    many people lost their houses and extra cheap apartments are essential in my opinion for Ukrainians for basic needs many of them don't have the ability to have high-payment jobs so in my mind it's dangerous to sell houses and apartments to people of not Ukrainian origin, I know personally people in Ukraine that lost houses in the village grushevaxa and left to Poland with kids and I see this as the danger that foreigners and richer Ukrainians need to understand many Ukrainians became homeless for one person the ability to be richer is matter and for another the need to just be able to even rent a house after the war , many Ukrainians work hart for low payment right now in Poland and romania

    Hi Olga, I read that rents and real estate prices in cities of western Ukraine (like Ivano Frankivsk, Lviv, Chernivitsi, Ternopil) have increased dramatically and prices in central and eastern cities (like Poltava, Nikolaev, Dnipro) have dropped drastically

      I have a friend who left Zaporizhzhia for Ivano - Frankivsk and she told me the same thing the prices on rent are cheaper in the east compared to the Western part of the Ukraine it's always been this way being closer to the EU people tend to have a little more money compared to those closer to Russia. She thinks the prices increased in the West mostly because some of them people fled for the EU and either they or their former land lords pumped up rent to supplement their loses. For land lords currently in Ukraine they are trying to recoup their losses and for those who own the apartment but left for the EU are using that money to pay for their life style in the EU till they decide to return to Ukraine. It's a messy situation with a lot of twists and turns right now that will be figured out later if and when this war ends in the coming month(s) or year.

      Do you know of detached houses currently selling for between €20,000 and €30,000 in some parts of Germany? Moreover, detached houses have now started to be sold in some districts with a population of 5000 or 10,000 in Germany approximately 40 or 70 km far away from the big cities . So, is Odessa, Kiew cheap or not? Unfortunately, people don't research. I wish you happy and healthy days.

Is it possible to buy benzine in ukraine? When stopped by a roadblock do they look in my telephone and tablet? Thanks in advance.

      I guess you can bring as much as you want. I had full tank + about 80 liters.
      Yes, it is possible to buy benzin in Ukraine for sure.

    I lived in Ukraine for 11 years and I know a friend whose property was destroyed in Ukraine, due to Russian missile attacks. In Ukraine, every major city is still under the threat of missile attacks, they have all been hit before and could very well be hit again. Putin's regime has shown that they have no hesitation in targeting civilian buildings and causing devastation in Ukraine. I mean those who want to take the risk of investing in Ukrainian properties, good luck to them. But I personally think that the risks are too great to be worthwhile at the moment. Also the fact that rents have gone down 30% in Ukraine, is terrible news for many would be investors.
    I hope that this terrible war ends soon. But I fear that it could take years before it ends, because the Russian regime is hellbent on conquering large parts of Ukraine and getting rid of Zelensky and his government.

      @@davidwebb4904 😂 yes it’s true. I was there last week. However the atmosphere in Kyiv is very melancholic at present. We have property in Irpen which has been very badly damaged. But I would say the Russians have no chance of taking Kyiv. Actually rents are at best 50% of pre February rate.

It is more attractive in many ways with a souther location at the black sea with famous fertile black soil so Putin is going to take all of it. No more freedom and rule by the people.

      Most of finished apartments in buildings are sold out before the building finished. So all of them have owners and sold our by individuals.
      \And it is the same story - nobody will sell cheaper than he bought, unless it is something more than 100 000 $

      I remember reading about the great fire of London, there were a lot of aggrieved people in the re-builidng of the area saying their land was stolen. Deeds were all written then and so if they burned they couldn't prove.

    Do you know if long term rental is common in Central Kyiv? By long term rental apartments, I am talking about 2 to 5 years rental contract.

      Rental contracts mostly for 1 year and later you can just renew it. In last 5 years prices got 2-3 times higher

    I think I would just buy property and put a deep underground bunker on it, Apartments too risky because insurance likely won't pay if they are destroyed by bombing.

    Great to know POA is back on. I was still under the impression that registry process is closed. Is the company registration process on too? I think the whole process will still be messy because I need tourist visa to enter Ukraine (which I think is still not back on), and the only way to enter Ukraine is either from Moldova or get a Schengen visa.
    This might be a good time for Zelenskyy to ease out visit visa rules to more nations. Only serious investors will visit anyway. I'd be in Kyiv checking out properties tomorrow if I could easily.

    People over pay for property nowadays, houses are 3x higher from what they are worth. Economy was doing good from all the free money being printed by government but that will all come crashing down when the government starts to recoup that money through increased taxes and interest rates.

      Insurance policies everywhere do NOT cover "acts of war." That significantly lowers the value of properties in all countries bordering Russia.

    It looks like ownership still transfers when Russia takes over, so if you buy a place in the outskirts with no battle action it seems safe regardless.i think russia will stop after taking kiev/Odessa and east and the rest will be ukraine with lviv as the capital and it will be the hottest property in the EU

      Well, In Russian occupied areas I don't think there are any purchase or sale deals. They can just take the house and live on it, but they can not do anything with documents.

      @@sigmaputin6888 Russian foreign minister also said that the Russian war in Ukraine (aka "special military operation") was to free Donetsk and Lugansk, why is the russian military occupying parts of Kherson, kharkiv, Zaporizhzhia and Crimea? Why are they firing missiles at Odesa, Mykolaiv, Lysychansk, kremenchurk, Sumy, Pokrovks ,etc. villages with no military around? Are civilians also responsible? Does Russia decides who is and who is not a radical?

    The selling price of real estate everywhere is determined by how much someone is willing to pay for it. In a time of war, buying is a HUGE risk. Fewer buyers will mean lower selling prices. But the cost of rent has risen hugely! Tens of thousands of displaced persons have been seeking temporary housing farther west in Ukraine. Many residents have opened their homes to refugees, especially in my wife's native Transcarpathia. But landlords who charge rents have nearly doubled their prices.

    The West is heading into an economic nightmare, hard times and broken dreams
    are on the way.
    If you can pay off any debts do it now.
    Hang on to your money and stock up on food/essential medicines etc.
    Cash will be scarce globally and so will certain food products.
    Beware of bank 'bail ins' and don't rely on Wi Fi.
    And when you stock up on food... put some aside for your neighbour.

    Prices have definitely dropped, Ukraine has become an even more risky country to invest. Ukrainians are leaving the country in droves. I don't see a reason to buy a property there. It's an unstable country.

    I agree with Michael and others who say this is not a good time to buy property in Ukraine. It's always possible you could buy an apartment in Kiev, only to have the Ukraine military store ammunition next to it, or have them hide equipment on the property, or worse fire on Russians from those locations. The Russians would immediately target such a property even if civilians are killed. The UN recently criticized both Russia and Ukraine for using civilian areas in this way. No matter whose fault it was, you wouldn't have the property any longer and you'd be out of a lot of money. In addition, with recession looming for most western countries, it's best to prepare for economic disaster in one's own country.

    To be honest Olga I am surprised to see you making this video, is has so many moral questions. I understand that people buy and sell property due to circumstance beyond their control, a loss of a job, a divorce or bankruptcy BUT exploiting a WAR is really low in my opinion.
    So imagine you have been a refugee, you had a home before that you made your own, carried out repairs, grew a lovely garden and had your little stake. Now you have to leave and for financial reasons you sell your treasured home at well below value, possible just to pay off the mortgage. Then in 2 years time imagine the war is over, your home survived albeit a few repairs were needed and you find out that your mortgage would have simply been extended by two years with a payment holiday and that there were even schemes run by the government to improve your home. Property prices will have increased and you can no longer afford to buy property in Ukraine.
    Maybe you find the Landlord has been renting the property and has charged higher rents and as a result of that others too have put up their rents, then you seen people being evicted because they can't pay these rents. Young people in the area can no longer afford to buy homes because the value of homes has increased due to these high rents. Slowly the community loses cohesion because all are renters and are not invested in the community. Think I am exaggerating, go visit the west country in UK where people buy holiday homes or look at London where nobody knows or cares who their neighbour is.
    From the sellers point of view, I think only the really foolish would buy property in a place that may be blown up at any moment or where Russia may come in and decide your purchase is void because you are not a Ukrainian or a member of the Russian Federation. Ukraine themselves may reverse such transactions because they will have been done under duress. I think getting involved in this as an Agent or buyer creates highly ethical issues and you may see some backlash if were any part of it.
