This has inspired me so much. After watching this I began searching and found a stand where I can build 15 to 20 rooms in a township where rooms are in demand, really in demand. I was so inspired I made this a mission. Spoke to the owner and I'm going to the Municipality to check how much the land owes to confirm what I was told. It's not a bargain considering I'll also be building but it's a good investment for the long run.

Thank you Nonde 😊 I’m more proud of my parents than I am of myself, they do the real work. Making money from property is through having tenants live on your property and pay you rent monthly.

And if you could make a video detailing how you have found the particular way you went about it to yield max returns. Purchasing property, scoping areas, target market (student areas vs residential areas) etc. I don’t know if that makes sense.

Remember interest charge on you bond for a investment property is tax deductible. Paying up your bond means you have more income which in return mean more tax payable to SARS

Hey Zee, I’ve been a call center agent too and I know the salary and how difficult it can be to juggle what it covers in a month yet alone trying to save. So I did lots of research on how low income earners can still qualify to buy property and I’ll be posting that video soon🤗

Hi, can you please do a video on how you bought property while working abroad. For example explaining the documents you used for the bank to be approved since you not working in South Africa.

The process is exactly the same as it would be if you were in South African, the exception is that, instead of 3 months payslips and bank statements the bank might ask for 6 months, it highly unlikely that they’ll grant 100% bond. They’ll also request your employment contract.

Yes, the debit order is on my SA bank account, I just need to insure that there is money in the account for the debit order, you can also choose a debit order date that works for you, not sure if all banks allow the choosing part.

Hi Gloriah, in my case I’m lucky enough to have my parents managing the properties and if they were not there I’d rely on having tenants that are managed either by an agent or someone that I’d hire.
Is the property being used as Airbnb or monthly rentals?
Not Airbnb specifically but the same concept and monthly rentals too.
It's wonderfully if one is able to pay up your bond. Although is it beneficial in terms of taxes?

What's the difference between paying it off and settling it?
The simple short answer is that, if it’s paid off it means that you owe nothing but still have access to the money that you paid off, when you settle and close the account, the bank takes their money and you can’t reuse it on something else, we will touch more on this soon, but I hope this explains it for now 😊

When applying for financing etc. some of the key security questions they ask is the one you’re asking, so if I respond I put myself at risk for fraud.

You should refurbish that property and refinance it with a bank i.e, they will borrow you say 75% of you current property value, then you use that money to finance the next property.
Refurbishment will add the value to your current property and then refinance will be higher.
We’ve been refurbishing from the first month we got the property, we make improvements on it gradually, I still haven’t been there but my mother updates me. I still have access to the amount that borrowed me on the first Homeloan, I didn’t settled/ cancel the account it’s just fully paid up, so I can use that money anytime.

How about the taxes? I take it you have to pay tax on the Rental income. Did you hide it in trust funds etc or? Do you have any advise on how to pay less tax on rental income? Seems like a waste to ask 10k /month and then pay what 3.5k tax? The other won't even be enough to pay off the house etc...
