ROI Ignores the factor of time, so even if you did that deal (fix & flip/wholesale) in 30 days it wouldn’t increase your ROI. if I’m not mistaken.

ROI = Total Investment / Net Profit hence, your ROI is not 29% as your total investment is 100K (purchase price) + 21K (expenses) then divided by Net Profit 29k which is an ROI of 0.2397 or 23.97%
Could you explain why would you not add the expense as a part of your investment as it doesn’t make sense to me.
