5 Major Problems With My Church

  • My church is very much like an old, not-up-to-code onion. And as soon as I started to peel back the layers - peeking underneath stairs, looking into cubby holes and inside walls - I realized I have 5 major problems I need to address before I can move forward. Hopefully they don't cost me an arm and a leg!

    That fan brought back memories!!I grew up as a PK (Preacher’s Kid) and I’m guessing they sold that exhaust fan to every church built in North America!

    I am having the same problem at my house, old house built on a slab with no sealer between the wood and cement. The temp differences between outside and inside causes the slab to sweat constantly close to the wall. I will be staying tuned to see how you deal with this!👍👍🇺🇲

    Maybe its just the poor churches I attended but in my experience congregations are often filled with hard working, well meaning folks who just haven't the slightest clue what they're doing. This is really scary when it comes to wiring! I did some IT work for a church that ran their electrical outlets using cut up sections of old extension cord! When I asked about it they pointed out that they used heavy duty cord & that it had a ground wire so it was fine. SMH

    I’ve been involved in a year long project (so far) rebuilding a house that belongs to our church. Some of the problems were from poor to no maintenance (not cleaning gutters, letting termites migrate into the house), along with very sloppy (could I say horrible) building practices. I’ve had to completely replace most of the joists, all of the subfloor, repair or fully replace one third of the wall studs, all of the wall sheathing, plumbing, wiring, etc. Whew! I’m afraid that many or most churches, well meaning though they may be in being afraid to spend the necessary money, do not invest the proper resources in keeping from spending much more money later.

    I really hope you do an in dept video on airflow. I got a old house with radon problems. I need ideas and Here in Norway the "call the experts" is not a real option unless you use extreme money on it.

    the issue behind the skirts is plaster bridging, boards need cutting back about 75mm

    This was so interesting.. My house was built in 1988 - East coat of Canada, we moved in just over a year ago. I checked under my basement stairs and it's untreated 2x4 on bare concrete - no signs of any mold & it's closed off from air movement + lots of cob webs lol - but it is well insulated with Styrofoam. Is it possible that it's just really dry? I also have a large crawl space under part of the house(2 bedrooms & bathroom) that is dry as a desert 365 days a year - no vapor barrier, just insulation. I did buy the VB the seal it off but haven't gotten around to it as I'm still debating whether or not to closed-cell spray foam it.

      I just had to do that in a rental property..not sure if it's the best way but I uses a scraper and a torch and it came up kinda easy (was definitely a bitch though) a heat gun works good alsl

      on wood it is easy. just remove the 1/4" ply it should be glued on. on concrete heat is your answer. Cheers!

    Sounds like you're learning that a lot of the handy work done in churches is done by well-meaning members of the church that may or may not be up on all the latest building techniques!

    how do you solve the air flow problem. I have baseboard heat and limited airflow in one bedroom....I am trying to figure out how to eliminate the mold that happens along baseboards etc

    Jeff - surely when that building was inspected for you before the purchase all of these issues would have been noted and either fixed by the previous owner or you negotiated the price accordingly. As is was used as a commercial building / place of worship and the fact that you have told us it was rebuilt after a fire destroyed I struggle to understand how any work was done there that did not meet code. Can a non complying property such as this be sold in Canada ?? I know you guys are hot when it comes to drain venting and mould but it doesn't look that bad to me. The moisture that you say has wicked up from the floor I would say is the result from a leak in the mechanical room or someone generously washing the floor with lots of water regularly. Cheers.       When you are buying a church for a major retrofit the surprises are less of an issue. it was interesting to find a lot of poor construction practices and how they deteriorated over time.

    There was a church available in my next city over with a 3 bed 2 bath apt in the basement for $130k. If it was in my city I could have bought it. Problems and all.

    What is this about venting the plumbing? Happen to have a video on it?

      When you turn a bottle upside down it takes forever to pour out, but if you have it at an angle with air it goes faster, right? Same thing with plumbing. You don't want to clog your pipes with air bubbles.

      moving water creates a vacuum effect so you need fresh air behind the water to eliminate the effect of solids get trapped in the line.

    The wall issue isn't a hard fix especially if you're demoing moldy drywall. If the walls aren't structural just cut the studs at 3 1/2 inches and put a new sill plate in with blocks under each stud the space in between will allow air flow and if there's a flood the water can drain away easier. Also dry core subfloor will help with protecting the new flooring and furniture in the basement.

      not exactly sure. it has never been used as a residence. no worries though we are going to use a different system for heating and cooling.

    How do I know if I have a gasket between my sill plate and foundation ? If not what can I do .. wait for it to rot ?

      Code requires PT lumber, that does slow down the rot process, however it does not stop wicking. so the best answer is to remove 1 section at a time while supporting the joist and install a sill gasket and then a sill plate. use a sealant to connect each piece to keep the air and bugs out. Cheers!

      @@REALITYRENOVISION but it has not rot in 40 years so I guess there is some sort of capillary break between the block and the sill.. at some places I can see black goop .... Could it be tar?

      Is it only in cold places there is an issue with wood on concrete? I’m in California and I’m pretty sure my (1948) walls are right on the concrete foundation. It’s a crawl space, not slab so maybe that makes a difference?

    Always concerned to see Jeff doing demo without eye protection. 😬 Of course, I think it’s funny when he points out safety issues in the church and I don’t see him wearing gloves or work boots. Perhaps it’s just me but I’d hate to see him get hurt.
