be an anniversary surprise for her!

Sheila Johnson acting maliciously toward a business owner and developer could sway voters to support Chuckles, especially if he riles up the people to think Sheila is only interested in her own prosperity. This feels like a step toward the darkest timeline and I am all for it!
Here in São Paulo there's a silly joke about the Paulista Av. They say it represents marriage because it start at the paradise street and ends in the consolation street. Maybe you could name the new places after that, since they seem to be having problems with their marriage hahaha
James should’ve rolled the money into a Self-Directed Roth IRA. Have the Roth start an LLC then have the LLC purchase its appropriate % the property. Then any land sold is tax free. And the multi units the LLC maintains ownership of gets tax free rent!
Its a lot more complicated because he also needed money from his wife's stock. I believe he would have needed to set up a LLC that owns the development, then 2 other LLCs (one funded by his retirement account and owned by the self-directed IRA, the other funded by the stock, owned by him) which would exist to hold shares of the development LLC. He would still need to pay taxes on the stock funded LLC each year (not to mention the taxes on the stock he sold). Going forward he would need to file taxes for 3 separate LLCs and better not screw anything up because he would be a prime target for audits from the IRS. By the end of it, I think his accountant would be benefiting from this boondoggle more than him.
So is this how the wealthy avoid paying taxes? So irritating. Thankfully, James is the citizen of another nation on another parallel planet.

Just a week or so ago a BP exec got done for insider trading in the same way as old James here. James is going down hard in the future.
you could name one of the areas James is developing "Wayezhim Gardens", which would translate to Cheat Gardens in Ojibwe.
Also, you could add some fences and industrial props to the empty plots between buildings to show that construction was planned/started, but that the Governor intervened and forced it to stop.
Or Fasuku Gardens, Fasuku is cheat in japaneese.

@@Clewerly I kind of get what the intention was with the development around the terminal. that was a real thing in late 19th and early 20th centuries. (probably earlier too)
19th century the housing was often provided by the factory, company, mill, rail yard, port but its certainly not something we see any more.
the confusing part is the game shows you 21st century visuals but he's building a 'semi-historical' county that was established probably in the early 20th century.
Where I live we have a railroad that goes around a lake along the river wouldn’t bridging cost more than just going around it; and it would preserve the natural beauty of the island.
No way they would build bridges across a small lake like this. Its way to expensive in building and maintaining that. Just go the longer way around it next to the highway. Cheaper and maybe already approved by the local government.
Plus that island looks like a natural reserve for some birds to me. No need to destroy beautyful nature.

Anyway, in terms of the build, I'm really suspicious of the use of surface textures, as they don't get affected by weather like snow. In particular, the extra triangular park, as I cannot imagine that space being looked after well enough to not have any snow whatsoever, and unfortunately the surface under the trail path between the large connected parks, the school and beyond, as that's just way too large to stand out like that.

I foresaw some marital trouble between the Jones a few episodes ago, when I believe they were developing Bailey (?) and James jumped on the idea of buying land, to Jamila's consternation. Their positions would be a huge potential conflict of interest even for a couple with really good communication, and it's clear James is getting greedy. I hope Jamila takes him to the cleaners.
On one of your steeper roads, will you name it "Stuck Truck Hill"
I'm an Amazon driver and we have one road that we have to warn every new driver about. The slope is so steep our back ends scrape and lift our tires off the ground. We have to go the long way around which adds 25 minutes to your route. Very inconvenient. But every so often, I pass by and see Uhauls, RVs, and FedEx stuck, waiting for a tow 😅

I thought this too!! Legal ramifications on insider information he should not have access to is a huge deal - esp since his wife is so new in her promotion! I can see her losing her job over this for 'sharing' classified information with her husband - James sure did put her in a HORRIBLE position with her company after she's worked so hard to get there.
@@RevAnakin No, you can't. Using privileged, confidential information to gain a monetary advantage would probably be illegal. Free market (if such a thing exists) can only exist if it's fair, meaning that all players have the same information. No doubt such a move from James would be under intense scrutiny, especially if the governor is involved.
@gethplatform2392 he was in the right place at the right time. He saw an opportunity and took it. He sold all their stock BEFORE it skyrocketed. Had he bought a ton of stock that would be an SEC issue. Buying property knowing that expansion was going to happen occurs every day by developers who watch public records and plan approvals.
@josephh6697 just because something is illegal does not mean it is wrong. Clearwater Southern could have bought the property themselves and developed it themselves if they wanted to (similar to what Disney did). Just because another, third party overheard the expansion plans, it makes literally no ethical difference. Plus, I would much rather your average upper-middle class person get the win rather than another huge corporation.

I think you should name something ‘Mulligan Hill.’ It’s one of the phrases you say all the time that really stands out to me.
People have already talked about how realistically the rail line would go around the lake not over, but also I really don’t think you’d see them elevate the rail over that residential area. That would be more expensive than it’s worth and they’d probably just route it to minimise the at grade crossings and tank the ones they can’t avoid, only elevating the bit the needs to go over the highway.
Also, hope James enjoys signing divorce papers in an orange jumpsuit!
James not only bought the land, but he may have bought a divorce too. Dude messed up a bunch all in one go, and on top of all that, talking to his wife that way? For shame.
I'm still wondering what happened to Chuckles' zoo/amusement park. What happened to the animals? Did the rides for the Clearwater County Fairgrounds come from Chuckles' park? And what's Terry Brown going to do with the land? A return to Nicolet Bay should be soon.

After what James did and how much trouble it can (will?) cause for Jameela, I think it’s too late for that. I think the next character will be the district attorney.
There’s nothing that can save that marriage at this point
major divorce attorney... anything state related could look bad on Gov. Johnson, since she was in the running to buy the land. so if any criminal investigation is coming, it would have to be federal, since the state would be conflicted... and it would look real bad that the state gets beat buying the land, then investigates the buyer? Gov. Johnson may not be looking solid in the polls, but after a situation like that, she'd never be running for any office again.

I hope we see this plot thread developed further. James' behavior is really beyond the pale. While I love this series and CPP's work in general, I was kind of surprised to see this as a plausible plot line.
So much drama 😂 Regarding the build, I think you should use double tracks for part of the spur going to the new facility since being a single track means that queueing would occur on the main line blocking all traffic, and with a spur so long that could take hours.
Any of the "manufacturing" near the cargo hub could be machine shops that pop up to service the needs of the train yard. Way cheaper to take a part across the street and have a millimeter or two shaved off than to have to furlough a train for a couple of days while waiting on replacement parts.
I love how in the intro ( 2:58 ) there is a tornado just casually doing its thing in the background, like no one’s business😂 if Verde beach is tree fire city, magnolia county should be „tornado county” 🌪️🌪️

Personally I don't think the cargo line should've cut across the Island. Seems like it'd be better as a nice natural landmark for that area.

The dirt that was hauled away immediately next to the railroad terminal would most likely be used to build up the railroad bed closer to the lake to shorten the bridge spans!! This is a local spur, and the cost of that bridge alone doesn’t make sense!

James watched all those Christmas time car commercials where someone makes a unilateral massive purchase and said "hold my beer." Divorce, lawsuits, and jail time in his future. She will have to prove she didn't tell him about the meeting so she doesn't catch the blame too.
There was a lot of room to build the rail line around that lake. I highly doubt that the rail company would have built several really long bridges over a lake when there is undeveloped land less than half a mile away they could use. I suspect they would even go for an at-grade crossing for the time being.
Running the rail line between the lake and "Name Me #1" (semiconductor plant) would have been probably less than half the cost and far less complicated.
Agreed. I can't imagine residents, Clearwater Southern, or the plant, would be too pleased about the location. All those trucks having to cross a highway, and go through some residential areas (from what I gather) to move cargo to and from, would cause a lot of problems, including costing the company more in transportation costs, and causing congestion. And that incline would be troublesome, if not a nightmare, for truckers in both directions. If it's possible, I'd put it right up against the plant (I.E. treat it as part of their factory) as I think that would be what they'd prefer.
If an at-grade crossing is not possible "due to regulations": where the line crosses the highway, I'd lower the highway and use the dirt to fill a grade for the rail line. (I don't think there's enough distance to leave the highway as is and run the line over it without something to extend the overall run of the rail line or having greater than 2% grades into the terminal)
Pitch this storyline to Netflix next. This is fantastic. Love to see how much your channel is evolving.

As a European viewer, I cant help to think that there was some correlation between the clown show reference in this politic show, and the real world USA politics. But it might be unintended since this is a family friendly gaming channel..😂

Suggestion for Name Me #2: Naming it Grand Junction. Multiple roads and a rail network conjoining at one particular place. Also is the name of a small town near me that was created due to the railroad that was built in the 1800s.

As an attempt to gain favor with more developers, James should expand his trail network towards spasm and the lake, and rebrand the idea of the city, similarly to how the real life city of Bentonville looks.
Edit: expanding the path network towards the college may also look nice and with the extra connectivity increase the desire to move there despite the developer even more.

I absolutely love the little bits you toss in while you're talking "Another challenger appears!" as a tornado spirals in the background during the intro... "I upgraded this road to a two-lane road..." "Oh? A two-lane road, Like the rest of them. Nice!" They have me dead every time I see them, and I usually have to rewind so I can laugh again and again.
Your storytelling skills are very impressive Phil. I admire the time you must put into making these storylines. Hats off to you!
I'm glad James is expanding his development of everything, but he really shouldn't have betrayed Jamilla's trust like that. Happy Wife Happy Life and all that. Maybe he can name some housing developments or a street after her or her family to start the olive branch process? Great episode, tho! Looking forward to more of the drama, story, and building!

I usually don't comment on anything on youtube, but this channel has made me so happy with it's content. I've never played the game or had any ties with city builders, and yet somehow youtube got me here, and I'm very glad it did. The level of passion and attention to detail, to the city and it's history, got me hooked. I've gained a whole new appreciation to cities around me and urbanization in general just because of this chanel. Thank you so much for keeping me company, this chanel really brightens my days!! I've lived in both Iowa and Las Vegas, so I can say what you said about smoothing out terrain rings true. In Iowa, they tend to smooth out the terrain and plant grass when the construction is done, where in Las Vegas with the more rocky/sandy terrain, they leave the cliffs or bind the loose aggregate with wire mesh. Totally depends on locale!
Follow up: One of the overall biggest towns, and main college town, in Iowa is Ames, so spot on with that name!

I don’t think building a cargo rail over water and an island like that makes much sense. Wouldn’t it be better to use beautiful islands like that for tourism / parks, etc.?
Definitely thinking that this place needs a regional airport of some kind or at least more public transport. So many communities are underserved

Honestly, such invasive development will never happen in Europe!
One could have easily created a spur rail route hugging those hills curving along the highway and met the mainline.
Not sure - but yea didn;t like cutting across multiple streets and natural habitats unnecessarily
I highly doubt that would happen in the US today either. The bridge over the lake was pretty unrealistic from both a cost and an environmental impact perspective.
I came to say I can't wait for the divorce proceedings between James and Jamila, and was glad to see everyone as invested as I am. When are we building a new house for James to live when he's kicked out?

Id like to think that many of the businesses that moved in were foreign to Magnolia, maybe larger corporations moving in to the growing community trying to get an early foot before a boom. This might ad a new element that Magnolia isn't a small tight knit community that it used to be. and locals will have some opinions about the 'transplants' moving from outside.
If James ever changes his mind and sells, or doesnt want to do residential aroud that lake, i could easily see it becoming a summer resort area, a la Elkhart Lake, WI with the Osthoff, Shore Club, or Siebkens Resorts 😊
