    NACA is the truth! My fiancé and I are under contract for a new construction townhome in a highly appreciating area in Houston, TX scheduled to close in September with an interest rate of 1.875! Going through NACA can be a patient process but it is a strong program. You do have to do your due diligence and keep your file updated, follow your action plan set by your counselor, educate yourself on the process and ask questions if you are unsure or need support. Our counselor is amazing and we’ll forever be grateful for NACA!

    Thanks for featuring a success story. NACA catches a lot of flack and deservedly so but if you stick with it you will be thankful you did. Just the NO down payment ( NO PMI) and NO closing cost and BELOW Market Interest rate speaks volumes in spite of the many trials you go through frankly due to its ever increasing popularity. And for the records I am also going through the program.

    I've never heard of NACA until today thanks to your video about the new no money down, no pmi, no closing cost program BOA is offering. I live in MI(soon to be IN)I dont qualify for the new program but my husband and I are really considering the NACA program. We've had such a hard time trying ro purchase a home this year(we applied for our first loan on valentine's day this year)but we're excited about this NACA program now!

    So I was reading on the NACA website about Mortgage Shock..which is what this gentleman was referring to as far as showing how you can save...according to the site, the mortgage shock is that you can save the difference of what you're currently paying in rent and what your mortgage payment will be. My son has bought his home with the NACA program and I could never understand what he meant when he would mention Mortgage Shock, but now I know! I am also a member with NACA and have my appointment in October 2021..so I'm ready!!!

    I bought my home in 2015 with 4.25 interests conventional loan because my credit score was low 650 . Then I refinance my home in 2020 with a low interest rates by that time my credit score was 850 2.50 interest

      The last Georgia Dream I did was in December. They increased the amount to 7500 for everyone and 10K for public service. However, you are correct it is hard to get one accepted if the house has multiple offers. I'll try to find one😀, I'm sure they are still closing loans just fewer.

    I am so happy for you. Now I am confident I will have my house with NACA soon. I have an appointment with my counselor at the beginning of September for a $400k approval. My payment shock is $1100which is the difference between my rent and the new mortgage. I have to put the money at the bank each month. I could have been approved the same day with my counselor for a lesser amount, however, in order for me to be approved for a hire loan I have to wait to be 1 year at my second job. I can't wait for that to happen.

    Great video. I recently applied with a lending company and was pre-approved for 75k through the "traditional" way (i guess) which is not a lot so already have my first webinar with NACA. I'm not giving up, I feel confused about The process with the Loan officer hence she only sent me an email saying you were pre-approved for 75k and that's not enough in this market so basically sorry for the bad news.. No follow up, no other options. That was the last time I heard from her, didn't even get a call. Maybe that's the way is done nowadays. I live in Georgia so I'm going to give NACA a try. I am not giving up ☺️. I will keep y'all updated.

      Don't give up, it is frustrating for real, especially when you get pre-approval find a house, sign a contract, pay my down payment, inspection and appraisal then I was told. I didn't secure the loan. Just imagine how I am feeling. That's what happened to me. Now am going to try NACA. So, please don't give up my sister. I Know it's feel easier, but joy coming in the morning 🌞🌄🌅🌄.

    I am having worst experience of my life with NACA. My mortgage counselor lied to me for 3 months saying my file was being submitted when it wasn’t. Appointments were being set to meet with a mortgage counselor and they were no call no show. They want you to continue paying for credits checks but not giving you much service. Starting to feel like a money grab 🤔

      When you close they reimburse you all the money you spent on credit checks, not matter how long you've been paying for it. Just keep emailing and calling.

    Hi Shaheedah! Question, when a buyer is going through the NACA process; is the buyers home search still through a traditional MLS system? Is the home search pool fair game for NACA and non NACA folks?

      Yes, traditional MLS. Yes, NACA is open to all listed homes but you will be at a disadvantages if sellers don't want to choose a NACA buyer.

      There is no minimum credit score with NACA but they will look on your credit report and make you clean it up before approval.

    Hi Shaeedah! I'm wondering if you can clarify on the NACA lien. If I won the home for a few years and to refinance, is it still a NACA loan or does it then become a loan owned by the bank I refinance with? Does the lien stay with the home after I refinance? Trying to understand. Thank you in advance.

      The lien NACA places on the home to enforce the owner occupancy requirement lasts as long as you have the NACA loan. You will need to specifically request a lien release if you wish to sell the home. Why would you refinance a NACA loan...but I think they may have their own refinance options.

    Question about student loans being in an administrative deferment because of Covid, I don't have a payment schedule yet. Wondering should I put myself on a deferment schedule or get a mortgage from a lender to show how much my payments would be? I spoke with student loan representative and he told me to wait until Sept. 2021 and just get a letter from student loans showing what the payment would be. Kinda don't know what to do about it.

      They will count the payments even on the admin forbearance, it depends on the loan type if they will use 1% or your actual payment. You may want to get pre-approved to see where you stand.

      You’d be paying for the full cost of the mortgage unless you get some sort of assistance or gift for a deposit.

      I'm in NY and currently working with #NACA. I participated in intial workshop in November 2020. I was assigned a web-file ID and immediately started uploading my documents. My next appointment was 4/17/21. My action plan was to simply keep uploading my pay stubs to my file. My next appointment is 5/19/21. I'm hoping to hear that I am NACA approved! My advice is to read the instructions booklet on their website. Watch as many CZcams videos about NACA. This is one of the first channels I can across. Very informative 👏🏾

He just went back to work after being laid off near the start of the pandemic and I’ll have been at my job 2 years in February.       I think that would vary person to person as to what’s affordable from person to person. You’d have to use a mortgage calculator and work your numbers to see if that’s something affordable for you.

    How do you qualify for your rental property home equity with good credit and a low paying job. Renters cover rent now and would cover the rent with refinance cash out?

      The lien only goes into effect if you rent the property and you’re not longer the primary resident.

      I think most are 30 year mortages but you may be able to do a 15 year. The interest rate is fixed.

      NACA has an owner occupancy requirement for the life of the loan. That actually is the purpose of the soft lien. It is meant to enforce that requirement. Also, if you purchase a multi-family home through NACA, you must live in one of the units while you rent the other(s) out as well.

      Yes you are still required to volunteer but all the volunteer opportunities are virtual.

      Yes, They require 5 volunteer activity every year, even after you close. However, they do not check it. Unless you run into issues paying your mortgage, If you need their assistance/services then they will check.

      It varies, I've heard at quick as 2 months or up to the year. It really depends on your counselor and where you are financially when you begin.
