    The wall will always remain wet. To dry out the wall, you must cover the entire wall down to the foundation with a heavy waterproofing membrane. So dig a trench about 1 m wide along the wall down to the foundation. Seal the wall 3 times in the foundation area (e.g. with Kiesol from Remmers) if the wall is still wet and then allow the wall to dry out. When the wall is dry, you must apply an elastomer bitumen membrane (PYE) or a polymer-modified bitumen thick coating.
    You can then install perimeter insulation in front of the waterproofing and close the trench again. It would also make sense to lay a drainage pipe at the bottom of the foundation and install a drainage channel at the top to divert the water running down the slope away from the house.
    Furthermore, you have no gutter to collect the water from the roof and divert it away, so your rainwater will also wet the walls. Also, the roof sheets are loose and you have to screw them back on. The transition from the wall to the sheet metal should be sealed with a lead strip or a flexible self-adhesive roof sealing membrane.

    I would suggest to dig a trench away from the wall to divert the stream of water, or you'll have to wait till I get there to help you out,)

    Hi, you need to manage the water flow on the roof and the back of the house, plenty of help on You tube on how to action, but basically fix roof panels down with correct fittings, they will have water proof washers, once it doesn't move you need to add a flashing from were you were painting to about 10cm down roof, you can cut a slot with a disc grinder in the wall, put edge in slot and use a water proof adhesive or use a sticky roll product, first I would manage water coming off tiled roof, put a guttering up, you can always divert water to a rain water tank for the summer months, think of flashing as a skirt to direct water down roof, as for water flow at back, divert water while you work on solution, dig a trench to take water away from back of house, land is not used so tell land owner you are going to do that as the water flow is damaging the house, he owes you a duty of care on ground water. also the more earth you remove that lays up against the wall the less water will ingress. ideal solution would be a double skin wall, and protect the outside with a good damp membrane product, main aim is to manage the water to make it do what you want it to, but it can feel like herding cats at time wi8th water, hope that helps

    look for videos on "how to mount a roof flashing" and "how to protect a wall from water ingress, none of this is expensive just takes time and labour, that's why its expensive to have someone in

    You have to keep water away from your wall. Create gutter or mini levada to direct water away from wall. Mold and moss is plant and have roots it’s hard to remove. You can paint with water repelant paint.

    Hey
    My advice for DIY
    Instead of these metals sheets use black weed control fabric, and for that corner with the gap on your roof use Flashband tape for roofs. It's easy to use and should fix your problems 😊
    This "levada" should be separated from your wall, maybe you can redirect the water stream with using some gutters. This sounds silly, but if this will works it wouldn't be silly any more 😂

    So, where to start...
    You have water flowing towards and along your wall obv. That's really bad. You have to put in proper drainage along the entire wall - thank me later.
    The mold issue will resolve by itself if you eliminate the dampness.
    With the roof... Well, houses need maintenance. All houses. Things need to be fixed, updated, replaced... That's somewhat normal so not to worry.
    However... That costs money. Owning a house isnt cheap at all, as you're finding out the hard way.
    It really pays to look at the structure as a whole and go about it strategically. Idk what you have on your hands there but water ingress is always a pressing issue and can cause loads of damage, sometimes even irreperably.
    Putting in drainage and fixing your roof is clearly the right thing to prioritize. Idk if that helps 😂

    this is what i've been told is one of the biggest problems in portugal --- reliable handymen/contractors --- -- you have more patience than I ...your doggo is super cute and well-mannered ---workers doing repairs also hard to get in Italia and in Brasil where I lived for a few yrs

    It's called cane grass. best to chop it down and use a small amount of herbicide when it sprouts again.

    Yikes! You have a bigger problem than mold. You have a STREAM going right into your wall! Your neighbor should be responsible for trenching a channel to steer it away, but you're also going to have to dig down along the wall and treat/seal the wall several feet below grade.

    I feel the struggle. Unfortunately the roof work you got is very poor quality. Macroflex foam for sealant, cement for sealant is not the best solution. As for the issue with cement there should be sealant tape and a sealing metal touching the wall. As for the wall you may want to take a look at A50 plaster. It is water sealant for exterior and should solve moisture getting into the house. Also the stream so close to the house wall is not great maybe you want to divert a bit the stream or cement the channel. However, not the easiest job for a single lady :)

    It looks like the right product needs to be silicone, and waterproof. Caulk gun maybe to apply it. That stuff is not flexible and sealable. Also a sealant TAPE.

    Probably should sell the house, even at a loss. As the amount of money you may end up spending to fix it up. Would be more than the loss of selling.. Get another property.. As you could be in this same predicament for years..

    You need to hire a professional to handle that roof issue and the wall. That roof is a disaster to begin with, looks like multiple failed attempts to fix it by others.

    Thats why you should only move to Portugal if you can speak the language fluently enough for them to understand you, plus its well known that Portuguese people always fleece English people and charge them alot more than the average Portuguese.
