    It is a long and frustrating process but worth it because you will save so much money! No down payment. No mortgage insurance which another lender would likely charge if you can't afford to put 20% down on your home which could mean an extra couple of hundred dollars on your monthly payment. My interest rate is .875% (no lie) 😳 and allowed me to buy $100K over my budget in Washington DC where housing is extremely expensive. I ended up with a mortgage cheaper than my one bedroom basement apartment. I now have 3 bedrooms, 3.5 baths and a finished basement (still in Washington DC). Be patient. The process is painful BUT worth with it. I had more time than money so I could wait. 😊

    Bought my house with them. Bought my interest down to 0.25%. Yes, 0.25% paying 26 dollars of interest a month. Love the program. Worth every dime. My home was 160k with my monthly payment was 637 a month on a 4 bedroom 2.5. And 3,00 sq ft. Please dont give up.

    I bought my house through NACA in 2005. My sister moved from Florida to Texas and bought a house through Naca in 2014. Believe me , It was worth it.

      To move faster through NACA you need to be organized, I watched alot of CZcams videos, I was overly prepared for my intake appointment, also stay in contact with your MC and lastly be patient. I am in the state of Georgia

    Please, guys, hang in there and do what the housing counselors tell you. Make sure all your documents are uploaded each month on time. The reason why it so lengthy, they want to make sure you can afford the home. They will set you up on a financial plan. Once you prove your finances, you are good to go. It can be frustrating, but whatever you do don't give up. Don't be afraid to ask questions if you don't understand something. My wife and I got a mortgage rate of 1.875.

      During the counseling process did the run your credit monthly?? As I terminated my counseling immediately once the counselor told me she wld be running my credit every 30 days.

      @@toyab9101 That, I'm not sure but that does sounds weird. Our counselor only ran our credit one time in six months. Every time they run your credit you get charged accordingly(If you go into the program by yourself or with someone). Please continue the program, it is well worth the headaches, the emotional roller coaster, etc, etc. Also, the NACA Staff is helping hundreds maybe thousands a week. Your housing counselor or mortgage counselor could be dealing with a few people at the same time all while getting burnt out. So be patient and whatever you do, DON'T QUIT THE PROGRAM.(It's the real deal.)

    I referred a sister who lives in Houston to NACA. She purchased a house, which unfortunately, she had to sell when she got divorced. However, one year later once she was back on her feet, she got another loan through NACA. She was very frustrated with the process, but she too says that it was worth it! She loves her new house and especially her affordable payment.

    I remember hearing about this program and it seems like a really great program for first time homebuyers. I’ve spoken to many friends who went FHA for the low down payment and rushed into a home but they got in over their heads. NACA seems like they set the buyers up for success and this is what is needed to improve communities and neighborhoods for the long term.

    I went through the program and had my home built 10 years ago. 2.5% rate on $172,000 home. It took me less than a year. YOU have to be ready. Great program, most people think it's not legitimate. After my experience, people still didn't believe in the program. I had NO problems.

    Its 3:30am and I've been up all night trying to figure out where to start. I'm soon to be co-parenting and I would love to have me and my kids in a home of our own and also I would rather pay a $1000 mortgage than $1000 rent.     I'm going through the program. To keep me motivated. I take different webinars. And keep updating my information. I doing a faith walk that I will have everything I want for my home. I tried the traditional way and it wasn't good. I wasted 2 years getting my credit score together and having a down payment only to be told. My credit to debt ratio was to high. So I have the patience and trust God through this whole process. And I'm claiming my interest rate 0.25% in Jesus name.

      Saved Rene. If your debt to income ratio is too high for a traditional bank you won't get much help from Naca either since they don't want to put you in a position to fail. My only advise is to get a cosigner, get a second job or lower your bebt otherwise you'll be wasting your time with naca

      I agree with Nate G. If your DTI for the traditional route was high then you might be with NACA for longer because their DTI is even lower than FHA or conventional.

    Me n my husband went threw Naca, great program, I tell everyone it takes about 6 months to a year, our interest rate was 2 percent, Dr. Horton homeđŸ‘đŸ»đŸ‘đŸ» Florida... You do have to have patience n humble yourself, I'm thankful for our 4 bedroom house i love it.

    I closed with NACA in feb 2020. My interest rate is 2.75. And yes although the process can get a bit tedious, if you follow the steps and stay focused you will end up saving way more with NACA then the traditional way. In addition if you have had problems with learning how to save and budget your expenses NACA will be your BEST teacher! You will be put on a payment shock and idk about ya'll but that payment shock has taught me how to save in a way I didn't know was possible. My closing was extended twice. I was supposed to close on jan 31, I closed end of February. I attended the Naca workshop in July, met my counselor in September (which was my delay) followed the process and put an offer on my house in December..

      @@ShaheedahHill a payment shock is a dollar amount that you must save every month in order to get you through the entire process. For example after necessity bills are paid, and you are left with 1000k to spend, NACA will ask you to save a portion of that every month until closing.

    You have to be organized because they r not. You will submit the same paper because of this. Save emails, create folders, re attach emails as necessary. They don’t have the time to be organized; but you should. Your the one who wants the house. Also, show up with a stable savings account this will put you closer to priorities since they don’t have to wait on you to get the $

    I used NACA for my home purchase, and after 10 years just did a cash out refinance. When I purchased I was pre-approved for a mortgage with a bank, but it was for a lower amount. Someone on my job told me about NACA and I went to the next scheduled workshop. They went over the whole process and I took home the packet that tells you what is necessary and started gathering my information. When I went for the appointment I was prepared and they scanned all my documents into the system and handed my back the originals. I loved that. NACA in Charlotte has been in the news a few times, and I think they've had problems getting and retaining agents, but it was great for me. I purchased a brand new home for $160 and had a 3.75% rate, which I just refinanced for lower and with a different lender. It is a great program.

    I bought my 1st Multi family house in New York through NACA.. with a 1.8 Interests rate That allowed me to live mortgage free. Iiving Mortgage free I was able to buy 2 more multi property In New York with a positive cash flow and it's all THANKS to NACA.. Yes the process is long but the end result is worth it.. 1 more things there is NO PMI

    I worked for them in the past. There were a lot of loan sharks and NACA have saved a lot of people from going through non legit companies. Great post!! In the year I worked for them in 1999. I was a intern at the time. The location was in Downtown Decatur, Georgia. Glad to know that they are really still reaching out and helping others.

    This program is BOMB we just got our preapproval this past Sunday 02/02 at the Acheive the Dream Event here in Jacksonville, FL. Man o man I was ready to give the hell up but my husband kept us a float and pushed through. We have been with the program for about a year. Its so worth it if you can just withstand the petty paperwork and steps that they have you go through. You have to keep in mind this is a non profit government program so they are short staffed and they are working around the clock. Its a great program and we already attended the home buying workshop and now we are house hunting. They have a 28 day step that is involved with closing the deal. Naca does not work off calendar days they work off business days so closing can be tricky. I have great faith this will go smoothly once we find a home we want.

      @@jolannylopez6445 to be honest and not even trying to be vague, but they look at EVERY FREAKIN THING OMG. We were just ahead of the game and uploaded all recent bank statements, paycheck stubs, credit card statements, w2's for 2019 and that was pretty much it. They like to see bank statements to verify if you are saving money. That seemed like the main thing they kept bringing up. O and proof of employment as well. Rental history as well.

    She is spot on! It can go either way--30 days, 90 days, 6 months. Sometimes you've done everything right and something happens on the NACA end. That is my only complaint.

      Not sure exactly where you can complain but every business non profit or not can be held responsible for any wrong doing. The federal trade commission you can report to. The BBB. the attorney general. The IRS for non profits. Don't you guys give up and let the problem continue. Complain and fix it

    I bought my first home through them, best thing that I've ever done. It allowed me to have my own place to live. Later sold my home for 3xs the amount , which allowed me to relocate and buy another home in cash. Which helps me now that I am over 66. My quality of life is much better.

    Hey! This was spot on ! My husband and o went through naca. Just as you mentioned, we had an issue at the end that almost caused us to miss the house we wanted. It only worked by the grace of God and bc the seller and our family shared the same faith and had a great connection. They ended up being in a tight spot on their new home also bc they needed to close our deal for their new house. It is stressful but if you are high capacity when it comes to stress and have time I think it’s a great program. Our mortgage on our 4 bedrooom house in a nice neighborhood is $300 less than our 2 bedroom apartment bc we took advantage of the mortgage buy down. I appreciate the opportunity that Naca provided for my family to get in a house that we love at an affordable price.

    I used NACA mortgage to buy my house in 2017, the interest rate was 3.5 of which I bought down to 0.5. NACA is awesome, I will recommend everyone to use it.

      @@Geeky_RobloxGirl I went to the initial workshop last summer and, if I remember correctly it's partially based off the mortgage amount. For example, if the house is 100k, you can pay 1% of that in order to buy down your rate by 1% or 1,000 up front to take your rate from 3.25% to 2.25%. That's not the exact ratio, but it's similar to that.

    I purchased my home through NACA and I will say it can be frustrating but soooo worth it. First meeting to close took me 7 months. 2 of those months was me finding my house, a couple weeks was due to closing date getting pushed back. I was also going through the process over the holidays so I believe my loan officer at the bank went on vacation. I would say be vigilant with your counselor. They are overworked and underpaid. I got a great rate and my mortgage is the same I was paying for rent in a much smaller place.

    I just found out about this program today via TikTok. I signed up for the webinar which is next month. I wanted to get a house last year but my debt to income ratio was too high so when I heard the perks, I was all for it. I was going to do habitat for humanity at one point but I didn’t finish the process because I don’t like that you can’t choose the location of your home.

    I personally know people it has worked for and didn’t, so it really depends on the NACA office and team you are working with. I did all the steps, had the mortgage approval letter, and had tons of roadblocks from my counselor for nearly two years. Because I crossed calendar years, I had to pay the fees again because it’s based on calendar year and not your year in the program. I reported him both locally and nationwide and no one responded to me. I figured because I wasn’t their “ideal” success story, he kept dragging his feet and “forgetting” we had appointments scheduled. It took me less than 60 days to find and purchase my home with a mortgage through my credit union with a smooth process. Best of luck to anyone going through their process.

    My wife and I are currently going through NACA. Yes, it is a very lengthy process but we already know it'll be worth it so that helps get over the frustration.

    I’ve been watching your videos and I’m so glad you did one on NACA! I’m currently in the qualification stage and let me just say this program is not for the faint of heart. Currently we definitely need this program because our scores are just not where they need to be. NACA basically forces you to address things you may have been avoiding on your credit and budget things you might not even realize. Also, with no down payment and no closing costs it was a no brainer to us even though it takes TIME. Im praying that even though things are not moving quickly by the time we are qualified the housing market has been corrected so our approval amount can go further. Currently 14k saved and credit scores have increased 60+ points! It’s definitely worth it for some!

    5:12 to 5:19 sums it up superbly for the buyer side. I considered the NACA program but decided to go conventional or FHA because it isn't difficult for me (credit in mid 700s, offered 3.25 and 3.75 rates, etc.). I was seeking a duplex to renovate and, since some of those sit on the market for a while, I wasn't concerned with a seller passing me up due to the NACA process. I read their handbook and understand the reasons for the steps; with all the benefits I'd be leary if it was any easier. Motivation and organization are definitely key. I honestly think completing the process may make for a more responsible homeowner. If you're still in the saving process, I'd give it a shot.

    We used NACA and closed in 2019. It was a lengthy and intense process. We closed in 2 months! It took a lot of time on our behalf to push through but we saved a ton of money and got the house we really wanted. Thanks for sharing your perspective

    I’m currently at the last step with Naca. what she is saying is true. My paperwork is all together and approved I’m just waiting for a closing date currently. This is not something that is done quickly but the financial paperwork that came in shows it is worth it.

      After your fished your process Naca will ask you to buy their credit and then buy from them so you will see the difference how much you pay your monthly mortgage so low let me give you mine I bought the House with 3bedrooms and finished basement I.e full bath private enterance $410000 I bought Naca’s credit $40000 from my checking account so you know how much my monthly mortgage $1120 not included tax so I rented the basement $1000 then I live almost free life thanks Jesus if you have any question give me call 571313 9240 Good luck

    This program took me 1-2 years to complete and when I got my approval, they provided me with the wrong home request. We discussed a multi family and they gave me the one family approval. I had to resubmit my request and my coordinator went MIA so u had to do my own thing. However, they helped me save money

    My mother in law bought her house through NACA. She said it was lengthy, but she would do it again. They really set her up for success. We’re debating on either going through NACA or going with a VA loan since my husband is military.

    I purchased my home with NACA in 2003. I was able to get a home because you didn’t have to have a down payment , closing cost and mortgage insurance. It seems some of the steps have changed, but I had one item on my credit report that I was able to clear up with an explanation. I closed within about three months. Just like with any business not every employee is as competent as the next. Your experiences may be different depending on the dedication of your counselor. The reason you have so many check offs is their goal, at least when I went through the program, was to make sure when you purchased your home you would be in a position to maintain ownership. So I had a positive experience with NACA. Not all situations are the same.

Lost paperwork, constantly sending papers we already submitted, plus since we were considered non-priority members we couldn’t buy where we wanted.     Yes everything here is TRUE. Basically what this video said to me is that most of the NACA agents are disorganized and not on top of business. I tried this route, had everything together agent said I corrected e everything underwriter aww as looking for and then I was assigned a new agent for whatever reason. This one basically had me starting over the long process I had went through. After dealing there disorganization a while longer I chose to just go at it without them. Like she said great for people who have time and are willing to jump through their hoops!

    NACA was a nightmare for my wife and me. We were in the program for 7 months. We had all of our money saved, we provided all the documentation we were asked for, but our rep kept coming up with new things EVERY visit. We took days off of work to meet, and she no-call-no-showed TWICE! Seven months in, and we were still in the same spot we started in. We didn't lack anything! Our rep just kept coming up with new stuff like..."oh, this document has some of the creditor's name cut off. You'll have to come back with a new document."
    Our credit (even though NACA doesn't look at credit), income, and savings were all on point. We finally walked away and were in a house two and a half months later. That means shopping for, offering, having our offer accepted, and closing. We did in two in a half months what NACA couldn't do in seven. Oh, and since I'm a veteran, I still got the house with no money down. I wasted 7 months with NACA!

      On paper a great program. If you are lucky you will have a NACA office. For over a year I was on the NACa roller coaster. The goal post keeps changing. I finally gave up. Research NACA and hear the frustrating stories. Good luck

      Carlos Marrero, we’ve had the same experience. I talked about it in my original post. I fear for so many that this program, that seemed to be good once, is no longer that. There seem to be no clear expectations for qualifications. Members just wait for the next appointment to find out what new thing they’ll need to do...that can’t be done in that meeting. It’ll have to wait a month until they can schedule you again, to find out the new-new thing you MUST do.

    I'm going to start by saying that I believe I have one of the lowest interest rates in America.
    I see in the comments below there is someone else with a rate as low as mine.
    Up until me writing this comment I have never heard of anyone else but myself with a rate as low..
    30 year fixed rate of .25%.
    I did not say 2.5% I said .25% do you know what means?
    Unbelievable right?
    I have been meaning to do a video on this myself.
    I went through the process in 2012 and 2013.
    Shaheedah is spot on in everything she's saying.
    I may as well repeat everything she has said and make it as if I'd said it.
    Everything she says is exactly what I went through.
    The good news is that when you get to the other side it is so worth it!
    Only thing I could add to what she has already
    said is to emphasize not giving up.
    It gets frustrating.
    You have to be proactive.

      I am a Realtor in South Florida and one of my clients closed at 0.125% which is the minimum... I myself closed my home with NACA at 0.625%... When CITI was with NACA the lowest was 0.0625%... Yes, practically 0% but now that it's only Bank of America, the minimum is 0.125%

    I'm in the Phoenix AZ market and I have closed a lot of NACA deals. If you understand how NACA works you can explain it properly and prepare your buyer so that you can close on time. You save sooooo much money and you don't pay PMI. I love NACA but it does have a bad taste in some peoples mouth and normally it is because the agent tried to close a deal without being educated on the process or the buyer got an overworked consultant and felt neglected.

    Hang in there guys. I brought my house through NACA. They do ask for a bunch of the same stuff over and over, but it's worth it not to have to pay PMI. I did have a desk job, so I had time to send them everything they asked for as soon as the asked for it. I had a great counselor, agent, and closing lawyer and I closed in about a month. Be patient!

    I did everything I was asked and was on top of my game. My counselor messed up my file so bad to where its costing me 7 more months of waiting to get approved. The program is great the process and ppl are terrible.

    I was successful with the NACA program. I am very organized and have a great realtor who is organized. My process lasted about six and a half months. I completed all the NACA steps in four months but had to was an extra two and a half months because my counselor was dropping the ball on submitting my paperwork for completion. All in all, it’s a great program, but you have to stay ontop of your process.

    I tried that program in the San Francisco Bay Area. I didn't have the patience so I stopped using the program and did it on my own; of course with the help of others. Like my Mom & my bonus Dad letting me live with them to save money. But I hear it do work. They also have a program called the Habitat for Humanity. They will help you with becoming a home owner.

    I'm approved (NACA-qualified status), but I'm more jaded about it than I started out. I've lost a ton of time from the initial webinar and homes are pretty much doubled in price since then. My qualification was put off 6 months for an arbitrary reason I'll never agree with. I got real bad info about the buy-down process which was a rude awakening after finally getting approved. The only thing that has kept me in the program is not being in a time crunch due to a lease. Kinda just want to get whatever home I can get and be done with them for the most part.

    I went to a NACA workshop which was nice because I learned alot about budgeting, spending and saving. But once I tried to get started and realized all the hoops I had to jump through I said no. One thing you forgot to mention with NACA is that they only allow you to buy homes in certain areas (usually low income or poor neighborhoods) That’s what tore the deal for me. Like the majority of people who gave testimonies about NACA bought homes in sketchy cities. My husband and I attended the workshop in Feb but thank goodness we will be closing on a new construction home come October with a traditional bank.

    Interesting information, just yesterday I register for their 3 hour long webinar/ Homebuyers Workshop. It’s Ok that is a lengthy process. Patience is a good virtue to attain. So this NACA will help me with that too. Thanks for your information... I needed this.

    I tried to go through the NACA program. It's a very tedious process. I don't have the patience for it. But It has worked for a select few. If, you have the patience and willingness to volunteer your time, It could be beneficial.

    My husband and I bought an apartment in Jacksonville last April, the process took about 6 months there’s a lot of ins and outs and it’s very tricky the minimal discrepancy can cause the whole this to go south BUT if you’re organized it’s definitely worth the try

    I went through the whole process but ultimately decided to go another route. You need to be very organized and timely. I view it more for people who need someone to hold their hands and those who don’t have the best history of managing their finances. I also didn’t like the idea of being a “volunteer” for them on my own free time. My weekends belong to me.

      @@QueenKunta It was about 10 years ago so honestly don’t remember. It wasn’t a lot though. I think maybe a couple weekends a year. The other bigger issue was that it limits the pool of sellers since they too had to go through some convoluted hoops.

      Stefano, yes I agree NACA was hand holding. My realtor told me about NACA. Went to one of their program meeting to see what they had to say. I was not with the managing my pocket book...lol or holding my hand nosey they were...but I live in Georgia I went through another program called Georgia Dream its a housing program. They help with Down payment & Closing cost assistance with qualifications of course. All you would have to do is stay in the property you find for 5 years and the interest on that which is probably 20% down you don't won't have to pay back that back. It maybe $15,000 down-payment and say $ goes towards the closing cost. You will just need to get approved for the mortgage loan through a mortgage bank lender or your bank of the home you want say $180000 whatever ever amount. The mortgage lender and Georgia Dream will work together as well as yourself. I went through it and it was not a long process. I live in a 2 bedroom Townhouse now almost 3 years I recommend this program if you live in Georgia
