Our house here in FL has no HOA and we love not having others dictate how we live or what our house looks like. That said, we're fortunate enough that our neighborhood is made up of great people and no one does crazy things with their homes that devalue the area. I just feel like not everyone needs to have some random committee to decide how people should live while charging them for the restrictions the committee put in place.
Dead-on accurate video... We moved to Alpharetta in 1993 from LA CA. We like it here a lot better than living in LA. As my wife and I were watching your video, I mentioned we need to get a boat to take out on Lake Lanier. Lake Lanier is about 20 minutes north of us. Around 7 years ago I would go out on the lake on my friend's boat and we caught some amazing spotted and striped bass. The lake is so big, you could get lost on it.
Need a 15% correction before the homes return to being attractive Pandemic frenzy has almost doubled property values. Not a popular sentiment but needed for buyers to return. North Georgia is awesome but just like many communities a bit over priced right now.
The north GA mountains and area remind us of New Hampshire with the foliage and all the woods and of the traffic we would face driving from southern NH down to Boston for big city activities.
Do you believe prices will just get higher as the years go on? After watching a whole bunch of your videos, I really believe you’ve convinced me to want to move to northern Georgia with my family 😅 hopefully sometime in 2024 the latest. Born and raised in NY and have been livingin MD for a little over a year now, but GA just looks so beautiful and affordable. Maybe that will be what I can finally call home🙏🏽

Although I do not have a magic eight ball, all real estate economists are predicting a return to normal appreciation--so modest price increases at a more normal pace compared to the substantial price increases we have seen in the past two years. We were experiencing 20% appreciation compared to a normal rate of 4-6%. We are also expecting to see the pendulum swing back towards a more softer sellers market where buyers are not having to be as aggressive to get homes--more reasonable negotiations with sellers! I haven’t worn out a pair of boots ever in Ca. They go out of style first. Same with sweaters and umbrellas. Our fall is heralded in by the wildfires and traffic jams to the Apple orchards crammed full of women clasping pumpkin spice Starbucks with two hands.

Georgia is in the process of lowering their income taxes also.
Great point! The new flat state income tax rate in 2024 will be a welcome change and ill make us more competitive with neighboring states.

Commonly foreigners will move to New York since you don’t need to own a car and life is kinda easier in that regard. I would also consider Canada like Toronto area if I was new to North America.
I am confused over the property taxes. It seems you pay about 1% but it is on 40% of the assessed value, not the full value.
The amount you pay on the 40% of the assessed value, once local taxes, school taxes and millage rates are figured in, equals to be about/around 1% of the price of the home. This is just an estimate and not meant to be used as the actual formula.
Which city would you say, I can get the most hikes from but is not too OTP? I’d like to get to Atlanta 45 mins max but still want views

North GA sounds great but from everyone's warned me about, it is Marjorie Taylor Green territory and I want nothing to do with that, ESPECIALLY with this being the biggest purchase of our life.
North Georgia s a large area, you can definitely find more diverse areas.
North Georgia overwhelmingly voted red in last election so if your a democrat you probably won’t like it . That being Said Atlanta is heavy democrat so I would recommend Fulton co dekalb co and Clayton co.
@@keithRR2023 Thank you. I've also been looking for a unicorn. A safe area where I can buy a NEW house without a septic tank, but apparently those are hard to find as well. Any ideas? I also noticed that a lot of areas have HOAs and I don't want that either because, for instance, in Statham, all the new construction has an HOA and according to Zillow, those HOAs don't offer any services, community services, security, clubhouse, pool, nothing...and yet, they charge a few hundred a year. For what...letting others decide what you do with YOUR house? I don't know.
