    I really like this building and am wondering if it you would build it with this. The floor joist's at 2 x 8, floor at 3/4 T&G ply, wall studs 2 x 6 and rafter's at 2 x 8. This way it would be far heavier and more sturdy, also could upgrade the insulation for a warmer unit. Thanks

    On a 16x40 like this with a 4’ porch is that 4’ included in the total 40’ making the building area more 16x36

      Yes. Portable building manufacturers are required to report their exterior measurements per Dept. of Transportation regulations for transporting on highways. Therefore they are all measured from outside eave to eave (if they are wider than 8')

      Yes we deliver anywhere the roads are navigable by our trucks and trailers. The first 50 miles are free, after that there's a milage charge. My lot is located in West Plains MO

    The windows and doors are not double reinforced, that's standard jack stud and king stud for any building built to code. It wouldn't hurt if you had headers over the windows also but if they fail between TBD studs then it's not necessary

      Compare to other cheaper manufacturers who only use a single 2x4 to frame up a window. These are portable sheds, not residential buildings. Different set of codes. Graceland meets or exceeds IBC for portable buildings.

      Codes can vary by city, county, state, etc. These are portable buildings, and they meet or exceed IBC standards for portable buildings (NOT residential Buildings)

      If you purchase multiple bldgs at the same time you'll save 5% on the 2nd (or more) bldg. There's different discounts that apply each month also. The "Cabin" in this video includes a 4' porch. A standard 16x40 "Cabin" from our "Signature" series (plywood floors & walls) would be $19,835 or $684/mo. Same cabin in our "Essential" series (LP smart floors & walls) would be $18,120 or $625/mo.

      I have sold multiple 16x40's to a custom who did this: placed into an L formation. Built a large deck between then and enclosed a breezeway to make it a hallway. One bldg is for bedrooms & baths, the other for kitchen, dining, living. He went with a 16x40 "Utility" Shed style (NO porch) to maximize his useable interior sq. footage.     Woth if your going to make it a tiny house. It is a myth they are cheap BUT you can build as you have the money. Do most of the work yourself that will save a ton of money.

      @@jamesbass9797 if it can be set on piers (instead of a slab or ground-level foundation) you can insulate floors from the bottom. if you're going to use a slab, there is a way to have an "insulated foundation." I'm in New England, so it's going to look different here than down in Richard's neck of the woods. I'd be inclined to have a crawl space for wiring, plumbing and of course, insulating. What works best for you will depend on where you are! I'm a fan of spray insulation. Has an r-value of around 6 per inch; so a 3" spray in the walls gives you R-18; I'd aim for 5-6" above the ceiling for R-30+ overhead. Site orientation can give you passive solar heating and passive non-heating in the summer). If you gotta cut corners, don't do it on the insulation. Done well, it's the gift that that keeps on giving! The extra time and dollars up front save you a little bit more every summer and every winter from that day on! Yikes! I sound like an insulation sales guy! EEK!

      Currently Graceland does not offer that as an upgrade option. They specialize in portable storage sheds, which typically do NOT require any type of 'wrap'. (It's a storage shed, not a residential building). Many DIYers are converting these storage sheds into tiny homes on their own, so I can understand why one would like to see that as an optional upgrade offered from the plant where they are built.

    Why not some thermal windows. Those cheap windows are really hard to raise and close. I live in a " cabin" 5 years now. I wish I would have built a regular cabin on a good foundation...it's been blown off the blocks 2 times even after being so called tied down

      First, I don't work for any portable building company - I run a dealership that sells them. Next... Tripled in price in 8 years? Not even close. That means a $21000 shed today was $7000 eight years ago. Nope. Not correct. Third... Prices are going up Because sellers are greedy? No, it's called inflation and it impacts every single thing that you buy. Businesses must make their profit margins and pay their employees, land leases, building expenses, equipment costs, maintenance & upkeep, material costs, marketing costs, utilities, insurance, vehicle leases, fleet maintenance, fuel costs, etc. They don't go into business to lose money. Hundreds of jobs are dependent on them succeeding and maintaining that success. Families depend on that income. Costs have risen because over time that is what happens. I remember when minimum wage was under $3 an hour. Today an unskilled worker can start at a fast food place for around $15 an hour. Long term inflation. What was the cost of a standard 2x4 eight years ago? What does it cost now? Prices only keep going up on almost everything. If you earn a wage, is it the same amount as it was 8 years ago? Does a car cost the same as 8 years ago? What about a gallon of milk? Or eggs? Nope. It's inflation. Prices go up over time. They almost never come back down. This is a fact of history, not opinion. If you think you can build a portable building at this level of quality, at a large scale, in 23 states, and offer free delivery within 50 miles of each dealership, and a 7 year warranty... at 66% discount on what you're currently seeing and still be profitable ... Please do it! I will be the first to sign up to sell those buildings and we'll earn a fortune because we'll put all other portable building businesses out of business. If you can do this, I promise I can sell a bunch of them in my market. I'll be ready for your first demo models and I'll show you how fast they'll sell! Let me know when you're ready.

      i'll admit i was wrong on the 8 years. we bought our shed in 2006 for around $7300 for a 14x36. so prices have tripled in 15 years, not 8. i know inflation and rising materials costs isn't your fault, but it's still a sad fact the prices are increasing faster than the ability of most people i know to save up to get one. prices are increasing far more rapidly than wages, that's for damn sure.

      @@scottbrowder8304 you didn't buy a Graceland Portable Building 15 years ago, this I know for a fact because they weren't building them back then - they existed only as a financial branch for a different company at that time. So you cannot compare apples to apples. Does your building have treated 5/8 plywood siding? Treated 5/8 plywood tongue and groove flooring? Premium grade treated lumber 2x4s double reinforced every 4feet? Double reinforced door and window frames? Double reinforced wall header? Soffit vents? Screened in roof ridge vent? OSB roof decking, metal roof with moisture barrier and available radiant barrier roof upgrade? Premium grade treated lumber 2x4 roof trusses? Premium grade treated 2x6 floor joists at 16" on-center (or 12")? Treated 4x6 runners underneath? Does it have a 7 year workmanship warranty? 25 year roof warranty? Lifetime warranty on treated wood products? Because all Graceland Portable Buildings DO. Unless yours is built similarly, then you're not comparing apples to apples and the price increase is not an accurate reflection. Most portable building companies do NOT build to Graceland's level of quality in workmanship or building materials (which I explained in this video).
