- I'm Aja Dang and the good news is our AC is working. The bad news is... I bought a drill lol. In this video, we're continuing our home renovation journey by installing curtains! This process can seem a bit daunting (and it is TBH) but with the help of CZcams how-to videos and my new, cute drill, we got through it like pros!

Aja, I’m older than you and we’ve bought and sold 4 houses and we’ve never gotten a second opinion on a house inspection. That’s not typical. Don’t second guess that decision. Just keep moving forward. You’re doing great! I still don’t hang my own drapes!
You and Aja are the only two people I know who have never had a second home inspection. It saves you so much money and headaches like Aja is experiencing.
I've never had a second home inspection either. I paid good money to the first expert who came highly recommended.
Girl! Get a nest or ring doorbell so you don’t have to look out the window when Brian isn’t home. Safety precaution. We had so many solicitors come by our home after we moved in and my husband was traveling. My theory is unless I know you’re coming over or getting a delivery I don’t look out the door to see who is there. Bc if they see you they won’t go away or will come back later. Also I would recommend getting a nest or eco bee thermostat. Then you can use your phone to check on the temp of your home. That was one of the first things we did in our house after moving in. It relieved a lot of anxiety of knowing if the AC was working or not bc a hot house is miserable!
As a homeowner myself for over 20 yrs I recommend you hold off from looking for issues with the remodeled bathroom until you both have the money saved if you should find major issues with it. That will also save you a lot of stress and frustration when and if that situation arrives…. Keep up the good job and welcome to home ownership… it’s a Beast right 😂
Regarding the bathroom, it should be fine if nothing was noted during the inspection but you could maybe have your handyman just take a general look at it and see if he thinks anything could be a problem. And since the shiplap isn’t your thing, you could just remove that and ensure nothing crazy is happening like in the living room.
I feel like prioritizing safety makes a lot of sense given that you’re living there now and you want to rent it later . People’s health and your peace of mind is def worth the money. If you’re concerned about safety issues (rodents, mold, dangerous electrical, etc.) I would definitely save up and inspect/fix those areas. Prettifying is super fun and hopefully you can do more of it yourself (like painting cabinets and hanging curtain rods you go girl!) when you have the time and inspiration to do so.
Don't drive yourself crazy about the curtain rods. It is perfectly possible that your ceiling isn't straight/uneven. Done is better than perfect sometimes.

I was in the process of buying a house a couple of months ago, but I had to pull out because my inspection report showed a lot of things that the current owners refused or didn't want to fix and I refuse To buy a fixer-upper. I want to be able to live in a house that I spent hundreds of thousands of dollars on for a while before I have to worry about any major repairs. Even though I'm desperate for a home, I'm not desperate enough to settle. So, I'm just continuing to rent and continue to save up so I can buy a nice home. I'm grateful for this series because it's showing me what I could have went through. And even though I had a good chunk of change saved up. This would have been a horrible financial decision if I had continued on. I can't wait until you finish all the repairs. So you can live peacefully and your new home.❤
congrats for not settling! Buying a home has way more to do with whether or not you can afford it, you definitely need to consider your tolerance for updates. For me, I was ok with them ( I just didn't think they would all happen within weeks of each other) but you knew that's something you didn't want and you walked away.
Not settling for a fixer upper means you're losing out on the possible gains in house value. The previous owner has earned the most in equity. Who knows whether renovations were done right like in Aja'a case. To each their own, but in my opinion, a turnkey home is never the smart choice.
We are a 30 yr homeowner and inspection is usually done once. They point out the important issues like roof , visible leaks and functional heating and plumbing. Anything upgraded to your personal standard is on your own expense. You have done a great job renovating so far !Do everything at your own pace because the house isn't going anywhere . It is your house! It is a beautiful home!

I suggest since the previous owner did not handle things properly to get a general check of the bathroom. It’s better to know than to be surprised. Surprises are not only expensive but emotionally and mentally exhausted.
That way if needed you can adjust your plan accordingly to what needs to be fixed now than later.

who would I ask for a general bathroom check? handy person, plumber, general contractor?
@@AjaDang I think either a handy person or general contractor. Since the previous owner remodeled the bathroom himself. We can imagine he used the cheapest products given the shape of the house prior to your revisions.
So, I imagine not only does the plumbing need to be checked but the wiring too. I don’t know if you got the flooring redone in the bathroom but I’d checked that also. If done incorrectly mold can easily build up.
I’m also not a professional by any means, please take my suggestions lightly. If I was in your shoes
I’d definitely want to know what’s happening in the bathroom just in case that might need to be the next big project to tackle.

You should be proud of yourself, you have made so much progress! I am very happy for you. Please promise all of us (your viewers) that you will prioritize the gutters over the bathroom. Keep in mind, Texas has the most foundation issues and your home is already older. Again, thank you for taking us along on your journey, you're doing great!

Thanks for sharing your drill journey. I just moved and I’ve never used a tape measure this much in my entire life 😂 I’ve been using a screwdriver (borrowed🤣) for everything but I just bought curtain rods and now I finally have to buy a drill. I asked my friends to pray for me 😆
I just wanted to drop a quick suggestion: I think in all of Texas (I’m in the Dallas area) you can use energy ogre to find the best electricity company/deal for you based on your usage
We've never been advised on getting a 2nd opinion from an inspector. Not saying it's not good advise, but based on the 2 home buying experience we've had, I feel that inspectors inspect surface-level kind of symptoms, items on their reports should be read through and you then decide if something needs more in-depth inspection by trade professionals. In both home buying experience, knowing that AC systems works very hard in Houston, we looked for AC service report close to buying date. If more than 6 months old, we request sellers to service the AC again during the inspection period. Same for hot water tank if possible, especially if tankless water heater. So imagine how often you'd have any system service to keep good maintenance of your home, I would want to see/ask seller to provider proof of such servicing frequency. Depending on how old the home is/ how much you know about the area/builder etc... you may also want to have a seperate Roof inspection report, and foundation inspection report (these are pricey and extremely thorough).
YES!!! You should have had specialized individuals to review things in the house and it would have contributed to negotiating down the price. You don’t even have to have licensed individuals. I straight up told the seller of our house that I wanted a credit or a price drop bc the AC/HVAC is close to 10 years old and I know that’s when systems start to have issues based on research. The seller gave us a credit which we negotiated. I still think the seller should have given you a home warranty or you should have asked for one. It would have covered some of these crazy shitty things the previous homeowner did.
I am also watching Suits!!! We haf to buy a new washer and dryer and when the came to install washer was broken. Now it’s been 1.5 weeks 🥲 still waiting. Ahh new home woes 😅 one thing at a time
Yes - to your question! When buying both of our houses we brought our trusted contractor to come and give us an opinion on the health of the house and write up $$ estimates on fixes needed to be made to present to owners for either fixing it or lowering the price
In additional the normal inspection we got!
I think I'm going to do that next time.
Aja, how interesting that a woman who is interested in someday creating affordable housing has curated a crew of great trades people. When you put gutters add rain barrels. That will help when you do a garden. When you can afford it put in a generator for the power outage issues in your Texas future.Put money aside for the bathroom and do it when you feel comfortable. Hopefully before any issue arises. The energy audit would be worth it! The US Government also has some resources.

I would suggest to have Amin take a look at the bathroom electrics if possible because it is a wet room and electricity and water don't go well together :-) Also mold could be an issue in the bathroom.
Not sure if you say 'pipes' you mean all the plumbing in the house needs re-doing. If so that should go together with renovating the bathroom of course but I am sure you already knew that. Otherwise you would switch things up in the bathroom and all the plumbing needs to be rerouted again.

In California the seller has to get you insurance for the first year that covers things like the ac breaking - do they have that in Texas?
Yeah, if you have someone licensed and qualified check the different systems in the house and find problems you can use that to negotiate with the seller. But all of that would have to be done and negotiated during your option period.
Aja, I also just bought an old house (1950s) few months ago, still working on the painting and fixing a lot of damages myself. It is struggling but I believe we will get through it!

full inspection should have inspected the Hvac unit and roof and plumbing as the main issues as they are the most expensive, around 20-40k to repair/replace big ticket items, seller credit is good if it comes close, but even better if owner can fix before closing, since seller credit doesnt account for time invested into repairing yourself.
Grrrl… I’m HTX too AC went out during the heat wave. We got a home inspection and AC inspection, issue wasn’t caught prior to buying still. Shit happens.
for the bathroom I would leave it BUT would throw a few bucks into a savings fund for it in case something happens or you start digging around and find stuff

I would dig a little. It's cheaper to know if something is wrong and that an expense is coming than to wait for something to happen and need services asap. Especially if you know other parts of the house have issues.

i'm curious, how much is your property tax for the whole year?
asking trades people to check out the house and flag things to you is mainly for your personal mental benefit of being prepared. you can ask the seller all you want and they can always say no to giving credits on the house.

Start saving for bathroom and when you hit your goal start looking at bathroom. It better to gind it early before it gets bad

In a hot real estate market, seller doesn’t care about your own inspection or negotiation, because there are probably 10 other potential buyers willing to pay cash and no independent inspection and no negotiation. Take it or leave it said the seller. There are exceptions but it’s still a sellers market today.
The Inflation Reduction Act of 2022 also has a lot of tax credits available. Insulating your house better is one of them, and that can stack with any TX rebates.
The "ceiling" of the porch is called a soffit and the barrel on the drill is called a bit holder. Now you can impress, Amin with your construction vocabulary.

We made the mistake of using the real estates inspector who was her good friend. Better to go with an inspector that has no connection with the real estate agent.
I would see if your inspector is as fault and what could be done. It seems like he/she did a very subpar job!
I've definitely let our realtor now all the issues the inspector missed (since they recommend him)

Aja, I could be wrong but according to google you can sue the previous owner for all the work you had to fix up that was not disclosed.. especially if you have evidence that they knew about some issues and just tried to cover it up to sell the home, etc. I’ve also read quickly that the inspector can also be at fault. Idk.. you guys have really spent so much money fixing things that shouldn’t have been your issue to fix that I feel it’s worth looking into.
I can definitely look into but I honestly don't think I have the mental capacity to sue people ATM. Thanks for looking out though! I think I'll just chalk this up to a very expensive learning experience.
