Love it! I would just put steps instead of a ladder and put the kitchen sink by the window.
A window over the kitchen sink is ideal. However, there would be added expense because the kitchen and bathroom taps would not share a wall. Steps would be preferred but you have to be okay with giving up the space.

@@gloriakoch4242 - I hear ya, but itâs not too difficult to put a window anywhere, without affecting structural integrity (especially a smallish kitchen sink window). And the stairs arenât difficult or size-affecting much - on either side wall, or even perpendicular to the way the ladder is now. Or a spiral as Joy mentioned above. Flexibility is king, right.

I install Walkin tubs n I hate going into a house n see that the bathroom door is on 24â wide! Why do people do this? Make the freaking door 36â wide so that when a person gets older n needs a wheelchair or Walkin tub they can get in n out without having to remodel the bath door. It should be industry standard to make all doors 36â wide.
Nice idea, but that would take up a lot of wall space, and isn't always necessary.

Great storage. Very livable. Like the bathroom that has access from the bedroom as well. Great floor plan. Something like this would be great on my property for when my dad retires here.
Yes, but I would just go ahead & make the bathroom & bedroom door openings wider & also maybe some type of rolling/sliding door so as to make the place more handicap accessible in case Dad becomes wheelchair bound down the road, then you don't have to make renovations later.

Love it. Wouldnât change a thing. You did wonders with the space you had. Iâve been doing plans and couldnât figure out how to make the bedrooms work right. Genius to go in the middle of the kitchen. You got full use of space. And I love the bathroom. For the size complainers, try to fit all this in such a small place. And be grateful there is a full bathroom in the forest. Beautiful job very well done.

Looks like the perfect place to have an attic fan. Open the windows for fresh air and night time forest sounds.
đLong Ponderosa Porch + screened in area to avoid skeeters. Great Flr Plan, size + vaulted ceilings. Would flip kitchen counters to put d/w, farmhouse sink + range on ext wall w/lrg window (no uppers). Maybe pretty plate racks on each side of it for storage/display. A pot rack mounted on end wall near cooktop w/a vintage urn for cooking utensils on counter below. Would put fridge on opposite side + full-size pantry units along rear wall w/nooks for convection/micro + a breakfast ctr (coffee/tea/blender/toaster). Plus pullout drawers for standing mixer + other sm appliances/dishes/staples. Add a butcher block cart on casters that can tuck on end of main counter for when need extra prep space. Change to tankless water heater too + stackable w/d.đ€

Not a tiny house to me at all. For one person it's perfect. What I like best is, its larger than the tow-behind units seen so much on TV. In this I can spread arms and not touch opposing sides. This I could call home. A permanent one.

Ok let's be real...a loft is useless if i have to climb a ladder to get up there and then i can't stand up in it. I saw an Amish Cabinbulider in Ohio that makes usable upper floor space with a staircase and middle of the upper floor is a little over 7 ft....yay...usable space.

I like it but 2 things that I felt were needing a little help...one being the access to the washer/dryer. those doors + water heater going make it hard for doing laundry. Two, those ceiling fans. They weren't all that attractive plus some were very high up and hard to clean off dust. Nice shouse, just needs a nudge here and there.

Judith, I agree. More thought should have been put into the interior. Why aren't there cupboards on the wall opposite kitchen sink? That's a big waste of space. Was there a bedroom in the back? Did one have to walk through the bathroom to get to it? Beautiful floors, though. Needs redoing, except for exterior.

You can do a lot to this home without being over charged from the manufacturer all total about 2 hundred dollars maybe three....
But like I said depends on the manufacturer and his pockets.

Yes you can, the shell should run you about 12k and materials can be sourced but you must know the steps so research research.
You can buy these from home depot. They will finance for you and will build it on site. You can finish it however you want for about 20 grand for a smaller one.

the daly family Fam Donât know where youâre located but always check with building codes in your area before yo start anything. Most places are very strict about what you can & cannot do. I just hate to see your dreams shattered after youâve invested a lot of $. Good luck and God bless you with those dreams. Hope they become reality.

the daly family Fam here in Tennessee building codes vary from county to county, even neighborhood to neighborhood. So do your due diligence and find out what you can & cant do. Rural areas tend to be more lenient but you still have to obey county guidelines. Off grid or on grid have different considerations. Utility companies here require you have a septic installed before you can get electric service. So youâll need a septic permit if you canât hook up to city sewer service. Also you must have at least 500 sq feet on a permanent foundation or otherwise have an RV hookup installed. That will limit you to 100 amp service. You have to apply for a 911 address before you get mail also. Luckily I have a spring for my water but you may have to drill a well if you donât have a water source. You need to find out about electric , plumbing , & building permits. Sheâd cabins might not be allowed in the city limits. If you have rural land with little restrictions it will be easier. I hope that helps. Feel free to ask advice anytime. I am almost done with mine and have been living in my shed cabin for a few months now. There is a large community of cabin dwellers out there that can offer you free advice. Some good some not. But free advice is worth what you pay. Again good luck

I don't think any thought went in to the design. The kitchen sink farmhouse needs to be overlooking window. Not many electrical outlets on counter. Looks backwards. No upper shelving. Bathroom glass doors very harmed to keep clean. Loft too high. Heat rises, needs to be lower and staircase. I can see a lot of improvements needed.

If you buy it already made turnkey, you are looking at $85k to $115k without the land! Find you a plot first, then figure out where on that plot you will put it. Then look for a shed shell. I would suggest Derksen or Old Hickory to start. Or even build from scratch. I bought a repo shell for $5800 and finished it out myself for less than $50k. I am now retired in the mountains. Life is good!!

Where I live, I highly doubt it would meet local code. It also would need to be a lot more and better insulated than what it is now plus would a better heating and cooling system than what this one has. It is nice inside but why not have proper stairs with a banister? It would a lot safer. Especially for older people and someone with some disability.

Willian Ayala I did a 14 X 40 with a 40 X 8 front porch, septic & appliances for $50k. However I did 90% of the work myself.
@Ale Keg the 50k included a septic installation, gravel driveway, and the land it sits on. If you served as your own contractor and were careful to find good deals, you could still stay within the 50k just for the structure with appliances. Labor costs are the biggest factor. What I like about doing it myself is I customized it to my tastes from start to finish.
How is the foundation done on this?
You can put them on bricks, slab or even the ground, your building codes and protecting your investment will dictate what kind of foundation. It's just a building, you can stack it on anything stable like any house, you've seen homes built on all kinds of foundations your whole life you just didn't know it then.

I would not want my bathroom door off the living room you take a shower you have to come out of the bathroom into the living room through the kitchen to get to the bedroom to get dressed The Loft is okay but if you wanted to store anything up there I don't know how you would get it there how do you carry a box up that ladder? You can get to the bedroom through the bathroom. There's a door to the bedroom.
