How do you get the info from the sellers regarding "what they like about living in the area" if you don't represent them ?
Ask their listing agents
Yeah… most listing agents won’t have that. In my area, you’re lucky if they have a floorplan 🙄

What about showing a house you've never been to (for a buyer)? How do you navigate that?
Go and visit the house before you show to the client. 30 minutes is enough.
I recently moved to Las Vegas, and passed my Nevada test last night! I dream of taking care of an amazing family someday. I'm currently searching for brokerages, but to be honest I'm still unsure what path will provide me with the knowledge I need to start selling houses and being a great real estate agent. You represent the buyer, why are you pushing them homes. As a buyers agent your job is service NOT sales

Make the buyers spend a lot of time in the bathroom ?? Lock them in !! Good video but was looking more about how to actually show the home, and since you had no 'looker' this failed for me.
You should just let them spend a day at the house for free and they will buy it once they get to experienced what would it be like to live there, thought of that? 🤷🏻♂️
