    NACA is the real deal. I bought my home through NACA 17 years ago. The process takes awhile (1 yr. process for me) but it's worth it. I have a 2 story, 4 bedroom 3 bath single family in a suburb neighborhood. California Bay Area...My husband and I moved in 100% DEBT FREE.....It took 1 year for us to payoff ALL of our debt.

      U can get a house here in the bay? Doesnt the naca loan have a limit of 720k or somethin ? If u can get back to me much appreciated

      @@Enigma_408 17 years ago the Homes in the Bay Area were not this expensive. Depending on the size home you want to purchase, have you considered Bay Point, Antioch, Pittsburg, Oakley or Brentwood all have suburban neighborhoods as well. If you have children the best school Districts are Pittsburg and Oakley. The homes in Oakley are the cheapest because it's an extremely small but family oriented city. I was looking to purchase a second home in Oakley and asked why the homes were cheaper than Brentwood.

    Let me tell yall it is worth it. I brought a 1 family my fiancée brought a 3 family (which ppl thought was werid because we brought 2 separate homes before we turned 30) now look at us. Our 3 family pays for both homes! God is good. Our friend just closed on a home with NACA. My mom 50 years old i basically forced her lol now she's getting a house! God is good please people do it

    Bought my first house through NACA. I was taught how to budget. I parlayed this information. Went out and got my first home. Several years later, I sold my home at 4 times the cost. Bought another home. My experience with NACA was life changing.

    I'm at the beginning of the process with purchasing my home with the NACA program, I plan on getting a 4unit property or better, the Goal is to never have to pay rent again and be able to invest in my career as a singer-songwriter, and advance to a mainstream level of a triple threat performer, Mark my words hold me accountable for achieving my dreams with this comment CZcams family.     🙌 I am truly a NACA witness! I purchased my 2nd home (with a 1.8 %) through the NACA program. Even after I had a reprocess ion & bankruptcy after my divorce.NACA has been truly a blessing and I was allowed to guide someone else to purchase their house through the NACA program as well.

    Well Naca did me great I bought my home back in 2011 and my interest rate is 0.87%…. I have a brand new home built. It’s not a game. Right now I’m sitting pretty.

    NACA is the real deal! I closed in February 2021 on a 3 bdrm, 2 1/2 bath, 2 story home with a 1.375% interest rate after doing buy down. I never have to refinance. Next year, I'm going to invest some of my equity into some rental properties.

    All very true I was a mortgage loan officer for NACA in Cleveland oh. My mom also worked for them and bought a house in 3 months from start to finish. It can happen fast if your on your documents

    Even though we did not go through NACA in the end, I really appreciate my NACA loan officer diligent efforts of promoting the multi-family game. I wasn’t ready. Now, I am practically demanding that my young adults leverage NACA to realize financial freedom.

      @@J972Mthe process now isn't much different. You need a 680 credit score. You should have at least 15-20k in savings liquid. This proves you can handle a financial emergency. You need to be able to prove income. W2's income tax returns, pay stubs. If you are self employed my advice is file as an S Corp, and pay yourself through payroll like a W2 employee. Your credit should be commendable. Meaning no current delinquencies, charge offs, or collections.
      Outside of that, it a matter of patience and going along with their requests, and system. It will take a while, so buckle up and enjoy the ride.

      @@kamaria07 I had credit related things to clear up w my student loans so my process was a bit longer (about a year) but when it was all said and done …my credit score improved, my expenses were limited, my savings were on point and I even bought down my interest rate to 2.5%. I was prepared to be a successful homeowner. It’s been close to 3 years ☺️

    I’m currently under contract for a home with NACA and it has truly been a blessing for me as a young person with one income. Definitely a trying process but with patience and dedication it has truly been a learning experience for me as a first time homebuyer.

      @@sophycarter6747 they give you the mandatory required funds amount based on your income and target mortgage amount so it differs from person to person. But they want you to have 2-3 months of mortgage payments saved

    Love Andre's gem! Great advice regarding NACA. It requires time and patience. If you have neither, then NACA is not the program foe you.

    NACA is an amazing first time home buyers program. I would recommend this program to everyone. The NACA councilors are very knowledgeable. they help you with all of the steps of getting approved for your first mortgage! They will help you maintain a budget so you know exactly what you can afford to pay for a house. The work is tedious to become NACA qualified but is definitely worth it!

    What people need to understand is he said that he bought his rate down to 0.8 for 40k... that is not typical for someone trying to buy their first home. Unless you plan on staying in that home forever and never refinancing go for it but if you will eventually want to do a cash out refi you are better off taking a higher rate and putting that money toward your balance.
    What would you rather do put 40k toward your balance or just give 40k to the bank and lose out later????

    Was able to go through the homebuyer's workshop and first consultation. Without a doubt, the program takes a lot of due diligence and documentation but the program is well organized. Staying connected with your counselor and following up with them constantly will ensure a smoother process.

    For the most part, he is dropping jewels it took me two years to learn. One extra tip is get an LLC on day one… (for multifamily landlords) so in a year or two you can start applying for business credit (after you follow a few other steps… search CZcams videos). I didn’t get an LLC until a year and a half in. They don’t count that time… they count when you got your LLC.

What I’m saying is if you have a multifamily that you purchased through them, you can start an LLC… that has nothing to do with NACA. We’re not talking about how you purchase the property but how you manage the business aspect of multifamily real estate investing. I’m not an attorney or accountant. Research what’s best for you. Hope this helps.

    That is why getting some kind of warranty is so important. A lot of times electric and water companies will offer warranties that you can purchase protection plans that cover the interior and exterior pipes. You can also protect your electrical lines inside and the outside of the home. It is so worth it and you can write it off as a business expense every year. #FACTS

      Ok so follow up: we have started the NACA program in Los Angeles. We’re making sure we update our newest bank statements and everything as it comes. So very excited. I also have told all my siblings and clients that don’t own a home about the program.

    You can't use this naca program to buy an investment property, or a 2nd home for yourself. If you own other properties, naca isn't for you. You can absolutely buy 2 or 3 unit condos/duplexes, live in one of them, and rent out the rest. It sounds like a great program for first time homebuyers.

    I’m going through the NACA program now with my family. I’m telling you the process has been extremely tedious. You can’t beat the interest rate and no money down. But it comes at a cost. You are required to have 6 month reserves for multi family properties. And they aren’t the easiest to access when you need an immediate question answered. I really think it depends on what state you live in as well. Because in CA, the areas that are qualifying are not the best neighborhoods. They are really working to revitalize the community. So, you have to be patient.

    You can have negatives on your credit and even an eviction. They may ask for explanations. Ask your counselor for more information. It just depends.

    Another major factor that NACA considers is payment history.. I recently worked there.. your payment history over the past year held more weight than your actual credit scores. The process is certainly tedious, but with today’s interest rates, I would certainly suggest their program. The interest rates are always lower than the market.

    I’ve been working with Naca for over 2years 😩😩most frustrating experience ever!! Also my counselor stated that $14,000 is needed for a quadplex so it’s not free.

      That money doesn’t go to NACA. They want you to hold it in an account for YOURSELF for building repairs and maintenance. They don’t want you to become a multi family property owner who has to go into foreclosure because you don’t have enough money for repairs and maintenance on your building.

      So, it took me about that amount of time. Preapproval was very speedy because I was well-qualified. However, changes in their policies made me have to change up my game plan a bit. BUT, it did not cost me any extra money just because it was a triplex. The $14,000 is likely the reserve money you need to have on hand. That’s what would be required anywhere else. It’s worth it. Figure it out and get it. If you have a 401k, you can use that as your reserve money. At the time I did it, they were saying it must be liquid. But, they ultimately changed that rule… so the money sitting in the 401k qualifies. You could get some money gifted that sits in your bank account to qualify for the reserves. What you do with it after closing is up to you. There were some minor fees.. but it was so little… I can’t even remember. It was nowhere near thousands.

      Also… you do have to put up earnest money… just to show you are serious. Each market is different. I only had to give $1,000 in STL

    @ 40:35 ... there isn’t a minimum Credit Score when using the NACA Program. It is Character Based Lending.

    In 2013 NACA did not help me save my house I sat for 4 hours applying and NACA Turned me down. fast ward 2022 I’m good.

      I had the same experience My counselor in Raleigh canceled my second appointment because she was not going to be in and never called us or replied to our emails . Luckily we use that money she told us to save every month and got us a house

      It is best if you use a NACA in house agent that work with NACA clients only. You can use an outside referral agent anytime you want though. Everyone in this video was great!!!! I believe the realtor on the second part of the video is what we calm a referral agent that works with everyone!! But she has a ton of experience working with clients using NACA.

    I bought a home through NACA 2yrs ago. I was blessed to pay it off quickly as the group had me safe alot during the long process. When I asked about them removing the lien I got into so much trouble. Most of women at NACA are super rude and will literally insult you for a genuine question. They would keep telling you "you could have asked us" but isn't that what I did?

      They didn't like it that I paid it off before 5yrs are over. It got nasty quickly. I was accused of mis using the system. That I had bought home to make money of. Any genuine question I asked was rudely handled.
