    Sir, though everything explained by you is correct. But instead of taking example of a person whose mother purchased gold in 2007, better consider rate of gold from 2000 to 2024 and calculate the CAGR. In 2000 rate of 24 carat gold was Rs 4400 per 10 grams while currently rate is around Rs 74000 per 10 grams. CAGR is coming around 12%.
    Let's talk about real estate now, since I am from Delhi, a House costing 9 lakhs in 2000 in Delhi is costing 2 cr now in 2024 which is again giving CAGR of around 14% plus rental returns recieved from the property can make it much more than what Nifty has given. I am quite sure most tier 1 cities would have given similar returns not sure about tier 2 cities.
    Even my friend invested in a plot on Yamuna Expressway in 2019 for 45 lakhs is now valued at 2 Cr in 5 years with a CAGR of 35%. So, let's not declare real estate investment inferior to equity by giving random examples.
    There is no denying the fact that equity has given good returns but according to me real estate is not far behind. Better to diversify in all asset classes so that when one asset class is not performing other may hedge our investment in case money is needed urgently to avoid panic selling in losses.

      Imagine using that property for residential purpose too. This would return even the acquisition cost and will basically make the plot free.

      Your message is very informative. Adding hidden costs will give much better idea. Maintenance, property tax, capital gain tax.
      One of my uncle's property in gorakhpur appreciated by 125 times from 2 lakh to 2.5cr in 20 years. Case to case the appreciation can differ wildly.

      Wahi Jisne Bangalore Gurgaon ya Mumbai me liya hoga to aaj uske ghar ki cost 3 times bad gayi hogi. Real estate bhi stocks ko tarah hota hai, growing city me paise lagaoge tango returns ayenge.
      Nahi to tum bhi “apartments ki value nahi badti” wale logo me hi aa ke reh jaoge.

    in principle agree ... but real estate depends where you are buying (outskirts .. not much appreciation .. but within city .. there are very good returns) ... There are example where people made much more than equity ... ,

      Appreciation depends on scope for further development, even if outskirts. Infact within city, there is no further appreciation because of no further development or rather being developed.

      City ki rates aur outskirts ki rate mai bhi zammen aasaman ka anatar hota hai gyanii ek 200 gaz ka plot aveg locality mai 80-90 lakh ka aata, outskirts mai vahi 30 lakh mai aajata

      I was a strong votary of Real estate. But I realized the real dangers and serious short comings associated with it. First and foremost is the threat of someone illegally occupying or selling by conniving with concerned officials and local goons acting as politicians. So go for real estate with utmost caution.

    My friend bought a flat in gurgaon in 15lakh in 2003. Now its worth is over 2 crore. Plus he is earning 4 percentage rental yield from it which make his return in cagr around 18.

    Mere khyal sai teeno(property, gold, share/mf) mai investment hona chaiye, kyunki share market jab girne pai aata too sara profit negative mai chala jata hai. Use samay property or gold hee kaam aayenge emergency mai.

      Waise emergency me property bhi kaam nahi ayegi, unless you're going to sell it at a distress price...
      Gold bilkul kaam ayega, hamara inflation hadd se zyada ho gaya to bhi ayega, currency kitni bhi devalue ho jaye gold tab bhi kaam ayega, war ho jaye and kisi tareh country se bhagna pade to bhi kaam ayega...
      Gold is God's currency for a reason!

    I bought land in 2022 July for 85 lakhs, and today the market price of the same land is 1.7 Cr.... buying land at the right location and at the right time, will definitely overpower any other investments

    Practically, the common man does not keep investments in the stock market for long periods. Twenty-five years ago, 9 lakh rupees was a significant amount, and due to a lack of knowledge and financial discipline, most people would not invest such a sum in stocks, risking a total loss. Furthermore, calculations on paper do not always translate to real-life outcomes. Therefore, investing a large sum in real estate is often a better decision for a layman than investing in share market.

    I did the great research about real estate in Nagpur as I also wanted to invest in real estate. Us time pe mujhe kuch baate samajh me ayi that I want to share may be I am wrong...
    Real estate specially plots me unhi logon ne invest karna chaie..
    1. jinke paas 2 no ka paisa hai.
    2. Jinko baadme ghar banae ki icha hai.
    Ita better then invest in commercial plots. Wo jaldi bikte hai. But wo bahut costly bhi hote hai.

    Entry time and exit time is main thing . If u consider exit time of any black swan event then nifty is negative. Property and gold are real assets. Index performance can not guarantee in future u can check with china index

    Selective pitching of Stock market, my uncle bought two small plots in gurgaon in 2000 for 8 lacs. He built ground plus two and rent it out. The other one he just built his own house. Now each of his plots are worth 2 CR each plus the rent he received. Basically he lived off is life on these two investment. And he is angootha chap. His friend bought 4 cars in 2000 and today he has 50 cars which he run for local taxi. Big No to stock market. Also whenever you compare real estate vs stock don't forget to consider rental income which is really high in metro cities.

    In 1996 person bought plot in Navi Mumbai for 3 lac. Construction done in 2003 which costed 8 lac so total 11 lac. Current price is 1.6 cr min and can get upto 2 cr depens on location. Now one more twist in this, current rent of property is 40k per month so this property gives invested amount return in every 2.5 years.
    But being said that it will be difficult to get this kind of return in real estate now and this investment was done when Navi Mumbai was developing and now this. property is completely in developed area. I have also seen minor or no appreciate in some property bought in around 2015 where as i have also seen appreciation like Navi Mumbai in Hinjewadi area of Pune in just 5 to 10 years. So depends where are u investing at what time.

    Great video, stocks return the max hands down, Returns aside, real estate and gold are very very difficult to liquidate but stock market is just one button away for you to liquidate. If there’s an emergency you cannot sell part of your property like a room or bathroom and get some money out of it but it’s in stock market you can sell 10% / 20% of your portfolio and use that as an emergency in case you get into one, more than anything when you invest in the stock market, you’re investing in Bharath there is a lot of pride that goes into it and can pat yourself for Bharath’s success

      I have a similar situation75 lacs property returns 25k rent every month, but the point to note is one should not go full in on real estate or any other asset class, always diversifying to minimise risk in case of recession or War

    Yai calculation taxation ko include nhi karta game baut rigid hai . Real estate mai black money use karka tax bachta hai . Same with gold also taxation bach jhata hai par iyai equity mai 10% ,15% toh dena hi padega woh kaun bolega. Gyaan mat do jo real life mai chala uski baat karo . Gold i think is giving huge return comapre to nifty in past 5 years

Noida me jo 3 bhk flat covid k time me 80 lacs k the aaj k time me 1.4-1.5 crore me bhi mushkil se mil rahe hain. Am talking about jal vayu vihar, Arun vihar type of societies.. laga lo ab hisaab! Mera stock market me XIRR 18.9% hai from 2019. But real estate ka jo boom hai wo alag hi hai bhai..khaaskar covid k baad.. it also depends on the place you've invested in

      Flats are not investments. People who have too much liquid cash or black money prefer flats. Try individual house or plots in tier 3 growing cities, which will become tier 2 and then tier 1 in 25 years.

    Alongwith CAGR, also consider liquidity factor. Things like real estate n houses are not very easy to convert into liquid cash especially during times of urgent need of money for any energency. It takes time to find buyers, complete formalities. Someone might say one can take loan against it but that again involves paperwork n a process which can delay the incoming cash.
    Always ALWAYS have money invested which can be converted into liquid money easily (fixed deposits, debt funds, mutual funds etc which can be redeemed within 2 days). Invest only your extra money in good real estate and that too only after proper market survey.

      One should diversify his/her investment in different asset classes Doing all investments in liquid funds is the worst thing. In case of emergency one should use emergency funds and not their entire investments. The investments which are not liquid force you to invest for a longer period to take benfit of compounding that is the reason government has created EPF scheme so that forcefully some fund of the salary is allocated which people can't easily withdraw to build retirement corpus. Liquid funds (mutual funds, FDs etc) which people may easily withdraw whenever they need it which kills the compunding factor. Diversification of funds in different asset classes is a key.

    You totally left out the rental income from the real estate. That will be atleast 4%. So its coming aroud - 13%. And one can reinvest that 4% rental income in stocks to increase its value more.

    Gold rates in 2007 - 10800 per 10 gram
    Gold in 2024 - 74000 per 10 gram
    So 27000 of investment will be minimum 1.6-1.7 lakhs if i cut making charges of 15%
    So now show the right cagr .

      15% making charges on 1.5 laks or 1.5 lakh is the amount after deduction of making charges

    Gold rate in 2007 was around 9.5k per 10 gm for 22 carat, so we would get 26.3 gm which would then give us with today’s rate 1.71 lacs so returns are the same

    Real estate k % returns kam hain on an average but portfolio mein uski apni jagah coz amount invested jyada hota h due to cheap leverage/bank loans. Aap bank loan leke stocks mein toh invest ni karoge na in general.
    Physical gold ko aap consume bhi toh kar rahe ho while it hedges against inflation. Toh uski bhi apni value h.

      You can invest in Nippon India index fund - nifty 50 plan and for flexi you can invest in Parag Parikh Flexi cap. Parag is one of my fav mf of all time. Majority of people investing since last 5-7 years or more will agree. Apart from mf, you can consider etf too. They are like mf but will very low expense ratio so long run you will not pay or will pay very low expense ratio on your gains.     Sir, India with Population of 140 Cr. We have overtaken China last year which means Housing demand will always be there as Roti, Kapda aur Makaan is basic necessity. Which means Real Estate land for construction on long run will be always there as new population will live in Rental or construct house or apartment.
    Fundamentally in long run of > 20 years shall give return . Demand and Supply GAP will remain either in Metro or Smaller cities.
    China land is getting urbanised through Roads / Highways and Apartments. So land will remain scarce as people cannot live in AIR. Effect of gravity - मनुष्य को ज़मीन पर ही लाएगी

    No point of comparing stock market to Real state. No one has the gut to invest all his/her money in stock bt in real state people easily invest all his/her money. So actual amount of return will always be greater in real state.

    Stock market is risky.
    My friend's parents put their hard earned money in stock market for their son's abroad education.
    In mid 2020 they were supposed to withdraw it after 5 years of investment.
    The returns couldn't beat fixed deposit returns.

      😮😮 If those people couldn't make money from investment during pandemic then God knows where the heck did they invest because literally every stock has given a huge run up since then, I myself has made 100% return by investing last year....they should have just put the money in mutual funds as even they have given at least 20% return.

      I wouldn't do that given rental yields would be very low considering the factors like vacancy rate and operating/maintenance expenses. Instead I would invest in ETF's and gold/SBG scheme. Gold because it is highly liquid.

    Well all are assests , as per data stocks have grown good, so gold works as the hegding, real state is same way but involves a other kinds of risks, stocks offers a growth over yiur portfolio, but also matters whennyou have invested, just one 40 % correction 75% new investor would be out thats what happend with lot of people in 2008 and 2020 march crisis..assume market remains slugish remails same level.for 3 to 4 years ..all people who are doing sips would not have patience..hence diversification is a keey..

    The assumptions taken on Real Estate are false. If i talk about Gurgaon where i live.. The property of 9 lakh would be 200 yards considering rate prevailing in 2000 was 4-5k per yard in Huda sector. Today the rate is hovering around 2 lakhs per yard. Means 9 lakh in 2000 is now worth 4 crores if invested in real estate.
